PHILADELPHIA | 2040 Market Street
Former Headquarters of AAA Mid Atlantic. The 5 story office building, built in 1968, will get 8 additional stories and two rear wings to contain 282 rental apartments and 1st floor retail space. Currently under construction.

Developer: PMC Property Group

It doesn't show in these pictures but the interior seems to be already divided into individual apartments with metal studs.



On the right are the new windows and on the left are the old windows.



The two areas enclosed by the yellow will lead to the new rear wings. I don't know why one has a window in the middle of it except that it may have been a sample.



Notice the sample panels between floors. One is grey and looks metalic and the other is (God forbid) faux red brick.



All that confusion up on the roof is not new construction. They are tearing down that bunker that was there. See below.

Wow! Looks awesome already, hopefully this will add some new life to that stretch of Market along with the Murano. Maybe one day soon we can fill 1919 Market lot with a beautiful Commercial or Residential Tower.

Pretty nifty and more realistic than the Daroff spec design for its reuse - though it would have been nice.

This is going to be such a huge difference. Not only density-wise and vibrancy-wise but also just visually too. That building the way it used to look just stood out so much next to the much taller buildings right around it.

And lol @ the Dranoff idea. Is anybody else thinking what I'm thinking about that?

Haha yeaahhhhhh... that's what I was thinking.

Can this be moved to highrise construction? The floor count is 13 floors

This is much better than what was already there. New residential is good too - connect Rittenhouse to Trader Joe's to Arch Street and add some life.

How high will this be? The building next to this is 2000 Market Street which is 435 feet. This building looks about half as high? Which could be about 200 feet or slightly higher.

The best thing about this project might be that they are getting rid of the wierd raised podium and bringing it right up to the street with some retail space.

Continuing work on existing structure. No cranes or anything like that on site.

Oh, this is the mid-century reuse that hammer mentioned in a different thread awhile back.

Looks awesome! I approve. The setbacks and ho-hum cladding of the original building are jarring against the textures of Center City. The renovation will be much better.
