Project Update: The Peninsula (Bronx)

Now, permits have been filed for a fourteen-story mixed-use building at 720 Tiffany Street in Hunts Point, The Bronx. The new development, named ‘The Peninsula,’ will be six blocks from the Longwood Avenue subway station, serviced by the 6 trains. Six blocks further is the Prospect Avenue subway station, serviced by the 2 and 5 trains. The NYC Economic Development Corporation (NYCEDC) is leading the transformation.

According to the NYCEDC, the full plan will yield 840,000 square feet, including 740 affordable housing units, 52,000 square feet of recreational space and a public plaza, 50,000 square feet of light industrial space, 53,500 square feet of artists’ community facility space, and 15,000 square feet of retail and commercial space.

Construction is expected to start soon, with phase one finishing by the first quarter of 2021, phase two finishing in 2022, and phase three in 2024. The proposal will cost $300 million.

This is one of several substantial new buildings filed for the neighborhood, showing the economic revitalization of Harlem is far from over. The Jay Group is responsible for the development.

The 160-foot tall structure will yield 139,200 square feet, with 100,930 square feet dedicated to residential use and 12,410 square feet for ground floor commercial retail use. 141 apartments will be created, averaging 716 square feet apiece, indicating rentals. Residents will benefit from a lobby, parking for 71 bicycles, storage space, and three recreational spaces on the second floor.

JFA will be responsible for the design.

The structure will likely be built alongside two buildings on the lot. The properties, which have a combined square footage of 366,000-square feet, contain 334 apartments and one commercial unit.

The 191-foot tall structure will yield 97,700 square feet within. Retail will be positioned in the ground floor and cellar, with offices occupying the remaining floors. Terraces will be created on the ninth, eleventh, and twelfth floors. Parking for bicycles and 11 cars will be included on site.

HOK is responsible for the architecture. The design will incorporate much of the existing six stories of masonry façade, but strip the interior down to the framework and renovate all mechanics. The curtain wall addition on top will add five extra floors.
