USAgencies/Affirmative Insurance consolidating operations from Chicago

Affirmative Insurance Holdings (AIHI) says it will consolidate its retail agency operations in the Bon Carré Business Center, a move that will add 56 jobs over the next nine months and retain about 200 more. Affirmative, which bought USAgencies for $200 million in a deal that closed in February 2007, has applied for a permit to build a 52,000-square-foot office in Bon Carré. Affirmative will have a payroll of more than $9.5 million.



Bon Carre is a one million square foot technology, research and business hub which is anchored a by a high tech storage facility and is home to over 30 companies and 5000 employees. Affirmative will join other large companies with a major presence at Bon Carre: URS Corporation, Pinnacle Business Solutions/ Blue Cross-Blue Shield, Equifax, LA Tech Park, NTG, Shaw, Convergys.

Downtown receiving $1.9 million for Town Square traffic improvements; new development

The city plans to spend $1.9 million in state money for landscaping, lighting, sidewalks and street furniture for the North Boulevard Town Square, Mayor Kip Holden announced today. The funds are part of $4.5 million in transportation-enhancement funds. The parish plans to spend $904,400 for bus shelters and benches on the Florida Boulevard, Harding Boulevard and Scotlandville bus routes; the other $1.7 million will go to bike paths, sidewalks and pedestrian crossings in other areas of Baton Rouge.

Also discussed at today's Downtown Development District meeting:

—The Louisiana Housing Finance Agency plans to knock down an abandoned apartment complex at North Boulevard and North 17th Street, and replace it with a mixed-use development. The project, called Capital City South, will use federal-stimulus funds. Plans are to replace all 68 residential units; no other details were given.

—The Third Street corridor has been designated a National Historic District, which means the 43 properties in the area are eligible for a 20% federal tax credit for rehabilitation expenses, which can be used along with state tax credits.—Emma James

Coca-Cola Bottling Company/opposite Metro Airport



Investment: $178 million
Bottom line: Coca Cola Bottling Company of Baton Rouge relocated its new 781,000-square-foot production and distribution facility, enabling the local distributor to supply to Coca-Cola bottlers throughout Louisiana and into neighboring states. The expansion is expected to add up to 113 new jobs to the region by 2012 with an average annual salary of $45,000.
In addition to popular Coke products, the facility is the largest national producer/distributor of the popular VITAMINWATER product line.

The East Baton Rouge Parish Planning Commission approved this mixed-use development, which is expected to breathe new life into the OLD SOUTH BATON ROUGE neighborhood between downtown and LSU. When completed, it will feature 224 apartment units along with 30,000 square feet of office space and 16,000 square feet of retail space on the 8.3-acre site of the former Prince Murat Inn, which was demolished in 2006. Construction was slated to begin late last summer, but was delayed because of the current lending climate. Groundbreaking is now slated for the first quarter of this year.

The company custom builds magnetic liquid-level indicators for the petrochemical, energy and pharmaceutical industries. That’s why economic-development officials were pleased when it announced plans last fall to build a new 43,500-square-foot facility in Baton Rouge East/Oak Villa that will enable it to expand local operations and add 35 permanent new jobs with an average annual salary of $40,000. It is, they say, a prime example of a company that utilizes the area’s manufacturing experience with the new knowledge-based workforce.

Highland-Oklahoma Mixed Use/Old South Baton Rouge

The Gulf Coast Housing Partnership is looking to put a 59-unit condo development with 4,000 square feet of retail space at Highland Road and Oklahoma Street in Old South Baton Rouge. Rezoning for the $10 million development still needs Planning Commission and Metro Council approval. It will then need to be preleased, but construction should take about 12 months once work begins.

The partnership has been amassing properties that make up the 1.7-acre, triangular site for about three years, The project will help complement the ongoing redevelopment efforts in Old South Baton Rouge between downtown and LSU.

Hi everyone--

I'm new to the area and will be settling in over the next few weeks. I was curious to know if anyone had any thoughts on the future of Perkins Rowe, which I was not aware of until this most recent visit. But I hear, not surprisingly, that due to the facility's opening during a particularly bad market cycle, it hasn't stood a chance of achieving even 75% occupancy. Future phases have been called off, even the apartments aren't leasing that well (serious issues of poor construction quality), and the entire development might be going into receivership. This is all just what I've heard through the grapevine. Is any of it true? Does anyone have evidence to substantiate this?

Thanks for any help you might be able to offer. You're likely to see me creeping up here and on the New Orleans forum in the future.

