Exactly, plus they plan to build 10-15 outlet malls across Canada in the next 5-10 years (exact dates might be off) so this particular outlet mall is centered to draw Ottawa and Area's population (Ottawa Valley + Gatineau) and not GTA, MTL, Kingston, or USA.

It is too late to change, but IMO the big boxes would have been better located at 416/Fallowfield, leaving the current area for a REAL town centre.

The planners and developers in Ottawa wouldn't know a "real town centre", or even a reasonable fake, if it bit them in the sack.

That would be a lot of new tenants for that area. Everything in Colour would be new. A Homesense would probably work in Barrhaven as it seems like the new Pier 1 is doing well last time I was in the neighbourhood. What other tenants might want to move into this development?

Speaking of 416/Fallowfield, that prime land has been sitting forever (15 years now). What is being considered there or has anything been planned there?

Development of that business park is actually going to start off with a new Salvation Army church. That is, if the estate-lot-residing Cedarview NIMBYs do not get their way:

Even on the south side (SE quadrant) of that interchange in that very large area? Fallowfield seems well aligned to continue straight there - but hasn't moved for 15 years.

Cedarview is a pre-Barrhaven relic of early suburban development, correct?

A concurrent development, I believe. Old Barrhaven was already built (being built) when it came along, but nothing else was nearby.

Yep, hopefully that ear-splitting church with the outdoor laser shows will not get built. I've got my fingers crossed for diesel trucks. Lots and lots of diesel trucks in the morning and the evening. Just no church. What about the children....

And what would be put in a REAL town centre? Isn't it better to have almost all of Barrhaven's retail clustered in the center of Barrhaven?

The retail is to serve Barrhaven, not people driving on the 416. Fallowfield and Strandherd would be clogged with traffic if the big boxes were put by the 416.

That large light green block I'd bet is a Lowes. Hard to believe it being that close to Home Depot but that shape matches the other proposed Lowes on Trinity's website.

Some other potential tenants would be clothing stores like Old Navy, Mexx and Roots or a furniture store like Jysk. Maybe The Athletic Club would open up a location there.

Nice catch on the Lowe's shape, you're bang on, looks just like the one proposed on Hunt Club east of Merivale. Imagine Lowe's right behind Home Depot... crazy.

I was also thinking along the lines of Old Navy and Roots 73, but assumed they wouldn't want to come to Barrhaven because of its proximity to Bayshore S.C. Something would definitely need to be done to Greenbank Road to accomodate all the extra traffic flow... like the widen from 2 to 4 lanes from Malvern to Strandherd, which has been talked about for years!

Barrhaven isn't that close to Bayshore. And Kanata has a Roots 73 so why not Barrhaven? Plus, unlike Kanata, there isn't a direct transitway bus from Barrhaven to Bayshore.

I recall a few years ago Jan Harder et al. were telling Barrhavenites to shop local because they were concerned with leakages to Bayshore. I'm not saying an Old Navy/Roots/Mexx would not work in Barrhaven, I was just curious to see whether or not a Barrhaven store would drop traffic down at their Bayshore store. The answer is more then likely not now that I think about it more.

I would argue otherwise, since they are aimed (or should be aimed) for different purposes. Bayshore is a regional (soon to be super-regional?) shopping centre with large numbers of boutiques and likely more higher-end stores in the expansion, while Barrhaven is lower-end for the most part.

One thing to consider is that by the time this expansion takes place, the market size for Barrhaven will be significantly larger than it is now due to new homes and the bridge connecting Barrhaven with Riverside South. Barrhaven Town Center is going to be the main retail hub for Riverside South once the bridge opens up.
