Fredericton's planning advisory committee is recommending a rezoning that would pave the way for the eventual construction of 166 residential units at Drammen Drive Extension.
It's up to city council whether to ratify the committee's recommendation.
Tandem Properties is the owner of the land zoned R2-H, which is a residential holding zone.
The developer wants to take the land out of the holding zone and start developing single-family homes and townhouses on the 12.6-by-5.7-hectare site.
As part of the eventual redevelopment of the site, MacDonald Builders, a roof truss manufacturing business, would be relocated to an industrial area.
Jonathan Fullarton, a spokesman with CBCL Ltd., an engineering and environmental design consulting firm working on the project design with the developer, said it would likely take up to 12 years to achieve the full construction of 166 residences on the property.
He said the construction will be done in smaller, phased-in chunks over time.
Neighbour Tim Boone questioned why the developer was asking for R2-A zoning on some of the lots.
R2-A zoning means they'll be smaller than the typical single-family building lot.
Planning advisory committee chairman Dan Koncz said the city is seeing more interest in smaller lot development across the city.
Coun. Scott McConaghy said he has noted the growing interest in R2-A lots.
Al Rayner, a citizen member of the committee, said he was pleased to see the developer show the full scope of the project.
He said it helps the city get a better idea of how the whole development will look.
Developers sometimes prefer only to apply for subdivision approval in bits and pieces.
In a separate application, city council will be asked to accept the committee's commendation for a zoning amendment to allow an office-design and business-machine consulting office to relocate to the former Stantec Consulting Ltd. property at 711 Woodstock Rd.
Stantec had about 120 employees, but the new business will have only 20.
Office Interiors Group does most of its work at clients' properties and has limited drop-in visits by its clients, the committee was told by city planning staff.
