...The SK Hart Family of Companies, the owners of Trolley Square, see creating a mixed-use center and appealing to Utah’s outdoors and fitness culture as keys to reviving the mall on 600 South and 700 East.
SK Hart had previously announced plans to build a residential component to the south of the existing Trolley Square facility. But those plans have evolved to now include the renovation of the current mall and a repositioning of its current retail mix. On Tuesday, April 17, the mall’s owners released Request for Proposals for a theater and food hall...

..The proposed food hall will be between 15,000 and 30,0000 square feet and will occupy the second floor of the south face of the main building on 600 South. The food hall would provide curated space for food vendors. Although the SK Hart is seeking RFPs for the food hall, they are already in negotiations with an interested group. The team also hopes to leverage spaces that can accommodate large outdoor dining areas to attract more small craft restaurants, bars and fast casual restaurants.
Beyond enhancing dining options, the team wants to bring back the movie theater that was closed when the mall was last renovated a decade ago. The mall’s owners are seeking proposals for a movie theater and sports entertainment center that would be built in relatively the same location as the previous theater.

In addition to permanent retail space, the developers are exploring small flexible retail pods that would occupy the second level area just west of the Google Fiber store. The retail pods would be between 75 and 300 square feet and would be reserved for artisans and crafters that would like to complement their online presence with a small physical space. Both the retail pods and the food hall would serve as incubator space for creative entrepreneurs...

Trolley Square owner/developer hopes to mimic the design of earlier area structures surrounding Trolley Sq.

...Inspired by the success of current tenants like Orange Theory Fitness and Core Power Yoga, the developers want to expand the mall’s health and fitness presence. Momentum Indoor Climbing will open an 11,000-square-foot fitness and climbing gym at the mall’s west side near the other fitness-oriented facilities. The gym will open in next eight to nine months.

Renovation of the mall will coincide with construction of the Trolley Square Apartments. Current plans for the residential component include a boutique hotel and up to 400 residential units that will be dispersed among five buildings on 600 South and 700 East...

Curb appeal of parkway brook running along front of massive structure -
We built the entire stream complex that runs the length of the south side of the LDS Conference Center, and integrated it with waterways in City Creek Park and the Brigham Young Historic Park. Based on the intended
feel of each of these properties, the appearance of the water feature changes. It begins in an environment of hard temple quarry granite and rustic wooden water wheels and progresses to rounded stones and gentle cascades.
Building this feature to run the entire block (east to west) on North Temple in downtown Salt Lake City required careful and copious cooperation with the city as we coordinated road closures, flaggers and more to get all the
rock and boulders delivered to what was a very wide, meandering job site.

SALT LAKE CITY — Years ago, when downtown Salt Lake City's future 2,500-seat theater was coming down to a vote, critics feared it would end in disaster: an unprofitable and underused stage that would dilute business for other theaters while still relying on a subsidy.

Fast forward seven years: Salt Lake City and Salt Lake County officials are thrilled — some even shocked — to see the George S. and Dolores Doré Eccles Theater's first-year revenues are booming, more than doubling budget projections.

In 2017, the first full year of operations, the theater was projected to return about $1.3 million in revenue after expenses. But it produced more than $2.6 million...

...Broadway revenue was projected at about $630,000 for 2017, but it actually produced 180 percent of that: $1.1 million, according to the budget.


"The theater has certainly outperformed any budgets we set," said Lia Summers, senior arts and culture adviser in the Salt Lake City Mayor's Office. "We're glad it's being well-visited."...

...Darrin Casper, Salt Lake County's deputy mayor of finance and chief financial officer, attributed the extra revenue to not only high box office sales, but also huge savings in utilities because the building was even more energy-efficient than expected...

...Utilities were projected to cost more than $700,000 for the year, but actual expenses turned out to be much lower: about $233,000. Both building operation and theater operation costs also came in under budget.

Casper, who helped draft the theater's financial projections when county and city leaders were debating whether to approve it, said "any fears I have had as a financial manager" for the theater's performance have disappeared.

"I am absolutely thrilled," he said. "It's exceeded our expectations. It's been remarkable and just a jewel for the community."

In fact, there was so much extra revenue in the first year, there was enough to fill the theater's $1 million operating reserves (in case the theater ever has a bad year) and the $850,000 reserve for long-term maintenance projects, Casper said...

Developers, Downington Place, want to build three attached townhomes on 0.28 acres at the southeast corner of the 1300 East and Downington Avenue intersection. The homes will be three stories with a garage on the ground floor, living space on the second and two bedrooms and a study on the third floor. The homes will be energy efficient with solar panels on the roof. The developers are requesting a zoning amendment to allow for the increased residential density in the predominantly single-family neighborhood. Additionally, the developers went through the planned development process to allow for reduced front yard setbacks...

TAG 500 Townhomes

Prolific missing-middle builder, TAG SLC, plans to build three attached single-family townhome development at the 1000 East block of 500 South in the East Central neighborhood. The project will replace a single-family detached home on 0.25 acres.

The home will be three stories with around 3,000 square of living space. Each home will have a two-car garage on the ground floor, living space on the second and bedrooms on the third. The second and third floors will have balconies. The northernmost unit will front 500 South. The two adjacent units will front a private street...

