I've been sitting on this one for a bit gave a couple of hints about it recently, but it's finally public so I can share the details. Another office tower being proposed, this one is going to happen too. There's no mistaking this for anything but an MCM design. First 2 floors will be retail. There will be 7 floors of u/g parking and even then it will barely meet the min requirements as it's also obligated to provide 175 stalls for 1050 W Pender.

The City of Vancouver has received an application to rezone 1090 West Pender Street from DD (Downtown) District to CD-1 (Comprehensive Development) District. The proposal would allow for a 31-storey building with:

-52,430 m² (564,349 sq. ft.) of office space with retail and service uses on the lower two levels;
-486 underground parking spaces;
-floor space ratio (FSR) of 18; and
-height of 122.8 m (403 ft.)
