The northwestern view certainly helps 432 Park fit in the cityscape better. I'd love to see a pointed bronze and copper roof on this one to go with the Pierre and the Sherry-Netherland, but it doesn't look like that's happening. The four projections at the corners of the roof around a central tower remind me of American Radiator. It'll be interesting to see what classic NYC influences Stern worked into this tower.

Do we know that is what the roofline will look like? Or is this just a speculative massing?

^ With Stern, it most likely won't just be flat. From the outline of the roof, there's something going on. Looks like the main roof is 782 ft., the four corner features at 814 ft., and finally it tops out at 824 ft.

Floors 4 and 5 are apartments, then it jumps to 8.

824 feet is measuring from sea level. The site has an elevation of about 55 feet.

^Was wondering if that was the case(seeing as it's caused confusion on so many other projects).

Ground elevation seems to be at 43.5', going by the permit, resulting in a total height of 780.5'.

? so there's an actual 4th floor? the elevation drawings suggest that the 4th floor wouldn't really exist qua floor. i'm not so familiar with the new york dob format though...

so is there a commercial component on the bottom 3 floors then?

Here's a listing from the filing...the 4th floor looks to be studio apartments.

As far as the height, I had considered the elevation, it could be off. I don't know what the exact heights of the neighboring buildings are, but we'll get the exact height eventually.

Meanwhile, I expect a very nice addition to both the skyline and the block. Looks like they will be drawing from the surrounding area...

Rough comparison...

The permits are obviously for the new building.

Apparently my memory is mistaken, but didn't they pass a city ordinance limiting buildings on the UES above 59th street to 495 feet? Don't get me wrong, this looks like a great project.

No. There was a proposed rezoning during the Giuliani administration that would have done something similar to areas outside primary commercial districts, but it was never passed.

But I doubt it would have applied to this block, since it's heavily commercial and more Midtown-feeling than Upper East Side.

I'm hoping these types of rezonings will occur if Quinn wins election. She is like a clone of Bloomberg when it comes to development support.

Looks like all permits have been granted. Here's a diagram of the tower rising over the block...

You can see the east side cantilever...

Nice update. This will be a very tall tower for that block.
