American Liberty Hospitality Inc. plans to break ground in March on a 262-room Embassy Suites Hotel in downtown Houston after securing construction financing.

Amegy Bank and two other lenders in Texas provided more than $30 million in construction financing for the 19-story hotel at a time when bank funding is very difficult to come by.

Houston-based American Liberty Hospitality, which has been working on the project for two years, will build the full-service hotel at 1515 Dallas Ave. at LaBranch. The property is expected to open in fall 2010.
The hotel site is located near the George R. Brown Convention Center, Hilton Americas-Houston and Discovery Green park. The proposed hotel's proximity to the convention center garnered tax breaks for the developer.

The City of Houston has an ordinance in place that gives back 50 percent to 100 percent of Houston's portion of the hotel's occupancy tax on an annual basis over seven years. The ordinance is designed to encourage the building of hotels within walking distance of the George R. Brown.

Nick Massad, president of American Liberty Hospitality, says the project will help attract more convention business to Houston.
The new all-suite hotel will have 6,000 square feet of meeting space, a rooftop swimming pool, restaurant and a street-level café and wine bar. Each room in the Embassy Suites, which is part of the Hilton hotel chain, will feature two flat-panel televisions.

American Liberty Hospitality, which develops, owns and operates hotels throughout Texas and Louisiana, recently opened the 190-room Hilton Garden Inn Houston at Interstate 10 and Dairy Ashford.
The reason I posted 22-Floors on the thread title is because the media may have the floor count incorrect and Nick Massad (the devoleper of this) did'nt confirm that its 19-floors.

I do not like this building for downtown. it would be better in uptown or somewhere else. Same for one park place.

I don't know about you, but it seems like much of downtown Houston's most notable skyscrapers are all very similar because they were almost all built in the same time period. I feel like it's audacious but necessary to foster a different style of high-rise surrounding the Discovery Green, further defining it as a new, seperate, yet still integrated district within downtown. It would be repetitive to have more of the same.

Just the opinion of an outsider who is rather curious about your city.

I agree 100% Its time for something different in Houston. Every tower for the most part is just a big glass block, I like that but Houston needs some more variety. Although this tower wont really make an impact on the skyline at all but it will make Discovery Green feel more like an enclosed urban park.

Oh and does anybody know where the parking for this hotel will be. Please dont tell me they are going to be building yet another freakin parking garage for this one.

^ I think the parking garage will be on the side of the building.

Hmm i do wander were the parking will be. They should just put it all under ground. Or add more floors for the parking.

I would like to see a better rendering of the project. Give us some more details about the height and final design of it and yes a spire would be very kewl...

I agree with you partally that most of houston skyscrapers were built around the same time but there dose not need to be whole different stlye there just needs to be new modern glass skyscrapers kind of like the Discovery Tower, still glassy and boxy but a unique modern look.

Do you think this is for construction or just city maintenance? I know construction was supposed to start this month.

I'm guessing soil samples, which are taken prior to construction. Both of the companies (Van & Sons, Terracon) at the site provide services that would assist that part of the process.

I am guessing since this is just soil testing than it will still be about 5 months or so before we see any more signs of construction.

Those are test bores being done. It is standard procedure. The results help with design of the structure.

It is not construction of the actual structure.

Hotel could get a tax deal

Houston-based American Liberty Hospitality, which is developing the $34.5 million hotel, did not return a call seeking comment.

The Embassy Suites, planned for the corner of Crawford and Dallas, would be the first to receive a subsidy under an ordinance approved in October that would provide a 100 percent giveback of hotel occupancy taxes for seven years to any hotel built within four blocks of the George R. Brown Convention Center.

One the one hand, this is an architectural turd, but on the other, I love the accelerated enclosure of the new park and quick development of a new major activity center extending downtown.

Awesome news today, construction has now officially started!
