We were suppose to get more renderings in March-April when the sales campaign was suppose to launch. That's obviously been pushed back, but it looks like the campaign will be launching soon now that the registration site is up. By the end of the summer we should have something for sure.

Also a delay for Tivoli plans. They were supposed to available this past Jan or Feb, no?

LIUNA planning 20-storey student highrise next to Lister Block

Hamilton Spectator By Matthew Van Dongen

A long-promised residential tower near the restored Lister Block is back on track — now as a home for hundreds of students.

Laborers' International Union of North America hopes to begin construction by the fall on a 20-storey tower for students behind and beside the Lister Block, with the preserved façade from the 1855 Thomas building incorporated into the James Street frontage.

The L-shaped building will have ground-floor retail facing James Street, said secretary-treasurer Riccardo Persi, with an entrance for up to 380 students on Rebecca Street.

Persi said the union initially planned for an 11-to-15 level condominium, but switched gears to look at student housing based partly on McMaster University's growing downtown presence and the attraction of a "steady cash flow."

"We've done the demand study and we think it's the perfect time to do something like this," he said, pointing to tight rental rates, the James Street GO Station and soon-to-open McMaster health campus, which should serve more than 4,000 students.

The proposal doesn't have a public price tag attached yet and still needs to go through the committee of adjustment for a hoped-for zoning amendment to allow greater height.

Interesting. It would certainly set them apart from the rest of the current crop of buildings being constructed or proposed, and the 380 capacity would represent many more residents than a traditional condo on that site (though in summertime that may be much less, unless they rent out to other temporary users).

I think that's a fabulous idea. A lot of students rent all year round, simply because it's easier than moving back and forth each summer.

most student leases are year long leases regardless if they're planning on staying for the summer. sometimes they will sublet their lease for the summer months

it's too difficult for landlords to allow 8 month school year leases and find a 4 month summer lease

I hope it's at least 20fl, combined with the 25fl Tivoli, that would be sweet. It looks a bit 70s though. Can't we build a building with a pinnacle/spire head-dress? Look at Philly's skyline, everyone of their tallest tries to outdress with a pinnacle.

These ones aren't quite big enough for a pinnacle look. I think a building should at least be in the Landmark place height zone before doing that.
