Developer plans upscale Hyatt Place hotel downtown

White Lodging Services Corp., the developer of the as yet unbuilt 1,000-room Marriott hotel on Congress Avenue, is planning to build a second downtown hotel: an upscale, 276-room Hyatt Place that the company hopes to build once the economy and hotel industry improve.

"We believe there is a continued niche for premium-branded, upscale hotels in downtown Austin, and the Hyatt name carries a very strong reputation," said Deno Yiankes, president and CEO of investment and development for White Lodging. However, "we'd need to see a rebound before we'd feel comfortable moving forward," he said.

The 15-story hotel would be built at the southwest corner of Third Street and San Jacinto Boulevard, currently the site of a parking lot.

White Lodging recently obtained a zoning change to build a larger hotel than existing regulations would have allowed.

All 276 rooms would be oversized suites, 25 percent larger than a traditional hotel room, he said.

"Any start date is going to be predicated on what unfolds in the overall economy and the debt financing markets over the next six to 12 months," Yiankes said.

The height seems fine. The Hampton Inn & Suites next door is 166 feet tall with 15 floors. The two buildings would probably be less than 25 feet apart.

White Lodging Services Corp. hopes to start construction by midsummer on a 17-story Hyatt Place hotel at Third Street and San Jacinto Boulevard in downtown Austin.

If the site plan is approved, White Lodging next would submit construction drawings to the city for the 296-room hotel. The approval of the drawings would allow White Lodging to obtain a building permit, which it hopes to have by late spring or early summer in preparation for the summer construction start, Yiankes said.

The all-suites hotel is expected to open 16 months later, in late 2012, he said.

White Lodging, based in Merrillville, Ind., also remains interested in building a large convention-size hotel downtown, Yiankes said

Interesting... smart move by the Hyatt. Now is the time to test the city's resolve to assist the convention center and hotel industry.

As a downtown resident I'm nonplussed by the design and ambition, seems like another bland mid-rise building. Still, it would be aesthetically better than the surface parking lot.

Love the developers comment :

"If Austin city leaders are serious about a second hotel, Yiankes said, "it will take a lot of different parties to come to the table to make it happen."

"I still do not have a clear sense about whether they are ready to convert their sincere interest into a sincere commitment," he said."

That's funny.... same design... they are just hoping a little twilight lighting will make a cheap building look better! This is why I am somewhat happy about the Marriott design... this is more typical White Lodging fare.

They appeared to be drilling holes for the piles here, as they already have the rebar columns on site. Not messing around!

Well I must say even if these buildings are not that impressive in height at least it will give that area a denser feel.

yeah, not every building in urban and dense cities are any impressive. most just look mediocre, but it still adds to the density. so i think it's all good.

Some shots from the terrace

It looks like I'll have some construction to watch for quite a while! Although I'm losing my view of The Driskill Hotel, in its place I'll see a nice city wall forming.

There will be a nice flow of density on the right side of congress from the bridge to the capital when these and the Marquis are built.

I like that these will help tie the Marriott Courtyard (right) into the rest of the pack. That building has looked funny for a while sitting exactly halfway between Frost and the Hilton.

building heights

I sent out some emails for a few building heights. I got an email back.

Hyatt Place

17 floors
202 feet to top of the pyramid
191 feet 6 inches to top of high parapet
179 feet 6 inches to the low parapet

I'm guessing that last height is for the main roof parapet. Not sure about the higher one.

That's a nice surprise about the Hyatt. I wasn't expecting it to be 200 feet tall. I had guessed it would be around 180 to 190 feet.

New hotel

So why is there contruction on both sides of 3rd street? Is one side going to be a parking structure for the new hotel?
