It was political. Opponents of the Koolhaas plan donated to politicians, and essentially, this created the environment in which the original plan would be scrapped. Dam shame too, as the first design was vastly superior.

Project: Andrew Resnick Development

Full Sized Rendering: http://cdn.cstatic.net/images/gridfs..._101413(0).jpg

The new structure, designed by Kobi Karp, would have 70 condos, 171 hotel rooms, and 40,000 square feet of office space above the ground floor retail. It would also be a big honking building over a one/two story row of shops and cafes. The tipster points out that the proposal greatly exceeds the currently allowed zoning in height and in floor area ratio. It would require a voter referendum, as well as the city commission to alter the height limits, and to lower the parking requirements.

SushiSamba Coming To East Coast Fisheries Site On River In Downtown Miami

Quote:
SushiSamba is planning to open in downtown Miami.

The restaurant will be built at the historic East Coast Fisheries site on the Miami River, as part of the second phase of Melo Group’s Flagler On The River. Plans are pending approval by city officials and the Miami River Commission.

Melo plans to build a three-story, 17,000 square foot building that incorporates the foundation of the East Coast Fisheries building, built in 1925 (the foundation is all that remains). The architect is ITEC Design.

Thread is up for: 3000 Biscayne Boulevard

This should be a sizable development. Current zoning allows for 36 floors and up to 793,000 square feet. Given the average size of the nearby towers, with a nice design, it should improve the general feel of the neighborhood.

It is nice. Lately, the low-rise structures have had some fantastic architecture. Lots of little gems all over the metro.

Update on the Streetcar:
===============

Planners sidetrack streetcar plan

Quote:
Plans for a streetcar in Miami’s urban core were temporarily sidetracked after a county transportation board postponed supporting the project.

The Miami-Dade Metropolitan Planning Organization (MPO) last week deferred an endorsement as board members were supportive and yet concerned the streetcar project might roadblock other planned transportation modes.

“I am still very excited about this project as long as it doesn’t compete with all of the other projects that’s in the hopper,” said board member Audrey Edmonson.

For one, Miami-Dade is working toward countywide bus rapid transit. The county and Miami Beach are collaborating on a downtown-Miami Beach transit link, referred to as Bay Link. And recently, a proposal called for study of a gondola connecting major destinations such as Marlins Stadium and Florida International University.

“I think that what we need to do is we really need to have an opportunity to sit down and look comprehensively at our transportation system,” said board member Dennis Moss. “What’s happening now is we have those bits and pieces floating around.”

The MPO, established under a federal requirement, oversees countywide transit projects. Its backing of transportation proposals by municipalities is, for the most part, imperative for the future of these projects. The MPO lists future transit projects in order of priority.

While the City of Miami’s request stopped short of asking for the streetcar to be a top priority, the city wanted the MPO to urge the Florida Department of Transportation to fund $100 million, or 50%, of the streetcar’s projected capital cost.

“If we are going to have a $100 million for a streetcar system there, then we would like to have $100 million for the City of Miami Beach because we’d like a streetcar system,” said Miami Beach Mayor Philip Levine, who also sits on the MPO board. “Why are we putting the cart before the horse? The biggest regional issue that we have right now that affects our pocketbook is the MacArthur Causeway.”

Man - if Miami can get all these transit projects built (the full streetcar, Bay-Link, Some BRT, more Tri-Rail and AAF) it will be one of the best transit cities in the country. Good luck

Considering the sprawly nature of South Florida, the region is making some of the biggest strides when it comes to mass transit. The state as a whole really. Its really a great time for the region. Hopefully all of these economic and transportation changed will catapult it to Alpha status from Alpha minus. I'd like to see it in that category keeping Chicago and Los Angles company.

Baylink is still in the plans the problem is funding since a 6 mile extension from downtown to Miami Beach would cost half a billion dollars.

Nine at Mary Brickell Village finished construction and is actively leasing at the moment. Recently as of late October floor plans have been released to help the sales.

Project: 26 Edgewater

Quote:
A new condo project has been announced in Miami's fast-growing Edgewater neighborhood with the focus on smaller units at more affordable prices.
Stripey Developments and 4R Development are partnering on 26 Edgewater, a 10-story project with 86 units. The developers purchased the 20,000-square-foot site at 321 N.E. 26th Street for $2.4 million in early 2014.

Rafael Velasquez, of Sunset Realty Group in Miami, is the exclusive agent for the project. He said it should break ground in December and be completed in mid-2016.

It will have 58 units with one bedroom, sized at 560 square feet, that are priced at $270,000. The other 28 units are two bedrooms and range from 810 to 980 square feet, with prices averaging $340,000. Velasquez said the maintenance would be about 45 cents per square foot, which is considerably less than other new condos.

I wonder if this project could possibly be resurrected?

I think maybe something tall could go here. Could be a possible supertall if we are lucky.

PMG Closes On Purchase Of Empire World Towers Site For $80 Million

Quote:
PMG has closed on the purchase of the Empire World Towers site in downtown Miami for $80 million.

In 2008, the city approved a Major Use Special Permit that permitted twin 93-story towers on the site. The MUSP included the right to build 1,557 residential units, 24,741 square feet of retail space, and 3,317 square feet of office space. An FAA approval permitting building heights of 1,000 feet has expired and would need to be resubmitted.

The property is within walking distance of Miami Worldcenter, which is scheduled to break ground by the first quarter of next year. Also nearby is All Aboard Florida’s MiamiCentral project, where site work is underway.

A Holiday Inn adjacent to the site remains in contract, with the contract said to have been flipped.

Seller CDR Creances was represented by HFF’s Hermen Rodriguez, Jaret Turkell, and Scott Wadler.

PMG recently broke ground on the 57-story Echo Brickell.

A little disappointed that the towers are under 1000 feet....

He was going to design it originally, but Related changed there minds and went with Arquitectonica. The CEO of the condo division was responsible for that decision in the end; Carlos Rosso.
