Situated on a primary artery in a gateway location, next to existing on-site SkyTrain Station and Station Tower office building, the site marks the entrance to the Central Business District that is developing around Surrey Central City. The overall program for Gateway Office Park is to develop maximum AAA office space in balance with an appropriate amount of parking, residential and retail uses in a comprehensive mixed use development.

The project consists of 5 potential footprints for high and low rise buildings, total of 500,000 sf of office/commercial and 400,000 sf of residential within a campus-like urban landscape setting. This creates “permeability” from the street and SkyTrain Station for pedestrians and views for office tenants, and residents. This arrangement capitalizes on views to the project from the streets and SkyTrain approach. This project is committed to LEED Gold for Core and Shell.

The Gateway Business Park is designed by Musson Cattell Mackey Partnership and DA Architects + Partners.

They're all there; the one in question is behind the left building situated on the forefront. There also seems to be a redesign of the podium with the oval shaped building situated on top.

look at the pictures on the first page you'll see theres a little short one missing

plus the ad i read on this said 500,000 sf of office/commercial
imstead of 600, 000 sf

^ Oops...I guess it is not a good update. Perhaps they are cutting some buildings and building less now in the new plan?

Looks like a rejigging to me - there seems to be better spacing between the towers in the new plan.

from what i've seen i think it is too
although if that is there losing about 100,000 sq ft of office space
but i do like the lay out better on this one cause there no little lame plain building

I'm also thinking it's a rework of the plan.

The MCM site now has a fly-through clip of the development, which includes the City Point towers, the 1st and 2nd phase of Access, and the newer low-rise residential buildings west of Access... and that tower further west along the track. This all leads me to believe it's new.. but then why isn't Access phase 3 in?

Huh, haven't looked at this for awhile.

I liek the new, more spacious layout with the water features, even if it means surrey is losing 100 000 square feet of office space. Though with us coming out of a reccession, there might be pressure to build more space again.

regardless, nice looking project. look forward to seeing it go up in a few years.

It looks great....any idea when the construction will start? Did the city of Surrey approve the development yet??

It doesn't look like they've removed much. it actually looks like the 2 storey building that has been 'lost' has actually been turned into an expansion of th base floor of the subbed towers in the complex. So I'd be surprised if a lot of square footage has actually been lost if any ultimately.

Probably a better design overall because it spaces things a bit better and a large and wider ground floor means better options for ground based retail in the area. Recall there is a lot of residential around there that could benefit from upgrade ground retail. It could also provide space to places that are currently across the street on 108th so that the current low density commercial there could be cleared out and additional densification can start there (across from both gateway and citypoint).

I love how the Skytrain stations have become 'nodes' for densification. Even if it has taken 15+ years, we are seeing towers around all the Surrey stations except Scott Road, New West is coming along, and Brentwood, Gilmore and Holdom are growing like mushrooms. In fact, as soon as Holdom station was built, the legacy towers were being planned. Even Joyce-Collingwood, which is in Vancouver, is densifying. And we all thought that Vancouver would never allow towers outside of the downtown peninsula and the Broadway corridor.

Even M-Line Renfrew is seeing some serious densification with the addition of Broadway Tech Centre and the various other smaller developments around it.

the density in that area already is great. Its gonna be amazing when these...if these get done. it really makes me wish there was more density towards central city tower even one tower would be nice. it always looks so lonely=(
