386 Richmond Rd | 12m | 3f | U/C

The subject property, known municipally as 386 Richmond Road is approximately 3,696 sq. f. (0.084 acres) or 343.36 sq. m (0.03 hectares) in lot area and has approximately ten (10) metres of frontage onto Richmond Road, a Traditional Mainstreet. Currently, the property is occupied by a vacant and dilapidated building and is abutting a one (1) storey Scotiabank building to the west and a two (2) storey commercial and office building to the east. The rear of the building is occupied by a two (2) storey office building. There is a small driveway between the two (2) storey commercial building and the subject property that provides access to a surface parking area used by the previous tenants.

The proposed development consists of a 1,207.7-square metre, six (6) storey building with a commercial unit on the ground floor, office at the second floor and four (4) floors of residential uses. The rental residential building will include a mix of studios and one (1) bedroom apartments for a total of sixteen (16) units. The building supports and will contribute to an active frontage with a two (2) storey podium along Richmond Road, while the remainder of the building is set back from the street edge. The proposed building features a separate apartment entry set back from the streetscape and near the entrance of the commercial unit.

The proposed building replaces a vacant and derelict one (1) storey commercial building with associated parking and removable carport used by the previous tenants. As proposed, the development will improve the public realm and the Richmond Road frontage by creating an active street edge and a built form within a compact-mixed use development. Further, the infill development will contribute to the building transition towards existing and proposed mid- and high-rise buildings along the Richmond Road Traditional Mainstreet.

Nice addition to the street. I've had a fantasy of buying this lot and building to a similar density, but putting a Euro-style backpackers budget hotel in it

I love the density. This area could do with more. I also love the design of the store. I remember years ago hearing few people talk about Westboro becoming like Queen Street West in T.O. This store design reminds me of that. I'd love to see more clothing stores/boutiques in Westboro.

Roca Homes proposes six-storey mixed-use building in Westboro

An Ottawa homebuilder wants to construct a six-storey mixed-use building on the site of a vacant store property in Westboro.

Roca Homes’ proposal for the development at 386 Richmond Rd., between Churchill Avenue N. and Roosevelt Avenue, includes commercial space on the ground floor, office space on the floor above and 16 residential units on the top four storeys as well as a rooftop patio, according to a municipal development application. The residential units will consist of studio and one-bedroom apartments.

An empty one-storey commercial building currently occupies the property, with a bank on one side and a two-storey office building on the other.

The plan does not include any parking spaces and there is no available street parking for tenants. But the developer notes there is frequent bus service on Richmond Road, and the property is also located near the Dominion and Westboro transit stations. Stage two of the city’s LRT plan calls for a new light-rail stop at Dominion Station by 2023.

“Given its location, the property is well-positioned to promote walking and to encourage other modes of active transportation,” the application says.

Roca says the building’s height will be consistent with the character of the existing streetscape, adding the development will “promote an active frontage along the traditional mainstreet.”

I didn't find the taller design ugly. I don't love the shorter design but it looks like something on Queen Street West in Toronto.

And now almost the same design, but with the mechanical/amenity space lopped-off (mostly just a set of stairs to the roof-top patio, I'd guess):

Is there an elevator now? With 3 stories I don't believe you require one and in that narrow lot it takes up a lot of room. An elevator to the roof top area would take up a lot of room.

Original building now demolished. Building permit posted on site for the 3 story proposal. Looks like this is moving forward.
