Work of some sort was captured in images posted on HAIF either the same day the judges ruling was released, or the next day, if I'm not mistaken..

So why is Keller Williams participating in this?

Not sure, but I signed-up to learn if it's an actual proposal or not.

Here's something that may be an actual proposal, the West Houston Master Plan. The site was on the Planning Commission agenda and the applicant's request was approved. One homeowner spoke - opposed to this agenda item. He said the project has grown in size over the years and suggest that the project will "tower over" the surrounding neighborhood.

After the ruling, there was already dirt moved and excavators onsite, plus other construction equipment.

I don't see a whole lot of "towering". It looks like the taller buildings actually fit the site nicely without dominating it, so it can't really "tower" over the neighboring properties. Maybe Mister Tort Reform Hypocrite has been agitating in other neighborhoods besides his own.

BisNow had a nice photograph of a crew of official-looking business types sticking shovels in the ground out by Katy. I'm not sure if this was previously reported, but another 6-story building out west:

"Freeway Properties broke ground on Katy Ranch Offices Phase 1, the first mid-rise office property built west of the Grand Parkway in Katy. Above, LSI’s Robert O’Connell and Glen Taylor, TAS Engineering’s Eddie Sanders, LSI’s Jason Snell and Kerry LaGrone, Freeway’s Mike Baker, Moody Rambin’s Griff Jaggard and Kurt Kistler, Katy EDC’s Lance LaCour, and Moody Rambin’s Bob Cromwell celebrate the groundbreaking. Katy Ranch Offices Phase 1 is a six-story, 151k SF facility just off the eastbound exit ramp in Katy Ranch. It will deliver in Q1 ’15 and is applying for LEED Gold. Griff and Kurt are leasing the property, Powers Brown is the architect, LSI is GC, and TAS is handling MEP."

Somewhere (the Chron?) I saw a quote that 22,000 apartments were under construction in the Houston MSA. That's a much faster pace than the predicted 12,000-a-year over five years.

Houston 'burb outpaces most of inner-Loop for proposed apartment construction

KP Plaza: 2 Towers, 20 & 15-floors.

http://www.credgroup.com/projects_us.html

The site for the proposed Chinatown hotel is located within a 15-acre mixed-used KP Plaza development at the southeast quadrant of Beechnut Street and Beltway 8. Other probable uses within the development include restaurants, retail and residential. The hotel is located one exit from the heart of the Chinatown District and is also near the Westchase District, and international District. The picture below shows the current rendering of the development.

The project includes an upscale hotel about 250 rooms, and 120 high-rise residential units, and 35,000 square feet of retail space with a pad site for a premier restaurant. CRED group acquired the land since early 21st century, and the land, which is made up by two parcels, has a total aggregated size of 13.8 acres. A detention pond serves the site has been built and licensed by City of Houston.

That's a nice looking project in a good location. Hope the Chinese have the money to get it going.

Slightly off-beat topic: branding. Houston is looking to boost its brand identification with out-of towners who might be looking to move in, and while everything else they've tried has been kind of lame, this looks like it might just be the ticket.

No Limits: New image campaign highlights Houston's high points

The second graphic looks really nice.

this image WINS for me. simple, elegant, and has remnants of SPACE HOUSTON to boot.

additionally, i am so very proud of the "chinatown" rendition. houston's chinatown is very strong, with lot's of money. a wonderful prospective addtion.

This is probably the most shocking news of the year for me as far as development goes. I understand the money and impact Chinatown has but, everything in that area that has been built is mostly cheap looking shopping centers. That rendering looks NICE but anything upscale mentioned in the same sentence as Chinatown? We're talking about one street light away from Wilcerst, Spice Lane, Forum park, Club Creek. I love the renderings but definitely shocked to see something so upscale for that area.

It looks like they resurrected the old Park 8 project from 2007.

Park8 was proposed along the Belt, just south of Arthur Storey Park. KP Plaza is planned for the SE corner of Beltway 8 and Beechnut.

I just read a Bloomberg piece on the number of millionaires from China looking to establish roots in America. KP Plaza is listed as another EB-5 opportunity: you can come to America, if you plunk down a million dollars...

From the CREDgroup website:

"EB-5

Our EB-5 Dream of Texas Regional Center Immigrant investment program is in fact the fastest, most simple and least expensive way to make a smart investment while acquiring a non-restrictive, Green Card and future U.S. citizenship for both the investor and his or her entire immediate family. There are two types of EB-5 investment opportunities:

· General. The minimum qualifying investment in the United States is $1 million.

· Targeted Employment Area (High Unemployment or Rural Area). The minimum qualifying investment either within a high-unemployment area or rural area in the United States is $500,000.

A $500,000 or $1,000,000 investment into a federally approved Regional Center and only $500,000 provided the investment is made in a designated Targeted Employment Area or rural area, and that it provides complete turnkey management of all business investments, daily management and full accountability for meeting the required job creations. This is the most popular choice for immigrant investors.

A targeted employment area is an area that, at the time of investment, is a rural area or an area experiencing unemployment of at least 150 percent of the national average rate.

A rural area is any area outside a metropolitan statistical area (as designated by the Office of Management and Budget) or outside the boundary of any city or town having a population of 20,000 or more according to the decennial census."

Our Project

The same racket is being used to sell the Astoria to foreigners.

Now that I think about it, the EB-5 program is what is going to sell the development of these three pies-in-the-skyscrapers.
