CDR Submissions for October are up. Although, nothing overly exciting this time except for 3.0 University Place, and some more mid/low rise apartment buildings.

I'm happy for the development, but why so much parking? Especially for the project near the El on York???


I also really like that one of these is a K-8 school. It looks like the city might actually be taking some good steps towards improving education.

THats been around for 5-8 years. There was a thread at one point, i believe it was deleted because it wasn’t going anywhere.

I always knew that there was a proposal, but that rendering looks relatively new. Hopefully it'll move along shortly?

I don't think it's still on so much as it's being included because it never "officially" died. The CCD has an agenda to make Philly look as good as possible, which means they want to include as many development proposals they reasonably can. Generally speaking I would not put much stock on the start dates listed in the CCD report.

I'm not putting much faith into dates like "2020" or "2021" but if they have a specific quarter or month of the year listed, I'd imagine it's pretty accurate.

Goldenberg Group selected to develop South Broad Street health center site.
Officials have tentatively selected a team involving the Goldenberg Group to buy and develop the South Broad Street site where a city-owned health center had operated for nearly 60 years.
The deal, which still requires City Council approval, would give the team near-complete control of a full city block in one of Philadelphia’s most active areas of real estate development.

The Spears own the parking lot that occupies most of the rest of the block, along with three rowhouse properties between the lot and 15th Street. Goldenberg’s holdings on the block include the now-closed World Communications Charter School building, just south of the health center.

Combining the medical center site with those existing holdings gives E-Z Park and Goldenberg a 2.5-acre development site, comprising most of the block bounded by Broad and 15th Streets, between Lombard and South Streets.
I thought that building was deemed historic?

I would like to see a tower rise between the 2 exisitng buildings, preserving them. Turn the parking lot into a park NE lot. Excuse the generic looking tower.

Yes, Health Center #1 is protected, but they can do an overbuild. Or alternately, I think consolidating the lots would give them additional height based on floor area ratio.
