Burj Khalifa copy? and how could they build this by the end of december?

I wouldn't exactly call it a copy of the burj. The Burj has three wings that brace the core, and Sky City will have four. Also, in my opinion the Burj is nicer looking.

Over the past several years, Broad Group has been developing a prefabricated system for rapid construction, and minimal construction waste. They have already used it to build demonstration towers of 15 floors in one week:

These towers have been extensively wind and earthquake tested with scale models, just like any other tower would be.

Mr. Zhang Builds His Dream Town

The first time I met the Chinese tycoon Zhang Yue, he was showing guests the Versailles-style palace he has built on his estate. This was happening far from the coastal cities where so much of China’s new wealth and glitter are on display. On a pleasant weekend last fall—“pleasant” with allowances for the opaque brown sky—Zhang (his family name) had invited three dozen fellow Chinese millionaires to join him at “Broad Town,” the place where he lives and where Broad Air Conditioning, which he owns and runs, is based. Broad Town is on the outskirts of Changsha, a city known by few people outside China even though its population is roughly as large as New York’s. In China, Changsha is famous as the capital of Hunan province and one of the places where the young Mao Zedong lived and worked. A twenty-three-foot-high statue of Mao, long a fixture in the city square, was recently re-covered in pure gold.

A Hunan-based construction company aims to build an 838-meter skyscraper and do it in just three months

It took Dubai more than five years to build the 828-meter Burj Khalifa, the world’s tallest building (for the moment, anyway).

But Chinese architects and engineers reckon they need a mere 90 days to leave the Emiratis in the dust.

At least, that's what they've claimed.

Broad Sustainable Building (BSB), a construction company based in Hunan, is planning to erect an 838-meter building called Sky City (天空城市) later this year in Changsha, the provincial capital of Hunan Province.

Projected cost for the building is RMB 4 billion (US$628 million).

Once completed, the 220-story structure will surpass Burj Khalifa to become the tallest structure in the world.

The building will also outshine China’s current skyscraper poster boy: the 632-meter Shanghai Tower (上海中心).

BSB inked an agreement last week with authorities from Wangcheng district in Changsha, where the building will stand, but the project is still pending approval from central government, reported Xinhua News Agency (in simplified Chinese only).

Innovative techniques

In an interview with Xinhua, BSB chief executive officer Zhang Yue (张跃) said the company plans to break ground on Sky City in November 2012, and that the tower will be completed in January 2013.

The company is confident the government will green-light the project.

BSB is renowned for its eye-opening construction efficiency. Its portfolio includes assembling a 15-story building in six days in June 2010, and erecting a 30-story hotel in 360 hours in December 2011.


The key to achieving such stunning speed is an innovative construction technique developed by BSB.

Most of the company’s buildings are pieced together with prefabricated components from its factory. In this case, 95 percent of Sky City will be completed before breaking ground.

Energy and cost saving

According to BSB, the new mega-building was designed by an architect from Dubai.

Its 220 stories will provide a total of 1 million square meters of usable space, linked by 104 elevators.

Zhang said Sky City is expected to consume a fifth of the energy required by a conventional building due to BSB’s unique construction methods, such as quadruple glazing and 15-centimeter-thick exterior walls for thermal insulation.

A 1 million square meter tower erected in 3 months..

Actually, that's quicker than I'd expect going by the rate that the demonstration towers have been built-15 floors per week. Using that rate would give 15 weeks or just under 4 months for erection of 220 floors.

This building will be butt ugly and I don't trust a second it would stand even a tiny earthquake. The building quality in China is so poor that this thing will come raining down. Pure madness to live in such a death trap.

No, they shouldn't need concrete for this. The core will be a braced steel frame. Here's an older plan showing the core.

Build the World’s Tallest Building in Nine Months? Sure, Why Not?

A Chinese construction company that has struck Internet gold in recent years with a series of videos highlighting its lighting-fast building technique is once again attracting attention, this time with a plan to build the world’s tallest building. In nine months.

Changsha-based Broad Group says the skyscraper – dubbed Tiankong Chengshi, or Sky City, and to be located in Broad’s home city of Changsha in central China’s Hunan province – will climb to a height of 838 meters. That’s 10 meters higher that the world’s current tallest building, the Burj Khalifa in Dubai.

