Reminds me of some people in West Loop who think that West Loop is too overbuilt even though there are vacant lots still and underutilized 1 story buildings. Though they probably have more of a point than this group - but that's not saying much.

And they are likely looking at the chunk of blocks to their north as something to emulate, given the property values there; all the blocks within Foster-Clark-Bryn Mawr-Broadway are RS-3, whereas the area in question south of Foster is mainly RT-4.

Zoning is too blunt of a tool to block overgrown condos, but I don't know what else there is to work with given the way that builders build for the market. Maybe they're thinking that the land in that area isn't valuable enough for it to be sufficiently tantalizing to builders to tear down the existing stock and replace with an equivalent or less unit-dense property, so the downzoning staves that off. They're only buying time, though...

^ me likey. Is that 100% new or 1 level expansion on the top? A building like that should be on the corner of every major intersection in the city. As a minimum.

They gutted an existing (perfectly fine) building. I believe it was a rehab center and is converting to office space

The original building is 100 years old, but I guess the brick is trashed, because they covered it in stucco decades ago and the current developer was unable to remove it (despite showing brick in the renderings).

The top floor is new - these buildings were built for industrial use and heavy loads, so they often have extra structural capacity if they're just gonna be used for residential or office.

Great update Harry on the Flyover. Looks like they are making solid progress. Its going to have a huge impact when it finally opens.

Michael Reese Meeting

In October, our office will host a meeting regarding the Michael Reese Development. We have continued to work with the Michael Reese Advisory Council and the developer, GRIT, on creating a vision for the property that matches the desires and needs of the greater community at large. Much has been said regarding this property in recent weeks, as it was listed as a possible location for a casino in Chicago, which both the alderman and the advisory council oppose. The meeting will take place on October 8, from 6-8 P.M. at the Carruthers Center (700 E. Oakwood Boulevard).

I'm pretty sure this is old, but the alderwoman had it on her newsletter.

Looks awesome, but we still have The 78 (my preference), The River District, Lincoln Yards, and the south west loop to fill in before this gets built. NOT TO MENTION all of The West Loop.

HUGE affordable housing crisis here in Chicago. There's just nowhere for anyone who live and certainly not hundreds of acres of brownfield industrial land already zoned for super dense high-rise development...

There's only one site that will see the developers pay exactly $0 in taxes when they cash out, as long as they don't dawdle on their construction schedule. That's Michael Reese. They have a line out the door of people that want to put money into it.
