Great news. JC under Mayor Fulop has boomed. Although the big wild card in a booming JC is the strain on the transit system. But, in the end, its good that these mixed used communities are rising. What they are replacing is worth it. A lot of this region use to be garbage. And literally, garbage, so its good to see improvements.

What will be nice is the neighborhoods between Journal Square and Newport/Downtown are set to boom as well. Making a nice, high density node of highrises and mid rises between the two main skyscraper nods. Journal Square I'd expect in the next 10 years to rival downtown JC.

The foot traffic from observation is impressive, and its good that there will be an evermore increase in street activity.

All this development news has me so overwhelmed I have to sit for a few minutes...soon enough I'll be standing back up in ready to jump with glee and excitement over the next wave of incredibly fantastic development news!

The stupid crap going on in NYC with the illogical zoning limits and 421a has made Jersey very attractive. Development have taken notice at being able to build at half the cost, but still command decent rents with a much better regulatory environment. Things should only peak up now as long as the market remains strong.

Hudson County needs more office. 99 Hudson is a start, but the area needs more office towers. Residential will always be there, but I think having an attractive area for office tenants is crucial. If the office comes, the residential units will even more so.

Those are from 9 months ago....

2 shore drive is already well under construction. 1075 is the project of the puccini's site...they were hoping to get a PATH station there under a governor fulop (he was the frontrunner at the time)

Extra info never hurts. Plus as this is a contruction/projects thread, its good to aim to list all of the projects.

Just like in NYC, most of the projects going on in any given city are not highrises or skyscrapers, but smaller ones. Whether it be Seattle or LA or SF, smaller projects constitute a big portion of total urban investment.

Screw that... as much as I'm no fan of the guy in the White House, the Kushners represent the best chance to get things moving here and whoever has the agenda to start nipping at the heels of One Journal Square hopefully nothing wil come out of it. And Kushners, get busy on One Journal Square for goodness sakes... the other Kushners are very close to starting the second and largest tower at their own Journal Square transforming project, Journal Square. I heard they were going to start soon but we've heard that music for years since the Harwoods promised to transform the Square with nothing to show for it. You've got the money, now get busy!

My sense is now. This is still at the FAA for approval and has recently gotten a design change. There is also an awarding of a tax abatement vote planned for tonight.

Hudson county population estimate for 2016: 677,983, an increase of ~4,200 (or 0.5%) from the estimate for 2015. Estimates for 2015 were revised downward by 1,000 from the ones provided last year.

Formerly occupied by the Ladder 10 Fire Company, the property at 520 Palisade Avenue was an active fire station for many years. Built around 1920, the station was eventually disbanded in favor of two other ones that also service The Heights neighborhood.

Despite that history, the building remains aesthetically similar to this day and the structure has been used for many different purposes over time, from a warehouse to a grocer to a furniture store. It most recently housed a Filipino gift shop and several different owners have proposed redevelopment plans at the site over the years.

Jersey City-based Pronti Construction purchased the property in 2015 for $2.5 million and has presented their plans for the building to the Riverview Neighborhood Association. Their vision, designed by G3 Architecture, calls for the restoration of the entire front façade of the building and the construction of a new section up the back of the structure that will rise about 75 feet.

Scaling back plans that they originally presented, Pronti’s latest and final version of the project will consist of 17 units, 10 parking spaces and 2,000 square feet of retail space. Currently, there is a loading bay on one side of the property that will eventually be home to the development’s parking garage component, which will use a lift-style system to stack cars.

Journal Squared leasing starts out strong
More than 120 units gobbled up in opening weeks

When the Marketing Directors first started to market apartment units in the first tower of the Journal Squared complex, the firm had no idea what to expect.

“There’s been a huge wave of construction in downtown Jersey City, it’s been very established and very sought after,” Martin Brady, the executive vice president of the Marketing Directors, said. “Journal Squared is the new one.”

But after only 20 days, Journal Squared had signed 104 leases for that first tower. By Monday morning, four days later, the number was up to 122.

“We opened on March 3, and we have been incredibly busy since,” Brady said. “We probably had over 1,000 people who had expressed interest before we opened.”

By the time of its completion, the Journal Squared complex will house 1,838 units across three towers, as well as 36,000 square feet of retail space.

Brady said more than 50 people a week are coming to take a look.

“If we see on average 20 or 25 people during the week, we’ll see more than 25 people on the weekend alone,” he said.

Some of the first looks went to Jersey City Mayor Steven Fulop, who joined the Kushner Real Estate Group’s Jonathan Kushner and National Real Estate Advisors’ Jeffrey Kanne at the official ribbon-cutting ceremony earlier this month.

Fulop said the importance of the project cannot be overstated.
