That area in the article is a big parking lot for the construction workers right now. I'd imagine nothing would happen there until main construction would be done but who knows.

Edit: I was thinking of the area south of Elmont but if it's the land north of Elmont, I'm surprised they didn't own that already.

I would have thought that too, finish the campus, weigh options, then choose to expand or stay as is.

I believe that's against this forum's policy to paste an entire article. I would think especially if the article is behind a paywall meant to generate revenue for the publishing website. There might be legal implications.

According google maps, it is the area south of Elmont. The land north of Elmont is where they are building the main campus. They are currently using this 6 acre area as a staging area according to the article.

you can get around the paywall by hitting esc just after the page loads & before the paywall comes up. works for me.

That actually worked with this article. The article is more interesting and thorough than most ABJ articles. Here's an interesting quote from the article:

Quote:
Cypress rezoned the property in April. Documents at the city of Austin show that the land had been designated Neighborhood Mixed Use, and Cypress sought a designation as Riverside Corridor Mixed Use, which would allow for density bonuses and additional height — up to 120 feet, which could equate to about 10 stories.

Because Cypress has a history of building multifamily, the deal looked like a typical land-use plan for the firm. Staff notes indicate that Cypress was in the early conceptual phases of the project but that it was proposing to build 600 apartment units with some commercial spaces and live-work-play elements.

It’s unknown whether this new entitlement was sought on Oracle’s behalf as the pending buyer or whether Cypress was approached to sell the land after the zoning changes were approved by City Council.

It really sucks there is no corridor plan for Cesar/N. Pleasant Valley. The Longhorn Dam crossing is a huge bottleneck right now and it's going to get worse when Oracle opens. They need to completely re-make the Cesar/Pleasant Valley intersection as well as extend the right turn lane for Lakeshore further up Pleasant Valley to get right turning traffic out of the main lanes sooner.

2538 Elmont, just east of Oracle, where a super ghetto convenience store and an empty Tejano club is located just got a change of use to a restaurant. Presumably it'll be a big rehab.

Hopefully this makes a stronger case for pushing projects on the Riverside Corridor up in the priority list when they are deciding what to build from the 2016 Mobility vote. Riverside is competing with 8 other corridors for less than 500 million dollars. That's not much money when you're talking about that many streets.

Oracle continues to contribute to East Riverside's critical mass. Developer was pretty clear about it influencing their location.

The Statesman has a good article about Oracle and this campus. They are starting off with 3K employees on the site with plans to go to 5K:

It sucks that there is no work or study planed for Pleasant Valley from Riverside to the MLK area. That's a major travel corridor since it has the crossing at Longhorn dam and it's probably going to get more congested.

This article is over a year old but describes a lot about how the site was picked. Kind of funny.

A new site plan application was filed today for "adding commercial buildings and associated improvements".

They were really hoping for the 2014 light rail to pass. Traffic on longhorn dam is going to be a nightmare.

Worth watching. The permit folder info is unusually bare other than it seems to be on the original 25 acres, not the recent 6 and 4 acre sites recently purchased. (Which would be at different address I think, one definitely on Elmont.)

There should be in time more info indicating how many square feet and so on the new structure(s) will have. Their original site (25 acres) definitely has more space for larger buildings.

I had the wrong link in my site plan post, and I corrected it. The status is CC pending. Once it is CC approved (which seems to take a couple weeks) an attachment will be added with some project info as the site plan goes into Review.

Massive update on details for PHASE TWO of Oracle.
==
Description of Proposed Development:
Phase 2 will include expanding the existing waterfront building with an additional 420,000 SF of
office with associated roadways, parking, and utility improvements. Phase 1 included the
construction of one commercial office building with a ground level parking garage and one
detached parking garage with associated drives, grading and drainage infrastructure, & utilities
==

Full document: https://abc.austintexas.gov/attachme...FCjOXifg%3D%3D

* Note this does not include the Elmont Drive land purchased. I guess that'll be a Phase Three project.
