They told me they're building the parking garage as one for all 3 buildings

As to the question of which method of structural support will be employed here, which nobody seemed to know, we may now have a better idea:

Following the completion of the formed-and-poured garage, I notice pre-built corner sections being lifted into place by the cranes. At first I thought it might be a concrete or steel frame core with what look like Structural Insulated Panels for the exterior support. But seeing how narrow the buildings are, now I think the whole structure is SIP supported.

Balconies appear to be pre-cast.

I wonder if this opens up the possibility of simply swapping them out in forty years, instead of the very involved rehabilitation done traditionally, when they're eventually in need of repairs?

There are very deep metal joists for floor support (formed from sheet metal, not open web) with ample knockouts for large ductwork and other services.

Now I wonder if the ceilings will be left exposed, loft-style, or covered in drywall. No idea what the subfloor material will be, but I doubt concrete, so maybe after sound insulation is installed, drywall will follow.

These three structures just may be the tallest SIP buildings in the city, made possible by (relatively) recent changes in the Ontario Building Code.

From the looks in my brochure I got from the sales event.. All drywall ceilings, no loft ceilings.

That's almost too bad, the metal joists look really cool, but I guess the need for sound and fireproofing means the ceilings need to be covered with drywall. To me these buildings look like they're going to be more inspired than the fairly plain drawings that were presented earlier.

Location location location, the best three ingredients for a highly successful project. Certainly this project had great timing and a unique location. Also shows projects don't need to be hyped to push through. So very happy that this team stick handled the process and will be amply rewarded for their efforts.

I'm not a massive fan of this location. I do love the idea, a low rise at the very bottom edge of the escarpment, but it's not exactly walking distance to a lot of everyday things (i.e. drug stores, grocery stores, etc).

In my opinion, you're better off investing in the downtown core, james, locke, westdale, etc. It's closer to amenities and the places I mentioned above. That area doesn't have the land to build any of those things, so you're forced to drive most place (especially in the colder and winter months) If you're moving downtown, part of the appeal is not having to drive as often.

That being said, I do love the idea and I can't wait to see what it will look like once complete (interiors also)

Full page add in the Spec today announcing Phase 3 ... coming soon from the low 300s. Sure thi one will sell out quickly with the confidence that 1 and 2 are rising.
