Just returned from Las Vegas and man I wish developers looking at Nashville would take a look at some of the architectural design of the newer strip hotels, specifically the Aria (stayed there and it is absolutely wonderful), the Mandarin, and the Vdara. Granted, I don't expect developers to build on the scale of these properties, but there are elements to all three that are just beautiful modern architecture. I wish the Omni had done something similar to the Aria design. It would have been such a compliment to the MCC.

I also hope that a developer will look to develop a true residential/hotel/shopping/entertainment/dinning development downtown or the Gulch. And, when I say shopping I mean mall like shopping with upscale stores. Nashville needs to increase the spending of tourist in downtown and offer more than boot/western wear. By upgrading the shopping offerings you also attract more tourist with greater spending potential. Even country music lovers love high end shopping. Convention goers will certainly enjoy having shopping nearby. Imagine a downtown Nashville with a fashion center that becomes the 5th Ave of the Mid-South.

The NIMBY'S lawsuit has been thrown out, and Southern Land Co. is moving forward. The Nashville Post is reporting a late-spring or early-summer groundbreaking for this project. It is however scaled down to 16 stories from the proposed 22 floors.

Southern Land eyes early summer groundbreaking for Green Hills project
http://nashvillepost.com/news/2014/1..._hills_project
Quote:
Southern Land Co. remains on track for a late-spring or early-summer groundbreaking on its 16-story mixed-use project in Green Hills, according to company Vice President Michael McNally.
Quote:
The company last week withdrew with the Metro Planning Department plans for a 22-story building, creating what McNally said may have been some confusion.

“We are not scrapping the 16-story plan,” McNally told the Post. “We are working on designing the 16-story mixed-use project and hope to submit that site plan for approval in the next four to six weeks.

“As we announced in November, because of the opposition to the 22-story plan, we met with Green Hills community members many times,” he added. “We stopped and listened to community concerns and then reduced the design of the building to 16 stories. The [recent] withdrawal of the 22-story plan was a formality.”
Quote:
Some Green Hills residents and businesses, concerned about the 22-story height, spurred the Green Hills Neighborhood Association to file a lawsuit last November against the Metro Planning Department. The suit has since been dismissed.

If Metro Planning approves the soon-to-be submitted site plan, Southern Land can then design the building in more detail, McNally said.

Southern Land is still working on plans to make improvements to the T-intersection of Hillsboro and Richard Jones roads, on which the southeast corner he project will sit. The company is working with the Tennessee Department of Transportation and the Metro Public Works Department on that effort.

Another step forward for the 36-41 story "Sheet Music" tower project. (renders below)

Tony Giarratana has aquired more land and says he's talking with three potential tenants for the proposed tower.

Giarratana assembles more land at future Sheet Music site
"Developer says he's talking with three potential tenants for proposed tower"

Quote:
Premier Parking has acquired a downtown parking lot south of Broadway for $1.8 million, a move that helps co-owner developer Tony Giarratana assemble more land for future development.

The Nashville-based parking lot operator bought the property at the corner of Demonbreun and Almond streets from Ridgefield Properties, a long-time business partner of Giarratana. Premier already owned most of the one-acre block where Giarratana is pursuing options for development, including Sheet Music, a 36-story mixed-use tower expected to have more than 600,000 square feet of space.
Quote:
Giarratana said he has three proposals out to companies not currently in Davidson County that could anchor the planned tower. “If we land an anchor tenant, we will need to move quickly to accommodate their occupancy time frame,” he said. Alternatively, the site could accommodate a hotel, residential or mixed-used project, for instance, if a credit-worthy tenant isn’t secured.

The overall one-acre rectangular development site is bounded on the north by Demonbreun, on the west by 4th Avenue South , the east by Almond and the south by Molloy St. It includes the former 12,000-square-foot location of Music City Coins at 200 Fourth Ave. S. which was leased by Premier on Jan. 1. Giarranta has an option to buy that property at a later time.
Quote:
The former coin shop will be demolished after approval is obtained from Metro later this month, Giarratana said. Premier will operate the entire site as a parking lot until the start of construction.

“With this lease and this option we now have completed the assemblage of this premier SoBro block, something we’ve been trying to do for eight years,” Giarratana, who co-owns Premier with that parking company’s President Ryan Chapman said, referring to the deal for the coin shop site.

Forbes: Nashville among most popular cities for millennials
http://www.bizjournals.com/nashville...t-popular.html
Quote:
Nashville is among the top cities in the United States when it comes to attracting millennials.

Forbes recently asked demographer Wendell Cox to crunch data showing which cities were attracting the most millennials. To do this, Cox tracked the metro areas where Americans who were 15 to 29 years old in 2007 moved to by 2012, when they were 20 to 34.

Cox found that Nashville's young-adult population grew by 13.1 percent between 2007 and 2012, making it No. 10 in the country. San Francisco topped the list. A slideshow of the complete Top 10 is available here.http://realestate.msn.com/10-most-po...-millennials#2

Tony G certainly knows how to keep himself busy. The design is pretty solid IMO, nothing to go out of your way to brag about, but solid. The fact that the project will include 238 apartment units, ground level retail, some parking, and it replaces a gas station is an all around win.

Blown away lately by how much Tony G. has going on. This is one busy man for sure. As for the tower, no complaints out of me really...and as Ark said, it replaces a gas station so this is full of win.

Wow...more ticket sales than Madison Square Garden! Now that's saying something. Granted, NYC has many, many more venues than Nashville, so events aren't quite as concentrated, but still, that's impressive.