The secret to Broad’s speed is pre-fabrication: According to a company brochure, the floors, ceilings and ventilation shafts for each building are constructed ahead of time in factories and then delivered to the construction site, where they’re hoisted in place. Once on site, all workers need to do is screw the components together with bolts and do some painting.

Broad plans to apply much the same approach to the Sky City project. According to the preliminary plans, the project will be “based on the designs by the architects of the Dubai tower” and with “95% of the engineering work to be done in Broad’s factory.” Once the components are built, the plan says, the company should be able to install them at a rate of five storeys a day.

Once it’s done, Sky City will boast 220 floors, 1 million square meters of floor space and 104 elevators, according to the preliminary plans. More than 80% of the floor area will be devoted to housing for 174,000 people, with a hotel, school, hospital, offices, shops and restaurants taking up the remainder. The building would use up 200,000 tones of steel and be able to accommodate as many as 314,000 people at any given time, Broad said, adding that the official plans will be released around August.

As to those who question the safety of skyscrapers erected in less time than it usually takes lay a foundation? “Such people do not understand our (construction) model, ” says Broad staff member Zhu Lingfang.

The company points out that it developed its construction techniques in response to the devastating Sichuan earthquake in 2008 and claims that its buildings are vastly more earthquake-resistant than conventional buildings. Naturally, the company has a video to back that claim:

According to Ms. Zhu, the Sky City project will be constructed in the same way as the 15-storey hotel depicted in its first video. The skyscraper will be able to withstand a magnitude 9.0 earthquake — same as the hotel – and it will be able to be evacuated within 15 minutes, she said.

Broad says Sky City will also be built sustainably, with thick insulation, quadruple-paned windows and other features to cut down on energy use. In general, Broad adds, its buildings consume less steel and concrete and produce less than 1% of the construction waste typically generated by conventional buildings.

The project has yet to get final approval from the government. If it the approval comes through and Broad actually does what is says it’s going to do, the company might do well to add video views to the list of records its aims to break.

Not doubting that they can actually build it. However, won't it be expensive to maintain and inconvenient to live in? Will it ever reach full occupancy?

Like the Burj Khalifa I'm betting if they build it it will sit mostly empty forever.

They may have the calculations correct, but in China constructors cut corners everywhere (to save money into their own pockets) and things are not built like they were planned to. So I would still stay far away from this hideous building, if ever completed.

Building quality doesn't go hand in hand with building fast or building with slave force.

1. Construction objectives

Sky City offers a multitude of benefits towards urbanization, sustainable research and the corporate aspirations of BROAD. Boasting a four to one ratio between fiscal savings and environmental protection; Sky City strives for energy, material, water and land conservation. 4. Construction Method

Sky City will work in close collaboration with architects and engineers of the Burj Khalifa and utilize BSB modular technology, an construction method which features 95% factory prefabrication at a five story per day construction speed.

5. Safety

1) Magnitude 9 earthquake resistance whereas the local Changsha standard design is only Magnitude 6.
Notes: 4 aspects lead to its remarkable earthquake resistance--trapezoidal pyramid solid structure, designed by famous architects, model testing and factory production with strict quality control.
2) Fireproof steel structure with fire resistance up to 3 hours.
3) 10 fire escapes, which are available to evacuate people at the whole floor within 15 minutes.

6. Environmental Protection

1) Energy saving: Unique technologies from Broad offer five times higher energy-saving than that of conventional buildings. Our BROAD unique technologies include a 15 cm thermal insulation, 4-paned windows, fresh air heat recovery, non-electric air conditioning, cooling-heating-power system and more.
2) Electricity saving: Electricity consumption is six times less than that of conventional buildings by using technology such as LED lighting and auto power- generated lifts.
3) Land saving: 5~10 times less land due to increased building height and decreased traffic.
4) Purer air: with BROAD unique fresh air machining this project offers 20 times purer air than outdoor air. BROAD technologies feature a 3-stage air purification, 7 times/h air exchange and 100% fresh air eliminating cross contamination.

7. Others

The project was initiated in April 2012 and is subject to the final approval by the government. On June 5, 2012 agreements were struck between BROAD and its partners, which was revealed across the Internet during which BROAD has been invited to release this blueprint. Official planning will be announced in August, 2012.

Well to be fair, Changsha and the Hunan province have over 7 million people, and when you figure in the fact that the PRC is over a billion people strong, they do need to make tall buildings to prevent urban sprawl.
