The site is currently a vacant lot owned by Saggar.

Their vision wouldn't just be a rare bit of new construction in an area that tends to see mostly rehabs. It would be a new model for how care is handled in the city — a hospital would bridge the gap between urgent cares and regional hospitals like Barnes-Jewish.

City Foundry to Break Ground, Second Phase Coming Soon

Twenty months after first floating the concept for City Foundry, Lawrence Group has completed most environmental remediation and has applied for a building permit for phase 1. Once approved, the $32 million permit dated November 1 will allow for construction of a 48,000 square foot food hall with four restaurants and 20 chef-driven quick serve food stalls. Included will be a 511 space parking structure, 133,000 square feet of retail and 124,000 s.f. of creative office space. At least one third of the retail will be new to the St. Louis area. Most of phase one is leased. That first phase is expected to open in 2019 at a cost $135 million.

The 15 acre location is the site of the former Century Electric Foundry complex, later operated by Federal Mogul Corporation. The property — adjacent to the CORTEX innovation district — is listed on the National Register of Historic Places.

Plans for the $97 million second phase at the northwest corner of the site are coming together rapidly. The site has grown to incorporate three smaller parcels to accommodate high demand, and Lawrence Group has several large commitments for phase two. This second phase adds 22,000 ssquare feet of retail, two five-story office buildings with 130,000 s.f. of space, a 400-space parking garage and a 46,000 square foot movie theater and restaurant.

A conceptual rendering for the cinema appears to use the Alamo Drafthouse logo. If confirmed, this will be the theater chain’s entry into the St. Louis market. Theater seats in Alamo Drafthouse have tables and include full dinner and drink menus. The chain already has entered the Kansas City and Springfield, MO markets.

Cortex targets vacant industrial building for labs, offices

The last historic structure within the tech district, it was built to utilize the latest in printing technology, a process known as rotogravure that allowed for far better reproduction of photographs and illustrations. But technology continued to advance and made the process obsolete by the '70s. The paper closed the plant in 1974, and it was purchased by the Crescent Parts and Equipment Company two years later.

^^ nice. it was undergoing design revisions for quite a while because residents in the surrounding neighborhood can't fathom the idea of a facade that isn't red brick. i wonder how the design has changed...

More Mixed-Use Coming to Soulard

The city’s Preservation Board on November 27 will consider more mixed use residential within the Soulard Historic District. Proposed is a $4.1 million, three story structure at 1001-03 Russell on the north side of the block between 9th and Menard. The lot was purchased for $410,000 in April and currently is vacant. Twenty-one apartments will rise above first floor retail. An equal number of off-street parking spaces will be accessed from the alley.

Ebersoldt + Associates is the architect. Simpson-Closser is the developer. King Realty Advisors is serving as commercial real estate broker and development consultant. The Board of Aldermen has awarded the project 90% tax abatement for ten years. The developer is asking $21/square foot for the retail space. Monthly residential rents are expected to range between $1500 and $1700.

Soulard is experiencing a wave of multi-family residential construction. Just three blocks to the west a 126 unit apartment building designed by Trivers Associates in under construction at the corner of Russell and Gravois. Five blocks to the south, Whistler One LLC already has completed site clearance for a planned five story 122-unit apartment building at the site of the former Victor Iron Works. A total of 275 new apartments are therefore planned or under construction in these three Soulard projects. The city neighborhood is one of the few to experience significant population growth in the last census. Between 2000 and 2010, Soulard’s population rose 7.9% from 3,187 to 3,440.

Land clearance for SSM SLUCare (St. Louis University's Medical Center) $550-million project.

The new 600,000-square-foot, 10-floor hospital will have 316 private patient rooms.

In addition, SSM plans a four-story, 200,000-square-foot outpatient facility, a large parking garage and expanded emergency department with its own parking lot.

The Masonic Temple located in Grand Center near St. Louis University has been bought by local developer. No solid plans yet for this remarkable building.

the area needs a massive native american history museum...whether that's cahokia or in the city. this could be literally a temple to regional/midwestern native american history. although a prairie style modernist-derived structure would probably be better suited.

^ not sure what it would be suited for other than a museum, actually. not enough windows for apartments/hotel without punching a bunch of holes in it. gonna be a difficult redevelopment...

Ouais... Microsoft has always been a mess anyway. Their system sucks, and their Bill Gates is a trickster. Hardly better than the Apple dude.

Draw some stuff like Oracle or IBM, it's the serious thing.
