Church renovation creates opportunity for Provo community

A piece of Provo history faced the possibility of extinction just a few weeks ago, but with some innovative planning by the Provo Community United Church of Christ is about to give it a second chance.

The church will undergo a massive restoration and expansion to keep it running. The church was originally built in 1920 and has fallen into tough economic times in recent years. In January the church had to let go its pastor of five years since they're without a budget to keep paying him.

In the absence of a pastor the congregation came up with a committee to steer its future. David Lewis the music director and organist at the Provo community congregation's church has been a parishioner for less than two years, but didn't want to see the church die. When David heard the doors might close he decided where there was a will, there had to be a way.

Lewis said Monday that the congregation feels very lucky. After months of planning, research and looking for help Provo's mayor pointed the committee in the direction of a developer who might be able to help.

Ryan Freeman of Forge Companies has stepped forward to help keep the sanctuary and build a new future for the church. The iconic A-frame sanctuary on Provo's University Avenue will get a face lift and stay for future generations.

The structure that was built in the 1920's will see some dramatic changes. The land where the older portion of the church sits will be part lobby and classrooms for the church. Above it will sit a new high rise apartment complex that will help create a profit sharing opportunity.

The church will get a portion of the apartment profits to keep the church running while the developer gets the land to build the 57 unit building with high end features. The addition will offer apartments of up to two bedrooms for those wanting to live in the heart of Provo.

Without the deal the church would have closed its doors, which would have been a sad end to what was once a thriving church. Lewis who has done his homework says, "The church was bursting at the seams they just couldn't fit as many as they needed." That was in the early days when three different congregations joined to create one unified church.

The original boxy white structure on University Avenue was built in 1920 thanks to a donation from Meno Troupe, a woman who left her church $30,000 when she passed away. Then 20 years later, as World War II ended and Geneva steel kicked up production the now iconic A- frame sanctuary was built for the growing congregation.

Nearly 100 years later the church has seen many changes, but for those still attending the church is a second home. The soon to be renovated sanctuary will fill a need in the community not just keeping religious diversity and saving history, but providing a gathering place for the community.

The renovated sanctuary will house a new organ, stained glass windows and will finally be air conditioned. The new fixtures will create a welcoming atmosphere and community gathering place for music and concerts...

63 East Center - Under Construction

63 Center Street is a six-story, mixed-use development consisting of approximately 7,000 sf of retail on the first floor and 41 loft style apartments on the five floors above. Our inspiration for the design came from both the architecture and beauty of New York City's Park Avenue in addition to some of our neighboring developments, namely the Wells Fargo and Zion's Bank buildings respectively. We believe the use and design of this proposed development perfectly aligns with the City's "lively urban character" vision of downtown Provo, while also providing a "pedestrian- oriented, retail and dining storefront environment."

63 East will feature Southern-style restaurant

PROVO -- A bit of Southern comfort is coming to downtown Provo with the announcement that Forge Companies will house the Red Bean Bistro on the main floor of its premier building, Sixty-Three East in downtown Provo.

The building, currently under construction at 63 E. Center St., will feature upscale apartment living with the restaurant on the main floor. A walk-through lobby to the Wells Fargo Bank parking terrace will also be a part of the main floor.

Forge has entered an agreement with Green Light Hospitality LLC, the same group that owns the Chef's Table restaurant in Provo, to provide a Pritchard signature restaurant at the mixed-use development.

"It's world-class sophistication meets Southern hospitality," Chef Pritchard said.

Pritchard, the owner of Red Bean Bistro, is a graduate of Le Cordon Bleu Culinary Institute and said he has a love and passion for classical fine dining.

The restaurant will take up all 7,000 square feet of street-level retail space. It will seat 175, including seasonal outdoor dining, and features a reasonably priced menu with entrees ranging between $10 and $15.

"This unique restaurant transforms Southern comfort food into a wowing culinary experience," said Ryan Freeman, chief executive officer of Forge Companies.

Freeman said both Forge and Green Light Hospitality are excited to bring something new and exciting to downtown Provo.

"The Red Bean Bistro will be synonymous with excellence and passion, and as such is a perfect fit for a high-caliber development like Sixty-Three," Freeman said.

