Hong Kong meets Bellevue

Chinese-backed group plans 2 Bellevue towers with 1,000 housing units, retail

■Plus Investment USA is the local real estate arm of Hong Kong-based Plus Investment.
■Plus Investment USA expects to start construction by early 2016 on two towers with nearly 1,000 residential units at 752 108th Ave. N.E. in Bellevue, company CEO Kevin Corbett said.

That will be tall for the area. I wonder what the height is? Looks to me like 550 ft from observation.

Looks cool, but I thought the height limit in Bellevue is 450 feet and those look more than that...but counting floors they might be close at 50 ish. Must be some skinny floor plates and some whacky and deceptive camera angles on those views.

The zoning is 450', which these look like. The City is studying rezone options including a 600' zone in this area.

Speaking of downtown Bellevue. I decided to pay it a visit last week. Had been a while since my last visit which was a drive-through. This time I went by bus and walked around. I think I covered area from the transit station, through the office plaza where Microsoft has offices, to the Expedia building, Bellevue Towers, Galleria and NE 8th, then over to the Library and then to Vertigo? and back to the transit station.

The weather was good and I got some photos. Looked really nice and saw the construction equipment at the old Safeway site. Looks like they're chipping away at the block along 8th that used to have the hodgepodge of shops including the piano store and gas station-turned-pet shop or something.

The only "city" moment I felt was when a rather young and kind of buff guy seemed to come out of nowhere as I was walking past the "California something" restaurant across from the Galleria. He said something about he thought or heard that a certain building was an FBI building and that I probably shouldn't take pictures of it. I thought it was an interesting comment so I looked him up and down. He was carrying two or three plastic grocery bags but looked rather gym-trendy (trendy glasses that matched his top) for someone who might be borderline on the mental health. He was munching on stuff from his bags, munching and talking at the same time and looking over the top of his glasses and kind of keeping pace with me. He asked me why I was using my point-and-shoot and not my bigger camera which was just hanging around my neck. I said it was because of the lens. I told him that I had to be really close to something to use the bigger camera or the object would be too small, plus my point-and-shoot had a decent zoom. My answer seemed to work for him and he kept walking through the "Don't Walk" section of the sidewalk. I jaywalked across to the Barnes and Nobels/Mars Hill Church side of the street.

Very interesting character. He semi-followed me up the hill on 8th but I think I lost him while stopping to take some pics. Later on after Vertigo I was nearing the transit station when a big chopper came flying around. I thought it was probably for a big wig at MS or EXP. Only thing, it seemed to be circling around and not picking anybody up. I decided to sit still at the station and scroll through the pics I'd taken.

I wonder if that guy was undercover? If so, good actor and good move to keep it a little bit on the hipster side.

The Wolff Co. of Scottsdale, Arizona, bought a full-block Bellevue development site at the corner of Bellevue Way Northeast and Main Street for $14.09 million, property records show.

An entity related to Security Properties bought land from Wright Runstad & Co. for a five-building apartment complex, which will be the first project in the 36-acre Spring District in Bellevue.

Property records show Security Properties paid $10.7 million for the land.

The buildings will range from three to nine stories and have a total of 309 units.

Revenues are rising even more in downtown Seattle and elsewhere in the Puget Sound region, where there's a hotel development boom (subscription required). In downtown Seattle alone, seven hotels with a total of 1,200 rooms are under construction, and nine more projects are planned. Together, these 16 projects have almost 3,150 rooms, or nearly 30 percent of downtown Seattle's existing stock.

Downtown Bellevue has five or six towers under construction, including two at 450'. Plus it has a good number of six-story woodframes going up. It's starting to look like 2008 lite. Of course it's among a lot more buildings that were added in the 2008 boom.

New Plans for Downtown Bellevue Hilton Garden Inn Unveiled

The Bel-Red Corridor is a 900-acre area that stretches between State Route 520 and Bel-Red Road, extending from Interstate 405 to 148th Avenue Northeast. Bel-Red is a major employment area for Bellevue, but some large employers have moved out or reduced operations, in part due to changing market pressures in the area.

Between 2005 and 2009, the city worked with businesses, residents and other stakeholders to determine a new role for Bel-Red in the city’s overall plan for growth and economic development. With the City Council's adoption of a Bel-Red zoning and code ordinance in 2009, the area is poised for transformation.

Sound Transit's East Link light rail line will pass through through Bel-Red into Redmond. To begin operation in 2023, East Link will connect downtown Seattle to Bellevue and Redmond/Overlake. Two stations will be in Bel-Red, offering opportunities for the city to plan for transit-oriented communities around them.

Bel-Red is characterized by significant areas of under-utilized land; large, flat expanses of concrete and asphalt; unhealthy streams and wetlands; limited transportation options; close proximity to SR-520 and I-405; and a strategic location between downtown Bellevue and Redmond/Overlake. One of the city's major employment areas, the Bel-Red Corridor features:

* 27 percent of all the commercial and industrially-zoned land in Bellevue;
* More than 50 percent of all land in the city zoned for light industrial use;
* Approximately 20 percent of the city's total employment; and
* More than 2,000 businesses.


In the 1990s and 2000s, some large employers moved out or reduced operations, in part due to changing market pressures in the area. By 2030, the Bel-Red area is expected to generate:

* 10,000 new jobs and 5,000 new housing units
* Transit-oriented developments around light rail stations
* Restored streams and ecological functions
* Better local and regional transportation connections
* New parks, trails, bike paths and other amenities
* Significant economic development


With a newly adopted vision, Bel-Red is now poised to become a model for planning that represents a tremendous opportunity for local, regional and state collaboration in achieving transportation, growth management and economic development goals. The Bel-Red Vision: “To develop a sustainable urban development pattern that dramatically reshapes the future of Bel-Red while allowing the area to transition gracefully from its past.”

Meanwhile, in Seattle, developers are pushing ahead with office towers that should yield at least 1 million square feet of new space next year — and that’s not counting two new buildings Vulcan pre-leased to Amazon.com. The Class A vacancy rate in downtown Seattle is about 11 percent, according to JLL.
