Another slight redesign for this tower once again. Diagram doesn't show exact height but looks to be about 483' for the diagram on the pdf. Most likely will change depending on mechanical roof height.

Minneapolis Zoning Panel Approves 40-Story Condo Tower, Overruling Preservationists

A 40-story condo tower planned for the Minneapolis riverfront got a nod from the city’s zoning and planning committee on June 9, paving the way for consideration by the City Council.

Five of the committee’s six members voted to overturn the Heritage Preservation Commission’s rejection of the tower, which Minneapolis developer Alatus plans to build in the St. Anthony Falls Historic District. The preservation commission based its objection on rules limiting the height of buildings within the historic district.

The zoning and planning committee also gave Alatus the go-ahead to demolish two buildings, including a Tudor-style structure that houses a Washburn McReavy funeral home, to make way for the tower, with just a three-month waiting period. The preservation commission wanted a six-month waiting period to increase the chance that someone might emerge to buy the two buildings and move them.

The City Council will take up the proposal for the condo tower on June 17. If it approves, construction could begin this fall.

This is still moving along...was recommended for approval by planning commission on Monday, and the clock for the 90 day time frame to offer the building on the site to be moved began on July 30th.

Here are the plans as submitted to planning commission. Some good renderings in there.

As crazy as the market is right now for properties in these locations, it seems like there is enough pull to make it happen. We will see.

Alatus LLC has been working on plans to build a 42-story condo tower overlooking St. Anthony Falls across the Mississippi River from downtown Minneapolis and had planned to demolish a former funeral home to make way for the project.

On Nov. 21, the Neighbors for East Bank Livability (NEBL) filed for an injunction against Alatus and Minneapolis to halt the project. It said the 483-foot tower exceeded height limits for the St. Anthony Falls Historic District and the city didn’t have the authority to grant a conditional use permit and variances requested by the developer.

NEBL also opposes razing a nearly 90-year-old Tudor-style structure, once the St. Anthony Falls Commercial Club and most recently housing a Washburn-McReavy funeral home, to make way for the 214-unit condo project.

At a recent court hearing, Judge Daniel Moreno did not rule on the motion. He instead ordered the parties to trial on March 13. Attorneys for the city, Alatus and NEBL agreed on a schedule for discovery and mediation, according to Erich Wunderlich, a NEBL spokesman.

“The parties agreed that no demolition will occur on the site in the meantime,” Wunderlich said.

Minneapolis funeral home demolished, but 40-story condo tower still on hold

Minneapolis-based Alatus has been plotting the project for two years, but a group of neighbors has blocked demolition and construction with a legal appeal that says a tower of such height doesn’t fit into a historic district, in this case the St. Anthony Falls Historic District.

The 87-year-old funeral home at 200 Central Ave. SE. needed to come down before construction of the tower could begin. That demolition couldn’t happen during the appeals process until Friday, when the group called Neighbors for East Bank Livability wasn’t able to come up with a $4.6 million security bond by its deadline. By 4 p.m. Friday, wrecking crews were on site tearing down the building.

“The trial judge entered a new order and revised the bond amount upward to a point where our clients could not afford to post that kind of security,” said Gary Van Cleave, an attorney for Minneapolis-based Larkin Hoffman who is representing the group.

Even with the funeral home gone, Alatus doesn’t anticipate breaking ground on the 214-unit condo building until May because the appeal is still pending before the Minnesota Court of Appeals and could take months longer to resolve, said Alatus Development Director Chris Osmundson. Construction will take two years, though some units could be ready in 18 months.

What’s next for Alatus condo tower?

The Minneapolis-based developer learned on Tuesday that the Minnesota Supreme Court removed the last legal hurdle for the project at 200 Central Ave. SE by denying a petition from the Neighbors for East Side Livability group to block construction. The case had been sent to the Supreme Court after it was denied by the Minnesota Court of Appeals in May.

But 21 months of legal wrangling leading up to the court’s action have delayed the project’s start until next spring. It has also pushed the tower’s construction budget to $185 million, $25 million more than Alatus estimated in May, said Chris Osmundson, Alatus’ development director. The cost increase is largely tied to the increase in the prices of construction materials, he said.

Prices for the 214 condo units in the building are also going up, with the least expensive units increasing in price from $350,000 to $375,000. Top-end units in the building – initially estimated to cost $2 million – will now be marketed for as much as $3.5 million, Osmundson said.

But construction costs aren’t the only factor in the list price. Alatus has increased the prices of the condos based on prices paid for luxury condo units in downtown Minneapolis in recent months, he said.

The increase for the smaller units “won’t even make a blip” for luxury condo buyers interested in the building, said Luke Kleckner, an agent with RE/MAX Advantage Plus. The higher top-end prices also likely won’t hold up sales in the building, given that older downtown condos in need of remodeling are selling in multimillion-dollar deals.

“There are a lot of high-end units that are going for a lot that are functionally obsolete,” Kleckner said in an interview. “People need them. They’re buying resales and are gutting them.”

The Supreme Court’s decision this week now makes the project a sure thing for Alatus, Osmundson said. The developer delayed completing construction documents and securing financing for the project until it was sure it could move ahead.

word from SSC is that this one is also due to finally start this spring!

minneapolis hasn't seen towers of this size go up in nearly a generation, and now 3 of them might all be breaking ground this spring/summer!

exciting time for skyscraper nerds in the north star state!
