As of the past four or five days there has definitely been a flurry of heightened talk. More importantly, a number of benchmark statements from those who are the majority property owners and the primary developers.

I'll round up the latest scuttlebutt and post it below for you. Thanks by the way for the inquiry.

...The three buildings will add a combined 248 residential units that will serve a range of income levels, from market rate to supportive housing. The two new construction buildings will be five and six stories respectively, ensuring that the nine-story Northwest Pipeline, or Metropolitan building, remains the most visually prominent building.

According to Zarek, the developers designed the project around the concept of placemaking and neighborhood identity with the nod to the adjacent Violin Making School with the Violin School Common, a half-acre plaza at the center of the development. The developers will also reintroduce Arnold Place, a historic street that used to bisect the block that will connect residents to the parking structure. Zarek told residents that his team designed the street in a way that it can be shut down for events like street festivals and serve as temporary public space.

I love slc!!!

Here is another wonderful sketchup rendition by yours truly. I added 151 S State, the Regent street Hotel and the two 10 story Patrinely Buildings.



And to those people who want to talk bad about our great city, I have a few things I want to say to you. I have been all over the world. I was part of the most famous skyscraper project ever built, Burj Khalifa, I worked and lived in Dubai while working for Emaar Properties. I have been to many Major cities in my travels, but the city that most intrigues me is Salt Lake City. Not only cause it's home but because we are witnessing the actual transformation of a world class city. Most US cities are already heavily developed, so a new skyscraper hardly makes a noticeable difference in most of them. But look how huge of an impact 111 S Main made. That's what excites me. And yes SLC has been slow when it comes to high-rise developements. But that is only a small part of what makes a city world class. Did you know Salt Lake City has a better public transport system than NYC? Did you know that SLC has a Double decker High-speed commuter rail system in a state with less than half the population of Phoenix, or Seattle. Now that is what truly matters, great public infrastructure, which makes life easier and more enjoyable for its citizens. I have never been so impressed with any other city than I have with SLC. With the resources being limited due to its small population , what the city has done with what it has, is quite..well, unbelievable. Plus when SLC held the winter games in 2002 they did so with absolute class. The 2002 winter games were by far the best presentation of olympic games ever held in the US, hands down. There is no where quite like Salt Lake City, but there is a few places like most everywhere else in this country. Take it from someone who knows urban developement, SLC is on top in more ways than one.

Isaac Riddle Reports - Construction Begins On Two Missing Middle Projects - Full Article @ Construction has started on two townhome projects in Central Ninth on Washington Street.

... In Central Ninth, the bulk of the 900 South block of Washington Street is about to be redeveloped with multiple projects in the works, in one of the cities most evolving neighborhoods.

Construction has started on two midblock, missing middle projects on Washington Street, Central Ninth Place and the Washington Street Townhomes. Both projects are will be townhome style rentals and will add a combined 18 units to the neighborhood.

...The Washington Street Townhomes, on the east side of the 900 South block of Washington Street, will include five, one-bedroom units in one building. The rental units will be two stories with 1100 square-feet of living space. The interior units will each feature a small second-story patio and will front a pedestrian walkway. The exterior unit will front the street and have a larger second-story balcony/patio area.

Central Ninth Place Project

Final renderings of Central Ninth Place aren’t available as Carroll noted that the project’s design elements are still being finalized. According to Carroll, the exterior materials will be a mixture of wood siding, stucco, and stone.

...Last week the Planning Commission approved a planned development request from Clifford to build the Emigration Overlook, a 12-unit luxury condominium development at the mouth of Emigration Canyon on the 800 South block of Donner Way...Parking will be in a parking structure with 20 tenant stalls on the lower floor, and 10 stalls above the structure that will be reserved for visitors. Construction will also be reversed, with parking built first to provide a base and staging area to build the condo units.

The units, as proposed, will include landscaped roof decks and significant glazing that will allow natural light and provide tenants spectacular views of the Salt Lake Valley...

The three interior homes will front a pedestrian walkway connecting an alley to the west to Jefferson Street to the east while the fourth home will front Jefferson. The garage access will be from the alley that bisects the block directly west of the Central Ninth Market...

In what appears to be the new normal, the Historic Landmark Commission held a work session Thursday, February 2 with Clearwater Homes to discuss the developer’s plans for a large mixed-used development for the 500 North block of 300 West in the Marmalade neighborhood...

...The mixed-use project will consist of three connected buildings above a parking platform. The two northernmost buildings will be five stories and the building to the south will be five stories. The project will include between 260-285 residential units that will be a mix of studio and one and two-bedroom apartments. Two anchor commercial spaces and ground floor live/work units will separate the parking structure from the street.

The developers are reserving the southwest corner of the building, opposite the Marmalade Branch, for a small restaurant. The restaurant space will be around 2,400 square feet, but according to Micah Peters from Clearwater Homes, the restaurant could double the seating space with outdoor dining on the plaza separating the project from the library. Peters told the HLC that he is in talks with the LaSalle Group to open an Italian restaurant in the space and consulted the restauranteurs when planning the space...

UPS To Build Crown Jewel Distribution Center In Salt Lake City


SALT LAKE CITY — Construction has begun on a new UPS distribution facility that the company says will provide Utah with an estimated 1,500 additional jobs.

Set to be the crown jewel in the UPS system, the new facility is being built at 380 S. 6400 West. It will measure 840,000 square feet and will be capable of processing 69,000 packages an hour, according to a written statement from the company.

Carolee Streeper, the UPS human resources manager in Salt Lake City, said the building will be “fully automated and will have very high conveyors and tilt trays.” Despite the extensive automation, “we’re going to be adding about 1,500 jobs,” she said.

There’s also a ripple effect with an announcement like this. As Utah looks to attract other companies to locate here, the new UPS center can help seal those deals...

The development is just over a block from the Courthouse TRAX station and directly along the 200 bus route, a high-frequency route
that runs north-south and State Street, and is just over a block from the Courthouse TRAX Stations...

PROJECT DESCRIPTION
The Regent Street Hotel is a proposed 330 foot tower with 20 full stories topped by a roof deck and lounge. The top of the 20th floor will be 298 feet; the top of the
enclosed portion of the roof deck lounge will be 311.5 feet. The final 18.5 feet is reserved for potential mechanical needs. The program includes 3 stories of public, meeting and amenity space,
40,490 SF in total. Above the public space and amenities are 9 floors of hotel guestrooms, 105,660 SF total, with 190 guestrooms. Above the hotel are 8 levels of condos with 93,920 SF of built
space and 36 dwelling units. The roof deck has 4,000 SF in enclosed space, 6,290 SF in deck and open space, and 1,450 SF in mechanical space. The proposed project has 251,810 SF total
above grade. The project will lease 133 parking stalls from surrounding parking garages for the hotel component. Each dwelling unit will have 1 parking spot on site below grade.
