Former Hudson's Site to Become Home to Detroit's Tallest Building

I love the tower portion. Less thrilled by the design of the base but still, this will be huge for Detroit's skyline.

well we all miss the impressive old hudson's complex, this is certainly a heck of a replacement!

A brownfield tax incentive package which Dan Gilbert said would be required to build this project in its present form has passed the house on a bipartisan vote, and will almost certainly be passed in the Senate. Get ready, folks.

LANSING -- Transformational brownfield projects would get tax incentives under a bill that passed the House of Representatives on Thursday with bipartisan support.

The package of bills is intended to help redevelop blighted sites that have long sat vacant because of the cost of dealing with demolition and environmental problems, like the Summit Place Mall in Waterford, the Silverdome in Pontiac and the Hudson’s property in downtown Detroit. Businessman Dan Gilbert has proposed to turn the Hudson's block into the highest skyscraper in the city filled with retail, office and residential space.

...

SB 111-115 would:
  • Allow for the capture of 50% of the income taxes of workers at the development site and the exemption from sales and use taxes for transformational brownfield projects that have a capital investment by a developer in six population categories ranging from at least $500 million in cities with a population of more than 600,000 to $15 million in a community with a population of 25,000 or less.
  • The project must be a mixed-used development combining residential, retail, office and/or hotel uses and at least 35% of the projects would be earmarked for cities, villages or townships with populations of under 100,000.
  • Developers could not be reimbursed until the investment was actually certified. The tax credit would have to be approved by the local community, the Michigan Strategic Fund, an independent third party that analyzes the project and the Michigan treasurer.
  • Each city is limited to not more than five transformational plans over the life of the bill.

So it's basically a done deal.

This and Monroe block will be built as the renders show. Is there a thread for Monroe block? Now would be the time to make it.

There is a little bit of activity at the Hudson's site. For the first time in forever (at least that I've seen), there were 3 workers on the site and they were painting and labeling the columns. All of them had little Xs on them too. Any idea why they'd be doing this?

They look like column grid labels. 30' x 30' grid spacing? Cost efficient....but totally useless in modern office and residential design. Best to demolish the garage and start over. Concrete for the residential tower. Steel for the base mixed use portion. Maybe save a portion? It's difficult to tell.

I'm understanding why it was done this way though. Times were extremely uncertain and there was a big hole to fill where Hudsons was. The garage design as is would lend potential to a modest midrise design or super basic office building which I've always felt held the site back. That is until Gilbert came along with grand plans of course.

Thanks for helping us with that. I've heard over and over on SSP that the site wouldn't lend itself to a high rise as-built, I just wasn't sure why.

According the year old news articles, the parking garage will be renovated and lose 200 parking spots from its current 900. Part of the B1 level will become retail space.

I don't know if "renovation" also means they'll alter the support columns at all but it was reported that the garage was in need of some repairs. So it may very well end up as a rebuild of the parking garage either way. Wasn't sure if the paint that they're putting on now was the beginning stages of whatever renovation.

Video showcasing the public and cultural spaces of the podium. Although it should be noted this video is a year old and doesn't include design changes shown in the most recent released renderings; mainly the 4 floors of office space and a slightly different tower shape, it seems.



Edit: Btw, if it asks for a password it's 'detroit'.

I think I like the shorter base better. Not sure why they changed the design of the tower, but I do like the way it looks in that video.

I think we'll probably see a few more design changes before it breaks ground.

The base seems crazy impressive either way but I do like the tower in the video. The roof of the tower looks like the inverted shape of the roof of the podium which is pretty cool.
