Saw Richmond dug up in front of this site today and sewer work going on. I imagine that's as a precursor to demolition and construction starting?

I suspect not.

More likely just a sewer tie in break and repair.

Has Old Oak started demolition yet?

This is part of the building. I work in the office building on the corner. They have been slowly taking apart the part of the plaza that is to be torn down. They have relocated utilities and now hooking up to a sewer.

Demolition is definitely under way here. Other than Rygars fairy tale proposal, this is the most exciting. Glad to see it’s full steam ahead on the site.

Correct. They have heavy equipment working from the back (west side) towards Richmond st.

This project will be a logistical challenge given the tight space they have to work in.

The plaza is now gone and opened up to Richmond St.

Wonder when they will start excavation for the foundation?

Have they got the building permit approvals yet?

Caught a glimse of the site today from Dufferin and it looked like a clean site. IIRC, this will not have any below ground levels. If that's the case could it be that all they need to do is adequate deep concrete pilings and up it goes???

When I drove by one day this week, there was quite a hole in one side of the site, but that could still have been from the demolition. I do know the plans call for the parking garage behind the site to be expanded to facilitate parking for this building, so I wonder if they are planning to do that first and use the empty building site for a construction staging area before starting on the building?

An Architectural statement? While the undulating balconies are interesting, the massing just seems off. I'm liking srm's other projects, just not their London ones. Maybe that's an Old Oak thing, cause srm did the Luxe as well, and that's Rise Realty's building and it looks, while being traditional, more interesting.

I agree the logistics for this will be an interesting process to watch. Tower at the same time as parking garage?

I don't know the process used to add a couple decks to the garage. Would they use a crane? They would have to go over 150 Dufferin and 155 Kent buildings to reach the ends of the garage, which extends the width of the block. Which I guess wouldn't be an issue if the crane was also the same one doing the tower.

The pit is 10 feet deep. Just like Old Oaks Fullerton St office towers the soil is fine beach sand. I would assume they will do the same thing they did 30 years ago when they built the office towers. Use a giant auger bit to sink 3-4 foot diameter shafts 50-70 feet down to some better sub soil base and fill it with steel and concrete. They will need this to anchor the building footings into something solid for a 32 story tower.


Engineers will be busy on this project to ensure the foundation is properly done.

Steel pilings being installed along north edge of the pit. Also the augur and steel tube equipment on site. Foundation work is truly underway now. Would guess this will continue for a couple of months and we should see a tower crane shortly after.

Retaining wall and pilings installed along north side now. Pilings being installed in pit. Foundation work well underway and likely to continue for a while.

My inlaws live in Pomeroy and their unit is really nice. 2 bed, 2 bath, very spacious. I could handle that as we downsize later on. Although not sure I like their rent, compared to what my mortgage is lol. The units I liked in there are the ones over top of the entrance way with the big curved balcony. Very modern looking design, not your basic rectangular unit.
