Heh. They also added more retail I think and while not right away they have a plan to connect that little street between it and the Gables to 3rd Street/Bowie intersection. I think under the rail road. It will be pedestrian only.

Well, mid-September is fading. Anybody heard anything through the grapevine?

I saw in the permits section of city's website multiple denials for demolition of an on-site structure due to a plumbing issue. At least the finally got the tree thing sorted out.

3eleven Bowie is needed to thicken up this edge of skyline.

The city approved this project and issued a permit for construction on 11/14/2012 for construction to let. Property to have same specs as mentioned previously. From the permit: 37 floors, 4,268 sq. ft. of retail, 40,684 sq. ft. of office space, 358 residential units, and a 7-floor parking facility.

Oh nice! I thought it fizzled away into oblivion. I also noticed today that the old house adjacent to the site had a "historic demo/relocation" sign on the tree out front. I am curious if that means the tree or the house

It was never dead, just waiting for some final approvals.

Also, and I don't remember who it was, but two or three months ago someone here said that they "heard" from "sources" that this project was on the rocks. I never bought that, as "heard" and "sources" are often code words for "this is what I think and I want to make myself sound legitimate".

The site plans are up on the permit site (#43 & #44). Doesn't look like much changed. About 422ft. Permit expires November 2015, so I guess they expect to have this up within 3 years?

The apartment market has been the strongest sector of the region’s real estate market for some time, spurred by demand from the region’s job and population growth and a lag in supply as financing for projects dried up during the recession.

Charles Heimsath, the firm’s president, said recently that the demand for apartments downtown is “extraordinary,” noting that downtown units were 97 percent occupied, and at rents that are more than twice the city average. The average rent downtown is $2,257 a month, Heimsath said .

Crane pieces have been delivered to the site, and it appears they're drilling for foundations!

Gables Residential Tower and one of two cranes 3Eleven Bowie will have. Gables Residential Tower will be 223 feet, The Monarch (right) is 323 feet, and 3Eleven Bowie will be 423 feet. The tall building to the left (Spring) is 427 feet.

Until that last one, I never really realized to what degree it would hide the Monarch. I always assumed it was going to be somewhat slender and we'd still get to see the Monarch from the West. I guess not.
