Great, another Waterfront plan! They've had them sense I can remember. We're talkin 1959, when I was 6 yrs old. GOD, IM SO EXCITED!

Oh No my friend, not just a Motel 8, but SUPER 8 This outstanding structure is part of The very impressive BUFFALO, WYOMING Skyline! One of these should work wonders for our waterfront! Man, I cant wait to see those cranes.

Looks like a very good plan and looks similar in scale to Oklahoma City's Bricktown. I love the unifying theme of the canals--it's a no-brainer for Buffalo.

A couple issues I have with this...

one is the elevated section of the canal. It seems odd, although it could be kinda neat too. But it essentially makes the canal un-navicable. It will be sectioned off by waterfalls. Will boats be able to come in farther via the prime slip? It's difficult to tell from the model.

The other issue is the designation they've already attached to one block as the "entertainment district". Since they've already said much of the development will come from market forces, how can they possibly predict how each block will evolve??

WCP - do you know what the next step is? What do they plan to accomplish in 2009? (besides environmental studies...)

The boats depicted outside of BPro are paddleboats that would be rented, not coming from the Buffalo River (they're essentially creating a pond at BPro's front door on top of the museum). The ones shown near the Buffalo News- I assume that means the covered canal off the river will be navigable?

They've been pretty up front that this is a generic environmental review that will look at the big picture and not necessarily where each piece fits to allow flexibility in the master plan which will evolve over time. So a 'district' is the plan for now- what actually gets built is market-driven.

2009 is environmental review, some road work, aud demo, and the start of the Marine Drive parking ramp.

This will all tie together very well, but are there any plans for the HSBC Atrium parking lot and all the other surface lots in the cobblestone district? Seems like these empty lots should also be incorporated and tied together. It's a shame about the casino, the whole area could be one large entertainment district.

^^ yes, that entire lot is being developed. Parking ramp and office builing.

Don Warfe is renovating 501 Main and opening a take-out only Brodo location. There are a growing number of smaller renovation projects on this block and nearby. Also, this will be the third Elmwood Avenue restaurant to establish a downtown location.

Why does no one ever propose to tear down crappy buildings like that Burger King eyesore? So many great buildings lost and that turd never goes away.

Good point- the small buildings allow first-time developers/investors easy entry. Though a tower at the BK end of the block would have been better.