Everything you said about Perkins Rowe is true, but that is because it was a terribly conceived idea. If you are interested in reading more on Baton Rouge development, we baton rougians don't use this site often, but use urban planet instead, where there are new posts added daily.

Pinnacle Casino/ South River



SAN FRANCISCO (AP) - Casino Operator Pinnacle Entertainment Inc. said Monday that it is now budgeting $357 million for its upcoming casino and hotel in Baton Rouge, La.

That's more than $100 million more than it first planned because it is adding more hotel rooms, more games and other features.

The casino is expected to be completed next December.

I am embarrassed they are building that ugly 1995 looking monstrosity in suburban baton rouge when we already have two fine casinos downtown where the people and conventions are.... It looks like a Bass Pro Shop.

Downtown Hampton Inn/CBD

Downtown Baton Rouge will become the site of a seven-story, 137-room Hampton Inn & Suites hotel under a proposal by developers Richard Preis and Winsor/Aughtry Co. of Greenville, S.C.

The project’s cost is estimated at $15 million to $16 million, Preis said Thursday. The hotel will be built at Main and Lafayette streets.

The Hampton Inn & Suites will sit directly across Lafayette Street from Preis’ planned RiverPlace development, adjacent to the Kress Building and across Main Street from the state’s LaSalle garage. The hotel is projected to create about 40 full- and part-time jobs.

Firebrand-Nintendo Systems Studio/ Louisiana Technology Park- BR Central East

Firebrand Games, a Glasgow, Scotland-based game developer focusing on racing games for Nintendo systems, will locate in Baton Rouge, bringing 30 jobs and an annual payroll of about $1.5 million.

Firebrand Games will locate at the Louisiana Technology Park and hire 30 staff members and expects to be operational in January, according to a Baton Rouge Area Chamber news release.

Firebrand’s other U.S. location is in Merritt Island, Fla. It has developed titles such as Grid, Race Driver, DiRT and Need for Speed, as well as all console versions of Trackmania, the company is now expanding into other formats and will soon be on all consoles including PlayStation®3 and Xbox 360.

Maybe I missed it elsewhere in the thread, but I don't see any discussion of the controversial new downtown library. It cleared a big city council hurdle last night.





I, for one, will be happy to see this project move forward.

Hampton Inn & Suites will soon call Downtown home

Hampton Inn & Suites will soon establish a new $17 million - 137 room location on the corner of Lafayette Street and Main Street in Downtown Baton Rouge directly behind Kress at Third and Main.

The hotel being built by Winsor/Aughtry Co. and local developer Richard Preis will also include 930 square feet of meeting rooms, a fitness center, a board room seating 14, and a seating area over looking Main and Lafayette Streets. It will feature 36 suites and 42 rooms that have balconies.

The hotel will be the third major hotel to be built or renovated on Lafayette Street. The Hampton Inn along with Hotel Indigo, opening in February, join the Hilton Baton Rouge Capitol Center Hotel to create a lodging corridor along Lafayette Street.

The hotels offer easy access to our attractions and restaurants, as well as Capitol Park, the River Center, the Riverfront levee, and other related facilities/businesses in the Central Business District. Views of the Mississippi River will be available in many of the rooms.

The current timeline sets completion of the seven-story hotel for late 2012.

Our Lady of the Lake Livingston-BR East Suburban Livingston



Our Lady of the Lake of the Lake Regional Medical Center broke ground January 31, 2011 on Our Lady of the Lake Livingston, a 140,000 square foot medical complex. The medical complex will include a free-standing emergency room, outpatient services such as a lab, imaging services such as CT, ultrasound, X-ray and MRI. In addition, the facility will house physician offices, including specialists. Our Lady of the Lake Livingston is expected to open in the summer of 2012.

The complex is located on the West Florida Pkwy(I-12/Livingston Exit)

Medical Corridor/Expansion

OLOL Regional Medical Center is planning to build a 9-story tower on Essen Lane. The building would include a trauma center & serve the hospital's heart patients. Construction is expected to begin in May 11'....

Renaissance hotel on track for September opening
The 256-room Renaissance Baton Rouge Hotel is on schedule for a September opening. The property is already booking events for later this fall, says Mike Wampold, who is developing the property. The Renaissance, a Marriott-affiliated brand, will have 12,000 square feet of meeting space, along with a spa, a fine-dining restaurant and a resort-style pool. "This will be as nice as any four-star hotel Atlanta or Dallas would have," says Wampold.