Provo resident offers Taste of the good life with new chocolate factory, store

There’s a new chocolate factory coming to Provo, and you won’t need a Golden Ticket to enter. But it’s fair to say that owner Phil Davis is every bit as passionate about chocolate as the candy man portrayed in the 1971 movie “Willy Wonka & the Chocolate Factory.” Think Gene Wilder’s Wonka-y exuberance, if Gene Wilder looked a whole lot more like Brad Pitt.

Davis, a 41-year-old single Provo resident, hopes that Coleman & Davis Artisan Chocolate will be the premier maker of chocolate. Anywhere. In. The. World. Move over, France and Switzerland. Davis and his business partners want to put Provo on the chocolate-making map.

To do so, they’ve purchased a 6,000-square-foot space on University Avenue in Provo that will house the chocolate factory (coming in the fall) and an adjoining retail location, Taste. Taste is scheduled to open in May or early June and will sell imported cheeses, high-end balsamic vinegars and, according to Davis, “the world’s finest olive oils of such a superlative quality that they are best sampled from a shot glass.” Most importantly, Taste will sell the company’s chocolates.

“At the level it is today, the world of high-end chocolate has only existed since 2004. It’s still being defined,” said Davis. “I intend to take chocolate to the next level, in a way that’s never been done before. Coleman & Davis Artisan Chocolate is destined to become the world’s finest chocolate manufacturer.”

Never halfway

If that sounds wildly ambitious, friends and family say that’s Phil being Phil, and that he just might do it. He’s already co-founded and sold a successful commodities futures fund, the U.S. Commodity Fund and Firestorm Group, a venture that’s given him the financial freedom to focus full-time on chocolate.

“Phil doesn’t do anything halfway,” said Morgan Coleman. He and his wife, Char, and his parents, Michael and Jackie Coleman, are business partners with Davis...

This is a 7-unit condominium project. The above numbers include 2.525 sq ft of common area. for the owners.

The building is designed as a Mansion House. No two units are exactly alike and are each designed and decorated completely different from each other. Aspen Cove is surely going to be the trendsetter for condo design in the downtown area.

The unique floor plans make this condo complex unlike any other in the valley. They arecreative, purposeful and use every square inch! Living in a downtown area doesn't mean a resident need to give up the luxuries of suburban living. From big tubs, grand fireplaces, tiled floors and showers, walk-in closets, upscale appliances and even built-in playhouses, these condos are sure to welcome anyone! Come see how small square footage living can be so comfortable!

There doesn't seem to be a definitive map yet of the entire finalized line in regards to what segments will have fully dedicated bus lanes. If everything is the same on this map but route 4, then just change the area around BYU to non dedicated lanes and the stops and it should be accurate.

Liberty Center

Provo’s Redevelopment Agency has contracted with the Cowboy Partners, a Salt Lake City developer, to purchase and redevelop Provo’s Redevelopment Agency holdings on the northwest corner of 300 West Center on the eastern half of block 70, including the former Wells Fargo property.

The Cowboy’s project, known as Liberty Center, will consist of a four-story building with about 120 apartments and ground-floor commercial space on Center Street. Parking will be in a parking structure wrapped on three sides by the building and for the most part hidden from view.

Construction on Liberty Center has begun. This project, and others like it, are an important next step in Downtown Provo’s resurgence – adding new housing which will bring more activity Downtown day and night, every day of the week. However, this new project also makes it necessary to relocate the Justice Court.

A lot of people have already posted pictures of the crane but I might as well add mine to the pot. What I like about having the crane up is it gives you a good idea of where the building will sit in the skyline from different angles. Driving in from davis county this morning I could see that the crane is just to the left of 99 west, as you get up to 600 N it is kind of hidden behind 99 west but I think the building will still be at least partially visible. The crane is roughly at the south west corner of the future tower.

_____Real Salt Lake wants to build minor-league stadium at Fairpark. Soccer » Facility would seat 8,000 and be home to a USL affiliate.

Professional soccer may indeed be played at the Utah State Fairgrounds.

Years after officials examined the possibility of building a stadium for Real Salt Lake on Salt Lake City’s west side, the team’s new owner wants to construct a stadium there for a minor league affiliate.

RSL owner Dell Loy Hansen wants to create a public-private partnership with the Fairpark Corporation to construct a multi-use sports stadium that could hold up to 8,000 people. The stadium would be home to RSL’s minor league affiliate, with hopes of opening play there in time for the 2016 season.

