The site work started in December so it would be more like 30 months if it finished halfway through 2020. Construction would continue for awhile after the first move-ins (see lilli).

Even if it was 18, BOA Plaza took less than that and it's over 1000 feet. It's doable if you're willing to pay for it.

Speaking of lilli, is there any precedent for adding a crown (or some kind of screen) after the project is complete? Seeing the A/C units on top of the building really takes away from an otherwise fantastic product. I can't imagine it would be that expensive to install some minor screening.

I think that's the plan based on a permit filed last Friday:

Quote:
INSTALL SCREEN WALL TO UPPER ROOF LEVEL OF BUILDING (UNDER CONSTRUCTION). THE SCREEN WALL IS TO ENCLOSE MECHANICAL UNITS. THE LOUVERS USED IN THIS SCREEN WILL PROVIDE A VISUAL SCREEN AND ALLOW THE MECHANICAL UNITES TO FUNCTION PROPERLY,

Apparently blasting the bedrock will be a slow process due to safety concerns related to the nearby Marta tunnel and the foundations of the three surrounding towers. This is being done very carefully and they are only blasting on Saturdays.

If I recall correctly, Bank of America Plaza took under 24 months to build and it stands at over 1,000 feet.

Developer Q&A

https://atlanta.curbed.com/2018/5/4/...no2-opus-place

What’s happening at the site right now?
14th Street will look significantly different over the next two to three months. If the weather cooperates, Reeves Young [the project’s site work contractor] will be taking the grade of the site down to 14th Street level and, in some areas, will be digging below grade up to 20 feet to excavate the basement level.

In addition, the granite and stone that has been blasted over the last few months will be hauled away to clear the site.
When might Atlantans start to see the tower rise above ground? And how quickly do you anticipate it will climb thereafter?
We expect to start full force around September or October, assuming no delays.

I drove by this graveyard yesterday and I'm almost sure I saw a couple of tombstones here and there.

I sure as hell didn't see any heavy equipment idling about pretending to be digging a foundation.

Does anybody know a good, qualified eulogist? I believe Mrs. Opus hung herself and nobody seems to give a hoot nanny, except maybe Eviva!

People knock Libertarian and myself for questioning the viability of this project, but it is beyond bizarre why we never see anyone from the Developer talk to the media.

Out of curiosity, why are you less bullish about this project (which is showing *SOME* progress) than Eviva (which hasn't shown *ANY* progress)?

Because the developers for Eviva, Integral Group, have a CEO, a corporate HQ, experience, corporate employees on LinkedIn, a f'en website for gods sake....etc.

Can you say the same Olympia Heights Management?

I get that, but at the same time, the evidence of activity for each individual project should be allowed to stand on its own merits IMO.

The fact that one developer *appears* to be more experienced / visible than another isn't enough to convince me that their project is more likely to happen than the other.

They haven't applied for a building permit yet, and I'm assuming they're still without a GC.

When I was in town last week I noticed the ground level is way below what I saw just a month before in may.