SALT LAKE CITY — Industrial leasing in Salt Lake County has topped 1 million square feet for the sixth consecutive quarter, a new report stated.

It is the longest run on record for the county, according to CBRE’s Q1 2018 MarketView. The report showed lease activity impacted by sustained increased development levels during the first three-month period of the year. Thus far, industrial developers have applied for 1.3 million square feet of speculative industrial permits and the initial phase of the Salt Lake City Port Global Logistics Center was also announced.

The new project is planned to be a 3,000-acre logistics park in the northwest quadrant of Salt Lake City with phase one slated to consist of 10 buildings totaling approximately 7.5 million square feet, said CBRE senior vice president Jeff Richards.

"Salt Lake’s industrial market has experienced remarkable growth in the recent past and it shows no signs of slowing down,” he said. “With the announcement of the Salt Lake City Port Global Logistics Center, the local industrial market has potential to increase in size by 39 percent in the future. This is just one example of the extraordinary momentum occurring in Utah’s industrial segment right now."...

SALT LAKE CITY — While the Beehive State can boast one of the most robust economies and housing markets in the country, that strength has created a challenging circumstance for young would-be homebuyers, a new report says.

According to California-based realtor.com, a combination of low housing inventory, escalating real estate prices and increasing demand have made San Jose, California; Seattle; Salt Lake City; Minneapolis; and Omaha, Nebraska, the toughest areas in the country for prospective millennial homebuyers this spring...

..."Especially in the last year, you look at the economy growing at about two times the pace of the U.S. average," he said. "The other part is the city itself is becoming a place where people actually want to put down roots. That's where we're seeing some of that millennial demand build up in the last 18 months."

He added that the area's lifestyle options are helping to make the city more attractive to the millennial population, something that should continue for the foreseeable future...

This is one of the most underrated cities in America. It's beautiful.

I love Denver, but in many respects, SLC is nicer.

They're both two of the hottest cities in the country, somewhat for the same reasons, and some for very different reasons. Admittedly, Salt Lake City just needs to get started on more high rises. Hopefully, this will be the breakthrough year for a long string of high rise proposals coming to fruition.

The area surrounding the intersection of 200 South and 300 West is continuing its evolution from a dead zone to a bridge between the downtown core and the Gateway District. Development partners, Clearwater Homes and Peg Development, are ready to expand their presence in the area with the PaperBox Lofts, a proposed mixed-use development for the 100 South block of 300 West.

The developers have submitted revised design plans to the city in preparation for a public hearing with the Salt Lake City Planning Commission for a Planned Development request.
The project will include three mixed-use buildings and a parking structure and will occupy the middle of the block with frontage on both 300 West and 400 West. The three mixed-use buildings will also front a pedestrian walkway, several plazas and a small through-street.

The buildings will have combined 183 residential units. The two largest buildings will occupy the south side of the development and will both be six-stories tall with 95 and 84 units respectively. The units will be a mix of studio, one and two-bedroom apartments. Both buildings will sit above a shared parking structure. The parking structure will include 214 parking stalls, 63 of which utilize the City Lift automated parking appliance.

A landscaped plaza will separate the two larger buildings and each building will also front street-facing plaza at the east and west ends of the property. The two buildings will have live/work walk-up units on the ground floor, but the building fronting 300 West will have one street-facing ground floor retail pad

A smaller building will be just north of the larger two buildings and will be three stories with four, two-bedroom units...

There are three apartment projects that will add over 600 residential units that are coming along just east of downtown Salt Lake City. Each project is in a different stage of construction. Of the three, the closest to completion is the Liberty BLVD which is now leasing. The Block 44 Apartments are now completely framed-out and exterior and interior finishing work is underway. Framing should start soon on the Morton as the parking structure is beginning to peak out of the ground.

...The 267 residential units are now leasing from $950 for an efficiency to up to $1,750 for a two-bed, two-bath apartment. Around 10 percent of the units will be reserved for people earning up to 80 percent of the Area Median Income (AM)...

Block 44 Apartments

Wright Development Group‘s Block 44 Apartments (formerly the 4th and 4th Apartments) is now completely framed-out now at the northwest corner of 400 South and 400 East and will be completed later this year. The seven-story project will have 213 residential units including four live/work units on the the first floor along 400 South.

The Morton, an eight-story apartment building on the east side of the 200 south block of 200 East, is actively under construction. The Morton is Seattle based-developer Timberlane Partners‘ first new build project in Salt Lake City. The apartments will sit in between a mortuary and an existing smaller-scale apartment building. The project will have 137 residential units with 1,400 square feet of ground-floor retail space.

With a revised feasibility study and potentially new branding, officials from the city, Downtown Alliance and GSBS Architects updated the Salt Lake City Council acting as the Board of Directors for the Redevelopment Agency of Salt Lake City (RDA) the status of a proposed year-round public market...

...Because the market would be a key anchor to the Station Center Project Area, the reports authors suggested that the city should consider rebranding the Station Center to the Salt Lake City Market District. The proposed district would include the Station Center parcels, but focus branding on the year-round market, the Winter and Summer Downtown Farmer’s Market and event space in the Rio Grande Depot...

...“I feel confident that this project will have some emotional resonance with people who would be willing to support it on a philanthropic basis,” said Mathis. “We won’t be looking at the RDA or the city as the only entity to help us make this project successful.