"We are excited about the possibility of Mr. Hansen bringing a new team and stadium to the Fairpark," Michael Steele, executive director of the Utah State Fairpark, said in a news release Friday. "A stadium and team at the Fairpark would be an incredible addition to the community."...

Utah State Fairpark and Real Salt Lake team up on proposed soccer stadium

SALT LAKE CITY — Utah State Fairpark officials are considering a proposal from Real Salt Lake to build a minor league soccer stadium on the fairgrounds.

A new convention building and upgraded rodeo grounds would also be considered alongside the stadium...

...Building a convention center, rodeo grounds and a multisport facility could cost up to $47 million in addition to the $33 million needed for repairs, according to CRSA. But RSL has proposed to invest in a stadium that would host its minor league affiliate in the USL Professional Division, through a public-private partnership with the Utah State Fairpark Corp., according to Fairpark Executive Director Michael Steele.

The stadium would seat up to 8,000 spectators and host as many as 15 home games per year. RSL hopes to construct the field with artificial turf, which would allow players to use the facility throughout the year. The stadium would be built on what is now the parking lot east of the rodeo grounds...

Regional Atletic Complex

Crews work on construction of a regional athletic complex near 2100 N. Rose Park Lane in Salt Lake City, Tuesday, July 22, 2014. (Michelle Tessier, Deseret News)

...Last year, RSL made a $7.5 million donation in the building of Salt Lake City's Regional Athletic Complex, which will feature 16 multipurpose fields and a stadium with 1,500 permanent seats surrounding an artificial turf field.

The $22.8 million facility will host regional tournaments and local sporting events starting at the end of summer next year, according to Salt Lake City spokesman Art Raymond.

The proposed stadium at the Fairpark could potentially work in concert with the Regional Athletic Complex in garnering participation in the sport and support for RSL, Raymond said.

"We think that RSL's proposal with the Fairpark complements what we're doing at the Regional Athletic Complex very nicely," he said. "I think we have a very soccer-friendly city."

The proposal for additions to the Fairpark would include finishing the rodeo grounds, which have been under construction since the 1980s, Steele said. The 50,000-square-foot convention center would be built on the far east side of the property. Historical buildings would likely remain in place and be brought up to usable standards, he said...

Downtown Update ~ AIR HOTEL - 3rd rendition of 14-PLUS story hotel planned for Downtown SLC Gaining More Height

"SALT LAKE CITY" - Downtown Salt Lake City will soon be home to a new, swanky hotel. The modern-style downtown boutique hotel is being given
additional height and scope, and is still in the design phase, but downtown leaders say once completed it could transform nightlife in the area."

It was important for us to pull back the reigns a little as we received additional data including our full feasibility study which supported our inclination to expand the scope of AIR.

What I can tell you at this time is that AIR will be a much taller building as we will be adding residential units along with the proposed boutique hotel. Additional business, retail and entertainment spaces will be added/expanded as well. We are in final talks with a few key-developers and will be picking a partner soon to assist with this expanded project. We are also in talks with several exciting flags regarding the boutique hotel portion. This week we are traveling out of state to meet with our architects and designers to finalize design. I suspect we will have a formal announcement coming in Sept or Oct. However, don't hold me to it as there are variables that I/we do not have control over. All in all things are progressing nicely, all-be-it slower than we anticipated (but again that is directly related to the increase of project scope).

Previous Article regarding 2nd version. SALT LAKE CITY - Downtown Salt Lake City will soon be home to a new, swanky hotel.

The modern-style boutique hotel is still in the design phase, but downtown leaders say once completed it could transform nightlife in the area.

The space on West Temple and 4th South has been leveled and fenced off.

Originally called Air Center, a mix of office and entertainment use, developers saw a need something more. Plans have been tweaked to build an urban-style hotel instead, with a roof top pool and a multi-use theater.

In an online forum developer Ken Bretschneider writes, "We decided that there was plenty of office space in the downtown core and that a fresh new hotel with location based entertainment was something SLC really needed."

The Downtown Alliance believes the hotel concept will bring more people into the city which will help the local economy.

