Population boom for Dallas area continues unabated

Latest Census Bureau population figures as of July 1, 2014 show the Dallas-Ft Worth metropolitan population is literally knocking on the door of seven million people at 6,954,330.

This represents an absolute growth of 528,116 people over only four years since the 2010 census.

We are assuredly over that threshold by now and occupy a lofty position as 1 of only 4 metros in the nation that have populations greater than seven million (NYC, LA, Chicago, and Dallas)!

Dallas' Westdale vying for city incentives for Deep Ellum redevelopment

Dallas-based Westdale Real Estate Investment and Management has requested $1.6 million in city incentives for a Deep Ellum redevelopment, which includes a pedestrian courtyard and walkway through Main and Elm streets.
The redevelopment project is expected to cost more than $7.9 million, according to city documents.
The Board of Directors for the Deep Ellum TIF district has already approved the incentives for the project, but the Dallas economic development committee is expected to vote on them Monday. The incentives would still need to be approved by the Dallas city council on April 22.

Once completed, the redevelopment would convert about 30,000 square feet of vacant space into new retail space in Deep Ellum, as well as build about 14,000 square feet of public space.

Work starts on new apartment community just east of U.S. 75

The Irving-based developer is tearing down three blocks of commercial and residential buildings at Fitzhugh Avenue and Homer Street.

The 5-story apartment project will contain about 350 units.

That area along the Fitzhugh/Bennett corridor is coming along nicely. I think this area will fill in all the way down Henderson to Ross, and back to Central Expressway. Lots of hidden projects in this area, large and small.

Phase one includes 100,000 sq/ft of Office, 50,000 of retail, and 325,000 of residential across 392 units. A new hospital, Forest Park Medical Center, is also part of the first phase.

Apartment towers to rise this summer at Dallas’ Victory Park

Developers plan to break ground this summer on a two-tower residential project at Dallas’ Victory Park.

The Ascent apartment high-rises will have more than 300 luxury rental units just east of American Airlines Center.

Developer Greystar is building the project. Dallas architect Good Fulton & Farrell designed it with a brick and glass exterior.

“We are trying to do something a little different, with a more traditional Texas feel,” said Greystar managing director Laird Sparks. “We should start construction in August.”

The 21-story and 23-story apartment towers will each have a rooftop deck and fitness center with views of Uptown, downtown and the Trinity River corridor.

New 14-Story Uptown Tower and Old-Warsaw Collaboration

A new Uptown office tower is going up on the site of one of Dallas’ oldest restaurants.

The 14-story building will replace the decades-old Old Warsaw restaurant and two other buildings on Maple Avenue next to the Crescent.

Construction of the sleek, metal and glass tower will start in early 2016, according to M. Terry Enterprises and Holt Lunsford Holdings, the two firms building the high-rise.
