606 West 57th Street Named “The Max” In Honor Of Max Elghanayan

Quote:
The West Side’s building boom has been nothing short of transformative over the past few years, resulting in two new residential buildings of over 1,000 units apiece. While The Moinian Group’s Sky opened in 2016, TF Cornerstone’s 606 West 57th Street is also closing in on the finish line. With leasing expected to begin in a few months, YIMBY has word that the tower has officially been named The Max, in honor of Max Elghanayan.

The last time YIMBY checked in on the project was back in September, when glass installation was almost finished. Since then, work has almost fully wrapped on the exterior, though interior construction continues.

The Max will have 1,028 rental units in all, making it the second-largest apartment building in New York City, behind Sky.

Besides the residential component totaling 961,063 square feet, the building will include 37,463 square feet of commercial space. YIMBY has the first up-close rendering of what that will look like alongside the signage, and it will be a very dramatic improvement over the formerly under-utilized lot, fully activating the southwestern-most block of 57th Street.

Finally, The Max will include parking for 400 vehicles, 558 bicycle spaces with nearby subway access at Columbus Circle, served by the 1, A, C, B, and D trains, and is also adjacent to the West Side Highway.

Building out a subway line to better serve the burgeoning West Side would clearly be in the interest of both the City and future residents, but in the meantime, the parking and bicycle amenities are appropriately scoped for the location.

Pre-leasing is already under way, with onsite leasing at The Max expected to begin this spring.

1,028 units in one building is insane! Can anybody think of a building in NYC with more?

^^^^

Here is a nice list. Note that some are multiple properties, but the rise of the high unit projects is coming and has been around. Lots planned. Expect as the afforable housing goal is in the works, more projects with 700-1200 units shall be planned and are in various stages of work all throughout the boroughs.

NIMBYs who say Manhattan has too much traffic or overcrowded should look at those pics above. It’s like a ghost town.

Isn't it funny how places with scores of new condo towers like LIC, battery park, Newport are so quiet..

I don't think that's an indictment of NIMBYS, more of an indictment of new development that fails to create a lively street level.

to be fair that is under construction. look at the the retail ground floors in the second to last photo. nothing is in there yet. certainly with so many people there will be some sort of streetlife around it eventually?!!

I would say that the BPC is pretty lively. Its still residential and you are never going to get Times Square busy (thank god). A lot of "residential" places like Bleeker street or wherever are busy because a lot of non-residents are visiting it because it is a go to place.

This is a 1000+ unit building. Even if a bunch sit empty, are used as a pied a terre (lol), or one person per unit, you will still have A LOT of foot traffic. My buildings 898 units and there is a constant stream of foot traffic in and out of the building. It has significantly contributed foot traffic to the neighborhood.

I actually like this, especially the window/cladding pattern.

I just wish they had chosen a slightly brighter facade color.
