Extended-stay hotel ROOST signs on at East Market tower

An extended-stay hotel is going to set up shop on five floors of the second, taller apartment tower at East Market.

ROOST, a boutique hotel with multiple locations in Philly and throughout the country, announced today that it has signed on at 1199 Ludlow, which is currently under construction as part of the $600 million East Market redevelopment project. It’s expected to open in August 2018.

1199 Ludlow includes a 20-story tower on top of a two-story retail podium and was originally slated for 240 apartments geared toward young professionals and families. With ROOST now in the mix, five levels of the tower will feature 60 extended-stay, fully-furnished hotel suites, a mix of studios, one-, two-bedroom, and penthouse units. Like its other locations, ROOST’s suites will be designed by Morris Ajimi Architects, which happened to design the tower, too.

“We have been looking for a location east of Broad Street for the past few years to meet the demand from that side of town that we have not been able to serve from our other two locations,” said Randall Cook, CEO and Co-Founder of Method Co., which owns and manages ROOST Apartment Hotel, in a statement.

In addition to the other luxury apartments in the building, ROOST will join big-time tenants like Wawa and City Fitness at 1199 Ludlow.

The tower has been on the rise since March of this year and is expected to top off by the end of this month, according to Daniel Killinger, Managing Director, National Development.

Its anticipated date of completion is December 2018, when it will join the first and smaller apartment tower the Ludlow, which is already leasing.

^ Guessing/hoping that this will not affect plans for the hotel redevelopment of the Girard Estate building next door. It doesn't address the short-term/convention market.

Also mentioned in the article is the demand for long-term stay options for MD's and others at Jefferson. I suspect they are aware of a sizable demand of people (From Penn, CHOP, Jefferson, etc.) who will be around longer than a short hotel stay, but not long enough to go through the rental process.

why in the world would it take another year to complete the second tower? That makes no sense at all. Maybe 6 months, max. Then again things do seem to move very slowly on this project. It seems they are finally demolishing the Market st sidewalks on the east side of the site.

The Inky article says the second tower will open in August 2018. Take your pick.

seems more realistic- although still very conservative for a building to be topped off in a couple of weeks.

apparently the developer got a grant to replace the headhouse entrance on this block. They are actively removing the sidewalk near 11th street and getting ready to put in new sidewalk. Hopefully people will be able to stop walking in the street within a few weeks.

Second East Market tower tops out

The occasion was also marked by the announcement that Little Baby’s Ice Cream has signed on as the latest tenant at 1199 Ludlow. The lease comes just days after ROOST Apartment Hotel signed on to bring its extended-stay hotel suites to the 23-story building.

“Raising this steel beam is a milestone for East Market as it brings us closer to realizing our vision for this vibrant neighborhood,” said Daniel Killinger, managing director of National Development.

Little Baby’s Ice Cream will be located on the first floor of the tower at 12th and Ludlow. It now joins Wawa, City Fitness, and Iron Hill Brewery, who have all committed to the tower in the last year.

Expect to see the installation of window panels starting as early as next week. The whole building is expected to be enclosed by April, Pouppirt added.

The tower will feature underground parking, a two-story retail podium, followed by 20 stories of residences and one amenity level. All of the tenants except ROOST will set up shop in the retail podium. The rest of the towers will include 180 luxury apartments and the ROOST suites.

1199 Ludlow is expected to finish wrap up construction in August 2018, according to Pouppirt, but some of the tenants will be opening earlier than the final date.

The 217-foot-tall tower at 1199 Ludlow was designed by BLT Architects and Morris Adjmi Architects and is the taller of the two apartment buildings at East Market. Construction on the tower broke ground on July 5 of this year. It’s made up of 4,375 structural pieces, including 2,500 pieces of precast concrete panels, according to Steve Pouppirt, president of Clemens Construction Company.



WAIT A MINUTE ...... Was I absent that day of class .
Isn't this second tower suppose to be 284' and 24 floors ??

The above posted statement would make the second tower 31' shorter than the first tower .

Yes, anyone with eyes can easily see that it is taller than the existing 248' building. I don't know how this article got it wrong

Perhaps the article is referring to the height of the tower, alone, excluding the podium.