“More hotel space means that there is more people coming into downtown spending more money and really enjoying what downtown Salt Lake City has to offer,” said Jesse Dean, assistant director of public policy at the Downtown Alliance.

And under the project's design, downtown will have something else new to offer, a nightclub in the hotel.

“Downtown isn't really known for its 24-7 nightlife but I think that the nightclub experience that the developers have been talking about with the Air Hotel will really bring a new concept into town,” said Dean. “It will still promote the safe, fun environment that we here in Salt Lake City are known for.”

Air Hotels was originally supposed to open this December, but now that the project's design has change, construction won’t begin until the fall.

Bicycle usage is continuing to grow in Salt Lake. The folks at GREENbike Share Program, along with the Downtown Alliance, announced on Tuesday the expansion of the popular bike-share program to other areas of the city.

The 16 month-old bike-sharing program has expanded from its original 10 stations with 55 active bikes to 20 stations with 160 active bikes. The expansion includes eight new stations that opened this month with another six of the most popular stations being expanded to accommodate increased demand.

“Bike-share expansion means there’s even more non-motorized travel options for citizens, which not only helps better our air quality, but I believe helps build a healthier, more connected, and socially-invested community,” said Stan Penfold, Chair of the SLC Redevelopment Agency in Tuesday’s press release. “We’re thrilled about the program’s success, and hope to see more stations and GREENbikes in the years to come.”...

... Construction will start this summer on street improvements for downtown sections of 200 West and 300 South. Protected bike lanes will be installed along 200 West from North Temple to 900 South and along 300 South from Pioneer Park at 300 West to 600 East.

The bike lanes will be separated from auto traffic by moving curbside parking toward the center of the street and installing a physical barrier between the curbside bike lane and parking and auto traffic. Traffic speeds will be reduced as well to make biking safer along these two corridors.

The 200 West protected bike lane will connect to the 9 Line Trail that includes a buffered bike lane from 200 West to 700 West and a bike trail built along an abandoned rail corridor from 700 West to Redwood Road at 900 South.

Each bike can be taken for 30 minutes, and once you return a bike, you
can take another for 30 minutes. There’s no limit on bikes per day. If a bike
is out longer than 30 minutes, the rider is charged a small fee. No
two stations are more than 15 to 20 minutes apart.

Progress in Salt Lake’s Marmalade.

Isaac Riddle | July 25, 2014 | Developments, Marmalade, Salt Lake City, Under Construction: READ MORE...http://www.theslcblog.org/?p=620

...work is now underway on the Marmalade Branch of the Salt Lake City public library system. The library will be built on the corner of 500 North and 300 West and is part of Salt Lake Redevelopment Authority’s plan to revitalize a struggling neighborhood that sits in the shadow of downtown Salt Lake.

The new branch will have a very urban design by being built right up to the sidewalk to engage from the street level at both 500 North and 300 West. The library will include a second-floor roof terrace and first-floor cafe, a smaller-scale version of what is offered at the city’s main branch in downtown. The new library will be built according to LEED Silver certification requirements...

Current plans for the area surrounding the Marmalade branch.

Note that urbanized areas are agglomerations that include multiple cities, meaning for example that Boulder is clustered as part of Denver.

Interesting that Denver & SLC are exactly neck and neck. Skip all the way down to 22 nationwide, and then you hit them both. Also, ouch, Boise.

Boyer 101 Tower - Newly Completed

Boyer 101 is a 145,000 square foot facility with limestone, granite and blue-green glass curtain wall, completed in the summer of 2014. Nestled on a spectacular site in the heart of the down town Salt Lake City business district, this office building affords views to the entire down town and surrounding mountains.

101 was designed to take maximum advantage of the 360 degree panoramic view as well as provide a maximum number of executive offices with exterior views. In addition to providing executive offices, the building contains an efficient core design and gym. The site also houses a parking structure containing 350 parking spaces.

I remember when this building was first announced that there was some discussion about the city not allowing the parking garage to front 200 East. They extended the building's first floor south to cover the parking garage which I like. However, I thought that it was going to be street level retail. There are no doors to the space on 200 East but instead looks like it will be office space with the entrance from the lobby. Retail would have been better but this is still better than the parking garage. I don't know how much demand for retail there would be at that location, but I bet that at least one retail spot for a deli type use would have been successful.
