Has Nordstrom picked a site yet? They could be a good fit here.

There is no way Nordstrom would anchor this tower. The location (even after the 7-line extension opens) is one of the worst in the city, the only neighbors here are the Lincoln Tunnel & Port Authority ramps.

I think a much more likely location would be in Related's Hudson Yards development. Potentially 225 West 57th, too.

Agreed that at present the location is bad, but it should improve considerably once the boulevard is completed.

I'm guessing it will be some type of "big box" retailer. Maybe a Target with some smaller stores?...

The vaguish concept looks like a bulkier version of the Silver Towers...

That rendering shows a roughly 80-floor tower. Not saying it's correct, but it doesn't match the floor count from the article.

My guess is that it's too early in the game to know specifics. I would guess that this tower would have a rental component, though who knows.

Accounting for a 'provocative' bus-elevator idea

By Dana Rubinstein
12:15 pm May. 30, 2012

Quote:
Developer Larry Silverstein is making moves toward developing a tower on the far west side that could include a new bus garage, complete with special bus elevators, that would help ease rush-hour congestion between New York and New Jersey.

Yesterday, the Real Deal reported that Silverstein, in partnership with Mercedes-Benz of Manhattan, is working on plans for a 60-story retail and apartment tower right near the Lincoln Tunnel, on 11th Avenue, between 40th and 41st streets, the site of an old Mercedes-Benz showroom.

Today, the New York Post followed up, reporting that, "Sources said Silverstein is still figuring out what will fill the rest of the tower that sits on a full block of 92,393 square feet of land above the No. 7 line subway."

A source familiar with the project told Capital the tower is still in its most preliminary, conceptual stages, and that at this point it does not include, nor preclude, a new bus station.

At an April breakfast forum, Port Authority executive director Patrick Foye described an old Silverstein proposal to build a new bus garage at the base of a skyscraper at that site as "provocative."

looks like the zoning is going to say what it is....

these guys have done some research:

link

"...expecting Silverstein to at some point announce a 1.9 to 2.1MSF development, with a full site, 2 story, retail base of 210kSF (as noted in the Full Story below). On top of this will be an office tower of 1.26MSF wearing a residential hat of 420kSF to 630kSF, depending on how much space Silverstein can purchase from the MTA's Eastern Railyards."

So, any height estimates? It seems very plausible that if the scenario described by Cubed Advisory plays out we will get another supertall, possibly even taller than 1200 feet.

It's all very exciting. This is at the northern end of the Hudson Boulevard and Park, behind what will be a "bridge" linking it to 42nd Street.

http://www.hydc.org/html/project/hudson-park.shtml

Quote:
Hudson Park and Boulevard, an approximately 4 acre system of broad tree-lined parks and open space, will run between 10th and 11th Avenues from West 33rd to West 42nd Streets. The Park will extend from West 33rd to West 39th Streets with a pedestrian connection from 39th Street to 42nd Street. The Boulevard will extend from West 33rd to West 38th Streets on the east side of the Park and from West 35th to West 38th Streets on the west side, and will be approximately 30 feet wide.

Many other developers are hedging their bets on the Far West Side. Larry Silverstein’s Silverstein Properties is reportedly trying out designs for a 60-story residential tower at 514 11th Avenue, and Extell Development is expanding a residential tower project at 502 West 41st Street. Neither project has yet declared whether it will be a condominium or a rental.

~750 foot tall twins -probably like the Silver Towers- are coming to the same block as this tower according to RW.

Yeah, maybe we need a separate thread.

I know I'm also at fault, because I never start threads, but there are so many NYC buildings missing from SSP.

There are twin 750-foot buildings going up next door to this site (and it isn't new information; this was announced a couple years ago in the NY Post), and we never bothered to create a thread.

There's also another site a block north that will likely be a similar twin-towered arrangement. So this part of Midtown West will look very different in a few years.

Only with you guys can I find the most pleasant unexpected surprises while wading thru confusion over thread development.

I seem to be in the midst of confusion as to the topic status of two rather sizeable West Side/thereabout projects, both of which AIUI have received the green light.

But to my original, albeit somewhat non-germane point, it was only until the threads for 1715 Broadway and the HY megaproject really started gaining momentum when I discovered how much construction--and actual groundbreaking--has been taking place...with so much more imminent (Come quickly 175/200G Amen and Amen....)

So eager are some developers to tap the Hudson Yards housing market that they are pressing City Hall to amend zoning to allow more apartments. Silverstein Properties, owner of a 90,000-square-foot site on 11th Avenue and 41st Street that once contained a Mercedes dealership, wants to build more housing there than is now permitted, according to industry sources.

^That article isn't clear on whether the developers would like more air rights to build a larger number of equivalent sized units, or permission to build more smaller units with the same amount of air rights.

This is the area of the Hudson Yards that is a mixture of commercial and residential. Silverstein's plan is to build more residential on the site. Here is the zoning for Hudson Yards as it was originally adopted...(residential in orange, commercial in blue)

No height limits, I'd say make it tall!

Tip of the Iceberg? Silverstein Wants More Housing at Hudson Yards

By Stephen Jacob Smith
4/23/13

Quote:
With the 7 train extension set to see its first train at 34th Street and 11th Avenue next June, developers are rushing to line up financing and break ground on millions of square feet in new projects. The New York Times took a look over the weekend at the progress at Hudson Yards, but they buried some news deep within the story: at least one landowner—Silverstein Properties, which owns a 90,000-square foot site at 41st Street and 11th Avenue—wants zoning rules changed to allow it to build more housing and less office space.

.....developers are in some stage of building or have already delivered 10,000 of the total 20,000 apartments that the city has planned for Hudson Yards since 2005, according to the Times, while only one office building has broken ground—Related’s tower at 10th Avenue and West 31st Street, where they signed Coach, L’Oreal and SAP as tenants. Extell’s building on 11th Avenue is on hold for want of an anchor tenant, and Moinian’s mixed-use building doesn’t have one either.

More office towers will eventually join Related’s first in the lower 30s between Penn Station and the new 7 stop on 11th Avenue, with Related aggressively courting tenants for its second, larger building. But it remains to be seen if there will be demand for the string of commercial skyscrapers that the city envisioned rising along Hudson Boulevard, on sites like Silverstein’s which lacks the redeeming proximity to Penn Station. Could a potential request by Silverstein to build housing instead of offices be the first of many?

Mercedes has moved and signs are up advertising retail space at this site. Not sure if they're planning to lease out the current building or the future on? This should be quite exciting once it gets going. This neighborhood is in need of better street life and density.