Developer of planned Gulch-area building crafting site plan
http://nashvillepost.com/blogs/postb...ting_site_plan

Quote:
The developer of a residential building proposed to be located near the Music Row Roundabout is finalizing a site plan to submit to the Metro Planning Department, according to the department.

Charlotte, N.C.-based Crescent Communities is planning a 280-unit apartment and retail building to be located on multiple Division Street parcels west of the inner-interstate loop and between The Gulch and the Music Row Roundabout. The parcels are in the 1300 block of Division, on which some nondescript buildings not sit and would need razing.

Last week, the Metro Planning Commission, on the recommendation of the department’s staff, approved by a 9-0 vote and with conditions, a modification to the Music Row Urban Design Overlay that would allow the six-story building to rise about 76 feet.

The UDO had allowed a building of no more than 65 feet tall. The modified UDO will allow the building, if constructed, to rise an additional 10.75 feet.

The 23 story luxury high-rise residential tower under construction in the Gulch now has an official name (Twelve Twelve), and there is more talk about it possibly opening as a condo tower.

Also, it is reported that the developer Ray Hensler has millions worth of reservations. This thing is probably going to fill up pretty quickly and definitely helps the case for other developers looking to develop similar types of towers downtown.

North Gulch redevelopment effort moves forward
http://nashvillepost.com/blogs/postb..._moves_forward

North Charlotte Avenue Holdings LLC is seeking from Metro final plat approval to create five lots on various properties located within the 21.9-acre North Gulch site it plans to redevelop.

The Metro Planning Commission will vote on the request, filed Thursday by Barge Waggoner Sumner & Cannon Inc., on Feb. 27. The lots are located along 11th Avenue North, Jo Johnston Avenue, George L. Davis Boulevard, Nelson Merry Street, Gay Street, Shankland Street and Charlotte Avenue.

Northwestern Mutual Real Estate Investment and Boyle Investment Co. created North Charlotte Avenue Holdings for the redevelopment effort. The team has cleared the massive site of various nondescript buildings after assembling up to 30 parcels.

The mixed-use project, a start date for which has yet to be announced, is expected to include residential, office, retail and hotel buildings. Franklin-based Kiser Vogrin Design is crafting a master plan for the site.

Relatedly, HCA intends to have its Sarah Cannon Research Institute and Parallon headquarters located on 10.8 adjoining acres.

IIRC, MSG was ahead of us until Barclay's opened (and I suppose Barclay's jumped MSG because it has more open nights as of now, and is closer to a larger portion of NYC's population).

But it does say a lot about what the arena has been able to do. Preds management has been very aggressive with booking events...not just concerts, but sports (hosting the SEC Tourney and Women's Final Four, NCAA Men's Tourney, and a number of individual college matchups).

Looking at the top 10 of the list...New York, Chicago, Los Angeles...several 5 million+ metros...and Nashville and KC. I think arena location has a lot to do with that. Not only downtown, but in a fun area of it.

A spring groundbreaking looms for a long-planned large-scaled mixed-use project slated for a prime Midtown site.

Buckingham Cos. is planning to prep the site — located at the point at which Broadway, Division Street and 21st Avenue South converge — in April, according to sources.

Construction should start in May or June, the sources said. Crain Construction will be the general contractor jointly with Buckingham Cos.

Relatedly, utility relocation will begin soon, the sources said. The Wendy’s located at 206 21st Ave. S. and within the project’s footprint recently closed.

To front Division Street, the 17-story, 598,480-square-foot building will offer hotel, residential, office, restaurant and retail spaces. Its price tag is an estimated $120 million.

Ground breaks on 12South project

Paul McRedmond, owner of the lot at the northeast corner of 12th Avenue and Montrose, is developing the residential/retail project. The site is located two blocks south of 12South Flats, the Southeast Venture and H.G. Hill Realty project that represents the most recent new infill construction in the popular district.

The McRedmond project, to be located at 2516 12th Ave. S., has been designed by Nashville-based Sharon Pigott Architect. Hannah Constructors, also Nashville based, is the general contractor for the project.

The building, called 12 South Center, will offer retail spaces on the first floor, one apartment on the first floor and 16 apartments on floors two and three.

The permit documents show the project will include two five-story buildings, two four-story buildings and a six-story parking garage with 414 spaces.

Thanks for posting this here, mirydi. The first half of the year should be fun with groundbreakings for SoBro, the Buckingham, and the various smaller residential projects.

Thanks guy's...

It was a ton of work to copy, paste, and clean up some of it (resize images and what not), but I couldn't have done it without Ron (smeagols) actually taking the time to put the list together. He puts in A LOT of time compiling all this stuff and keeping track of it, so he deserves most of the credit.

It's kinda funny cause over on SSC I could have copied/pasted all this with one click, but here you have to do each line/image seperately...Ugh! Makes it much more difficult and tideous to do. Anyway's I just wanted to do it cause I haven't seen a list compiled here for quite sometime (if ever) other than the larger projects on the first page, and Ron posted this over on SSC yesterday so I just thought I'd share with you guy's here as well.

Ron say's the list is pretty up-to-date, but I still feel like there is a few things missing that I can't think of now. It is pretty incredible when you see it all put together like that and really puts things into perspective on just how much is going on in Nashville. I can't wait to see all the new projects announced for 2014 to add to the list, as well as a bunch of the projects on the proposed list that are about to kick off. It's gonna be an exciting year for sure!
