I agree that it seems like the wrong location for this. But I am glad that this area (from here to Duck Island) is starting to redevelop at last. I guess that if the "entertainment district" around Bridgeport Station becomes a reality, then this could be a fairly lucrative place to live.

700m? Measuring from the middle of the site (average commute) it's closer to a kilometer and a half according to google maps. Even from the closest corner its still over a km. Not to mention how horrible of a walk it would be along river drive. There arent even sidewalks and you'd have to walk between an electrical substation and industrial lots. Not a safe or desirable place to walk at all.
I think there is very little chance this ends up being anything other than a nearly 100% auto oriented development.
Considering the amount of developable land still near canada line stations its a shame unit absorption is being wasted on a project like this.

Well that could be that the owner has wanted to convert it to residential so they have been overpricing it to keep it vacant in an attempt to argue a rezoning.
From what I know there is a shortage of prime access industrial space in the city.
