Broward could allow thousands more condos in Fort Lauderdale, and five more developments

The Broward County Commission will consider six big development projects at its Jan. 27 meeting, including a proposal to allow thousands more residential units in downtown Fort Lauderdale.

Fort Lauderdale's downtown district is currently allowed to have 8,100 residential units, such as condos and apartment. Developers have shown increasing interest downtown, with a handful of projects in the works such as Icon Las Olas and Marina Lofts.

The county commission could allow an additional 5,000 residential units downtown. However, at least 15 percent of them would have to be dedicated to affordable housing.

Parkland could get another 596 homes

Out in the wealthy suburb of Parkland, WCI Communities wants to build 569 single-family homes. The 426.3-acre site at 15500 Loxahatchee Road is in the "Wedge", which was transferred from Palm Beach to Broward county several years ago.

Standard Pacific plans Davie homes

Standard Pacific Homes is also building in the Wedge and now it has its sights set on Davie. The national homebuilder filed plans to build 49 townhomes there.
The 4.9-acre site is on the southwest corner of Griffin Road and Southwest 76th Avenue.

Davie site could have 143 homes

Another developer also has a resident project planned in Davie. Griffin BC Land LLC, an affiliate of Hollywood-based MG3 Developer Group, wants to build 143 multi-family units on 19.7 acres and leave 10.4 acres as recreation and open space.
The site at 5800 Griffin Road and 4621 S.W. 58th Ave. was acquired for $5.7 million in 2012.

Big industrial park proposed

Industrial Developments International, an affiliate of Atlanta-based IDI Gazeley, wants to build a 987,352-square-foot industrial park in Pompano Beach. The company would build it on a 46.6-acre site at 3300 N.W. 31st Ave.
It's near the West Sample Road interchange with Florida's Turnpike.

Pembroke Pines townhomes planned

Label & Co. Developments managing member Harry Posin wants to build 89 townhomes in Pembroke Pines as part of his Centra Falls project. It would be located on the 12.2-acre site on west side of Flamingo Road just north of Taft Street.
Posin has that property under contract with current owner Hollywood Lakes Country Club, the owner of the Grand Palms Golf & Country Club. The same developer also wants to build 61 apartments on a 7-acre site nearby.

South Beach boutique Gale Hotel coming to Fort Lauderdale

Developers have announced plans to build the Gale Boutique Hotel & Residences, a 96-room hotel and neighboring 128-unit condo building, on a parcel of land near the Intracoastal between Las Olas and Sunrise boulevards.

Construction on the roughly $120 million project is expected to start late this summer, with the hotel and condo slated to debut by the first quarter of 2017. The original Gale Hotel, which fuses vintage and modern styles, is on an active stretch of Collins Avenue in South Beach.

Four Seasons Launching Sales In Fort Lauderdale, With Prices Starting At $1.2 Million

A Four Seasons Hotel & Private Residences is planned for a 1.8-acre site at 521 to 529 N. Fort Lauderdale Beach Blvd, according to the Sun Sentinel.

Sales will begin this month, with prices starting at $1.2 million. Unit sizes will range from 800 square feet to 6,000 square feet.

Owners of the private condos will enjoy a separate lobby and pool area, away from hotel guests.

The 23-story project is being developed by Fort Capital Management, the developer of the Four Seasons currently under construction. Merrimac Ventures, led by Dev Motwani, is also a partner.

Construction is set to begin in 2016, with completion by 2018.

Developer pays $22M for portion of Art Institute of Fort Lauderdale

Art Institute Investment, sold the 6.25-acre site to Harbor Beach Investors on Tuesday. Harbor Beach, an affiliate of Alliance Residential and Invesco Real Estate, obtained a $66.5 million loan from Wells Fargo, Broward County records show. Berger Commercial Realty senior vice president Steve Hyatt represented Alliance Residential in the sale, according to a press release.

Alliance plans to develop 4.26 acres of the land at 1701 Southeast 17th Street into an eight-story apartment complex named Broadstone Harbor Beach. Proposed amenities include a club room, pool, putting green, gym and retail.

'Dockominiums' for 26 superyachts planned for Fort Lauderdale

That's what you'll pay for the largest superyacht dock at Harbour Twenty-Six in Fort Lauderdale, where 26 covered boat storage units are being sold like condominiums, each with a property title.

Prices start at $1.8 million for smaller docks, which can handle yachts starting at 80 feet long. Add several thousand dollars more every month to cover the cost of a clubhouse, swimming pool, security and other perks at the marina set for the Shady Banks neighborhood on the New River.

Developers call the project "the only fully covered dockominium megayacht marina in South Florida."

They're counting on owners of multimillion-dollar yachts to pay the price to ensure a parking spot in the "Yachting Capital of the World." Finding a space to fit their super-long boats in peak season can be as tough as parking your car in South Beach on a festival weekend. And forget about parking in the shade.

"Covered spaces for megayachts are coveted because they're few and far between in South Florida," said marine consultant Jim Bronstien of North Palm Beach, who is helping to manage the venture.

Bahia Cabana owner plans major redevelopment along Fort Lauderdale beach

Randolph Equity, a real estate development and capital firm based in Fort Lauderdale, is proposing:

• A 196-room hotel and a luxury 112-condominium complex on Bahia Cabana's site at 3001 Harbor Drive and two nearby parcels at 1001 and 1015 Seabreeze Blvd.

• A restaurant, retail and art galleries as well as a marina with transient docking and overwater dining options.

• Pedestrian pathways and plazas along A1A and the Intracoastal Waterway.
To facilitate the plans, Randolph Equity is proposing a land swap with the city of Fort Lauderdale for the two Seabreeze Boulevard parcels in exchange for a 0.38–acre lot it owns just west of Bahia Cabana.
As part of the land swap, Randolph would allocate 150 parking spaces from the project's new multistory parking garage for the city to own and operate.


The developer also would build a $4.5 million fire station to replace the city's Fire Station 49 and move it from 1015 Seabreeze Blvd. to the 0.38-acre lot at 3019 Harbor Drive.

Venezuelan developers building small urban condos in South Florida

Fourth smoke-free condo planned in Fort Lauderdale

Fort Lauderdale city commissioners approved the complex in October after the developers reduced the building height in response to nearby residents' concerns.

Eisinger and Roy say they already have a handful of contracts for the building, where the 35 units range from 2,136 to 4,295 square feet. Prices are from $1.2 million to $3.8 million.
