The New York Stock Exchange used to both own and occupy 20 Broad St.. Several years ago it ground leased the property to Vornado, while still remaining a tenant at the building.

Residential condo units are difficult to sell in ground-leased properties because the building’s ownership eventually reverts back to the owner of the ground. Apartment buyers are wary of that arrangement because it means their units will not be theirs in perpetuity and the land may also become less valuable as the ground lease nears expiration.

But now that NYSE is leaving 20 Broad, Vornado could purchase the building outright from NYSE and pursue the conversion. Some say Vornado could tear the existing building down and erect a new residential tower in its place.

How to use the directory to find threads in less than 15 seconds:


1) Click the first post # and get the link. In this case, the link is: http://forum.skyscraperpage.com/show...51&postcount=1

Bookmark the link in red.

For Chrome:

1) For chrome, open a new tab, and bookmark the link to your browser tab (below where you type in a website)

2) Anytime you need to access it, just press the bookmark and do the steps below in "blue".

Steps to Find a thread Quickly:

A) Do Control + F

B) Type in keyword (Project name or just a part of it; helps if you forget the name. Even if you don't know the full name, doing these steps allows for quick access.

C) Press enter, and you will see words highlighted. Keep pressing enter until you find it.

D) Doing so will allow quick access, and its much better than wondering where a certain thread is in the sub forum pages. This eliminates not being able to find threads or saves a lot of time.

For Internet Explorer:

1) Same steps as chrome. Bookmark it, and you can even save the link on your desktop.

2) Repeat steps A - C

Note: The same thing could be done with the Texas directory.

Unfortunately, disgusting raw sewage dumps into the Gowanus canal during heavy rain. This is positively medieval. I thought they were trying to improve the area? Maybe start by reducing the odds of encountering human faeces??

The industrial no man’s land between Long Island City and Astoria has suddenly become a hotbed of hotel development, and now we can add another project to the list. Developer Talwinder Parmar wants to erect a 13-story hotel at 37-35 21st Street, between 37th and 38th Avenues.

New building applicants filed yesterday reveal that the building will have 96 rooms spread over 32,351 square feet of commercial space. The first floor will have a lobby and breakfast area, and the remaining 12 floors will hold eight rooms each.

The plans don’t call for any parking, contrary to zoning requirements. But the developer could choose to include a parking lot that isn’t on the permits.

Jamaica-based architect Manish Savani will be responsible for the design, and developer Talwinder Parmar is doing business under an LLC based in Glen Oaks, Queens.

The 6,500-square-foot property last changed hands for $2,900,000 in April. A scrap metal business and a single-story warehouse currently occupies the lot, and demolition applications have already been filed to take it down.

New building applications filed this morning call for a 163-foot-tall building with a school and apartments. The project will rise on a low-slung block between 35th Avenue and Northern Boulevard, and the developer plans to raze several small homes to make way for the 66,762-square-foot building.

The school will take up 11,800 square feet of space on the first floor and a mezzanine. There will be 57 apartments, beginning on the second floor, and each story will have host five units until the 13th through 15th floors, which will have two large triplexes. They’ll be divided across 54,962 square feet of residential space, and average units will offer 964 square feet. With units this large, we’re expecting condos.

A parking garage in the cellar will include 24 spaces, and a surface parking lot will offer another 10 spots. The development will also have 31 bike storage spaces and private roof decks for the penthouse triplexes.

The developer, Flushing-based W&L Group Construction, has cobbled together a development site out of six four-family homes. Each one sits on a 27.5-foot-wide lot, but the full assemblage spans 16,250 square feet.
