Current shitty rendering at the site:

Look at that detail in that rendering.

The facade as depicted. Love it!

Current Lot:

LIC Status (A rough guide)

This project should be in the stages of construction by now. Excavation has been occuring for the last couple of months.

Its just one of many for the LIC area.

We have:

1) 29-32 Northern Blvd | 473 FT | 44 FLOORS (u/c)
2) 27-21 44th Drive | 307 FT | 27 FLOORS (u/c)
3) 28 on 28th (42-12 28th Street) | 647 FT | 58 FLOORS (u/c)
4) 43-25 Hunter Street | 509 FT | 50 FLOORS (u/c)
5) 23-01 42nd Rd | 481 FT | 44 FLOORS (u/c)
6) Tishman Towers | 590 + 504 + 374 FT | 53 + 44 + 33 FLOORS (u/c)
7) 44-28 Purves Street | 386 FT / 117 M | 35 FLOORS (u/c)
8) 27-19 44th Drive (44-12 Purves St) | 302 FT | 27 FLOORS (u/c)
9) 42-10 27th Street | 212 FT | 20 FLOORS (u/c)
10) 27-17 42nd Road | 258 FT | 25 FLOORS (u/c)

Add this project and where up to 11 really noticeable towers.

Some of the noticable ones under contruction. I may be missing some but just as an idea.

AND this isn't even the whole thing as there are a slew of proposals for the area and dozens of mid rises. Not to mention a super tall. Just for LIC!

And imagine if the Sunnyside Yards are developed, as that's one of DeBlasio's pet projects. The Sunnyside Yards are like 3-4x the size of Hudson Yards.

Even if you build Sunnyside Yards at much lower density than Hudson Yards, you're probably talking tens of thousands of units.

I hope the city really takes advantage of that area. Given the size, it could easily support 50,000 or more units (if the city was really serious about affordable units). I kinda think the current affordable housing plan is underwhelming. But with such development, does come the strain on the nearby transit routes such as the 7 train.

What I would like to see ideally is a community that has a very large amount of units, but one that consist of workers who do their daily business in LIC or its proxies. It would be nice to have office buildings or places of employment around the yards and use that as a sort of denser Battery Park. I guess it in a way is a master plan like idea, but I think it could work.

A couple of weeks ago I was watching a documentary on Hong Kong, and I really like how they have certain developments that are mini cities in themselves. Meaning the residents can all work, live, play, and so on in just a few acres. I think NYC needs to be a little more like HK in that respect. Could be a way to further reduce the strain on those train lines. Although that in itself needs to be fixed and upgraded. I just hope the city doesn't botch whatever may rise in Sunnyside. I'm all for parks, but when you make 50% or more of the yards park, thats losing valuable space for units. Hopefully they don't go apeshit on the parks, because there will be parks.

Even micro units while we are at it. Think about how many of those can be packed into those yards.

I think we need a new city compilations thread just for outer boroughs projects.. if not just for LIC projects..

It's quite incredible. And these aren't small projects either. A majority of them fall within the range of 350-500 feet and they are wide/bulky as well.

I think LIC and its surroundings have eclipsed DoBro at least in terms of construction activity. And the thing is, a lot of the major waterfront towers lining Northern Queens have yet to start. Those will include 1000's of new units.

Under Construction - rebar!

Quote:
In May, construction crews at Rockrose’s 43-22 Queens Street Eagle Loft were wrapping up excavation.1 When we stopped by last week, we saw that foundation work is well underway, with rebar sprouting from the ground, as seen in the photo below. On-site signage calls for a Fall, 2017 delivery, which is approximately around the same time that Rockrose’s other project on Hunter Street will deliver.

Permits were approved on the project on April 1, with permits calling for 587,860 square feet of residential space, 34,477 square feet of commercial space, and a 54 story tower with 783 units.2

Construction rises above fence at Rockrose’s Eagle Loft at 43-22 Queens Street

In June, construction crews at Rockrose’s 43-22 Queens Street Eagle Loft were just installing rebar as the building was just starting to rise. When we stopped by last week, we saw that construction has reached over the fence, as seen in the photo below. On-site signage calls for a Fall, 2017 delivery.

Permits were approved on the project on April 1, with permits calling for 587,860 square feet of residential space, 34,477 square feet of commercial space, and a 54 story tower with 783 units.
