Good news for Decatur. The intersection of 6th Avenue and The Beltline is really starting to draw attention.

Currently there is a Verizon Store under construction on the NW corner of the intersection. The other day, the city council approved incentives for an Olive Garden a block west of the intersection. And, currently a retailer/developer is looking at a plot of land that is about 3 blocks north of the same intersection (many believe it to be Kohls).

Anyways, pretty busy around Decatur. Wintzell's finally opened. The Pickwick Belle (based in The Shoals) is testing the waters around Decatur. So, things seem to be picking up and looking good. Construction is ongoing with the Calhoun/Athens State campus in downtown, so things seem to be going well.

A developer is meeting with the city council on Wednesday about potentially developing a property along 6th Ave, near the Beltline Road intersection.

There's a lot of speculation about what this development could be, but it's widely believed that it's a Kohls.

Additionally, at that same intersection, a Verizon store is under construction, and an Olive Garden is set to begin construction within a few months.

Decatur City Council will consider next month an incentives package of $2.7 Million to attract new shopping center near the NW corner of Beltline Road and 6th Ave.

The 80,000 sq ft center would be anchored by a 55,000 sq ft Kohls.

The developer of the center says that (while he would confirm no names) there are already two commitments (for the anchor and the second largest tenant).

The Decatur Industrial Board approved three projects w/ tax deals. All of these are at the Mallard Fox Industrial Park, where the United Launch Alliance (rocket team deal between Boeing and Lockheed).

1) Hexcel Corp. will add an acrylic fiber line at a cost of $100 Million. This expansion alone with contribute $278,000 in property taxes per year for Decatur City Schools, and $34,000 for Morgan County Schools. $462,000 in sales tax will be generated during construction, which will be shared between Decatur City, Morgan County, and Hartselle City Schools.

Also, the expansion will add 25 jobs to its current 150 workforce.

2) Ascend Performance Materials (formerly Solutia) will spend $28.8 Million on an expansion that will produce $156,000 in sales tax during construction for Decatur City, Morgan County, and Hartselle City Schools. In addition, it will produce $488,000 in property taxes for area schools over 10 years.

This will add 10 jobs to its current ~400 workforce.

3) Independence Tube is rebuilding it's plant that was destroyed during an EF 5 tornado that clipped the NW corner of Morgan County. At a cost of $33.5 Million. The company expects to retain all 76 employees.

In total these three projects will generate $5.6 Million in taxes for local school systems over 10 years.

In other news the Decatur City Council will vote on the previously mentioned shopping center near US 31/AL 67 (6th Ave/Beltline Rd) on July 11th.

The city approved a maximum of $2.7 Million in tax refund to fund necessary infrastructure and site prep. If the developer (based in Birmingham, btw) decided to expand the center by added between 20,000 and 30,000 sq ft, the tax refund cap would increase to $3.5 Million.

This shopping center is predicted to provide 200 full time jobs and $2.03 Million in sales tax revenue and $1.5 Million for schools over 10 years.

Again, the anchor of this shopping center is expected to be Kohls, who is currently constructing a second Tennessee Valley location in Jones Valley, in Huntsville. They also own a store in Madison, along US 72.

No one really knows. Everyone's been quite secretive about it. I'm hoping that since the Governor is coming up here to announce it himself, it's something important.

NASA Deal Could Bring Jobs to Decatur

This isn't the project that is mentioned above, btw.

An agreement has been made for ULA (United Launch Alliance; a joint venture between Boeing and Lockheed Martin), which is located in Decatur, to give NASA detailed plans about using Atlas V rockets for human space travel to the International Space Station.

PolyPlex to Build $187 plant

A company called Polyplex will construct a $187 Million plant at the Mallard Fox Creek Industrial Park in Decatur. The plant will employ over 150 people making an average of $48,000 a year.

Eventually, the company plans to add a second production line. By 2015, another 50 jobs will be added and the average wages would rise to $51,000.

Additionally, the Indian company plans to move its US headquarters from Dallas to Decatur once the plant is completed.

SO, here's the run down. I have a lot to report. At least 8 developments have been announced for one intersection (6th Ave (US 31) (North-South)/Beltline Road (AL 67) (East-West)

Here's what it looks like:

This is from Decatur Development Blog's development map. Made by me.

Red means "Expected; awaiting construction"
Blue means "Completed"
Purple means "Proposed"

1) Shopping center, supposedly anchored by Kohl's (they haven't released the anchor yet, but it's generally believed to be Kohl's). 80,000 to 110,000 sqft.

2) Olive Garden: Currently occupied by Lynn Layton Cadillac. Lynn Layton Cadillac will move across 6th Ave (US 31) (the large road that runs north south). After Cadillac moves across 6th Ave, three takes place.

3) Lynn Layton Nissan and Cadillac move in together. Nissan will be remodeled once Cadillac moves over.

4) Kroger intends to build a fuel center in front of it's building. At this moment, we don't know where on that property it will be built.

5) New tenants have been announced for the Crossings of Decatur (anchored by Target) as:
- Moe's Southwest Grill
- Gigi's Cupcakes
- Shoe Show
- The Childrens' Place

6) Bender's Gym: A 33,000 sqft, $3.5 Million facility.

There's also another development that I neglected to label on the map. The orange box immediately to the right of #2 (Olive Garden) is a Verizon Store that is currently under construction.

7) This is some proposed development spot. They didn't really say anything about anyone looking at, simply that it was "prime real estate."

There's a get together tomorrow for an announcement of a development just north of Decatur in Limestone County. It's at the robotics park, and sounds like it's going to be pretty big. It's expected to use land next to the former Delphi plant, but I'm hoping that plans include the Delphi plant as well...

I'll try and report back.

Oh, sorry I didn't report back.

A new steel plant was announced. Something like 125 jobs, a few hundred million dollars investment. Right next to the Delphi plant. They won't actually make steel, instead they'll receive blocks of it, then melt it and re-form it.

Quote:
DECATUR, Alabama - Calhoun Community College, in partnership with Huntsville-based PeopleTec, has been awarded a five-year, $18,833,652 contract from the U.S. Army Space and Missile Defense Command to fund the Adaptive Robotics Technology for Space, Air and Missiles (ART-SAM) program. Funding for the project's first year will be $2,717,990.

According to Calhoun and PeopleTec officials, the program will be developed in the recently opened Alabama Robotics Technology Park Phase II facility, adjacent to Calhoun's Decatur campus.

"This program represents a unique collaboration among government, academia, and industry to promote a robotics and unmanned systems testbed environment that will offer cutting-edge robotics enhancements in support of the Nation's warfighters," commented Calhoun President Marilyn Beck. "We are excited about this partnership with PeopleTec and are also pleased to announce today that the company will be the very first tenant to move into Phase II of the RTP."

PeopleTec, a woman-owned small business, provides engineering, programmatic, modeling and simulation, and IT solutions to Department of Defense, Missile Defense Agency and commercial customers.

"The ART-SAM program is a significant opportunity to provide mission critical support to enhance our Nation's unmanned aerial and ground-based robotics technology capabilities," said PeopleTec President Doug Scalf. "PeopleTec is excited to be partnering with Calhoun on this venture, and we look forward to supporting SMDC and its customers through this innovative collaboration."

The park's second phase is a 35,000-square-foot, $8.3 million building featuring a test facility for companies currently in the robotics manufacturing industry.

The building will be used for the research, development and testing of leading edge robotics used for military projects, space exploration and other applications.

When complete, the park will include three training facilities each targeted to a specific industry need.

Mellow Mushroom Coming To Downtown Decatur

LINK

This is great news. The restaurant will be at the corner of 2nd Ave and Moulton St in downtown, in a new building too. This coupled with the streetscaping project and fine arts college being constructed just a block away should be a very successful venture. To be specific, the corner it will be built on is the NE corner at that intersection.

I'm so excited! Especially since the decided to put it in downtown.

It really is. They couple that owns the franchise initially wanted to build the first Mellow Mushroom in the Valley over on the Beltline next to the mall, but some other people bought up the space. So, they couple decided to build their franchise at Providence. But, the couple apparently still really wanted to do one in Decatur, so they brought the corporate folks over and won them over with the activity that's going on along 2nd Ave.

Definitely says a lot about the choices that the city has made regarding downtown.

ULA to create 75 jobs, add rockets

Decatur Daily
Eric Fleischauer
Monday, Feb 20, 2012
LINK

ULA (United Launch Alliance; a joint venture between Lockheed Martin and Boeing) plans to add 75 jobs to its 1,000 member workforce at it's plant in NW Decatur. Essentially, these jobs are being added because of an uptick in satellite launches that began construction in the early 2000s.

The plant produces various rockets, the most popular of which is the Atlas V.

Of course, the Atlas V is viewed as one of the front runners for manned spaceflight use to replace the shuttles.

Here's a drawing of what the downtown Decatur Mellow Mushroom is expected to look like:

Source: Decatur Daily LINK

EDIT: This is at the corner of 2nd Ave and Moulton St. Probably the prime intersection in downtown.

ADDITIONAL EDIT: Apparently, this isn't just a project for Mellow Mushroom. This will also include to locations for two businesses and apparently a second floor for extra space like a loft or additional office space for one of the businesses.

EITHER way, a nice addition to downtown Decatur.
