All these matters go thru any "interested" parties within a certain
amount of feet from a project.
All resident/owners of nearby buildings get letters from the city telling them of planned action and allowing parties to sign on as an "interested party" so you are notified and updated on all plans.
It's very useful!
I believe the distance is 500 feet. The old Brown School (The Oaks Treatment Center) closed down behind us and was demolished and rebuilt with a new psych hospital. Early in the permitting process with the city, they notified our neighborhood of the development. The property backs up to our back fence, but the nearest building is now is actually farther away than the old one was. It's at least 450 feet away and I can't even see it through the trees. The rest of the 12 acre property is just open field and Oak tree canopy.

EDIT: Goldenboot beat me to it. I was being lazy and typing slow.

The site plan that was released has file attachments now that hopefully include elevations. But they all have the same error that the attachments for the approved Shoal Creek Walk site plan have.

Yeah, I sent them an email about the Shoal Creek Walk one. I didn't get a response except an automated thing saying a ticket was being sent to notify them. I've since sent them another one since that was 3 weeks ago. There may be another way around this by contacting the city's planning department where they actually keep the files and physical plans. I'll send them an email on Monday. They may even be able to fix the glitch.

Here's a new permit filing from this afternoon that includes some drawings. There are no elevations, and the drawings pertain to the four underground parking levels:

The link to the elevations has been fixed. This will be 381' and 32-stories. Floor 33 is mechanical.

Cool. Glad they got it fixed. I'd sent them another email last week. At first they thought it was a problem with my version of Adobe Reader, so I downloaded the most recent one just for the heck of it, and had the same results.

I had a feeling this one wouldn't crack 400 feet. I'm really sort of glad it won't actually.

Actually, it seems that level 34 is mech (33 looks to be the last residential level). Also, there seems to be part of the mech penthouse which rises ~11'-12' above the parapet. Therefore, including this structure, the building is actually a bit closer to the 400' mark (~392' - ~393').

We had the same issue with Waller Park Place - where part of the mech penthouse was not included in their "height" calculation.

There is no 13th floor since it's a hotel. That accounts for the one less floor. Hopefully the other site plan will have more detail about the mechanical box on top when it get's released.

At least our downfall won't be because we suffered misfortune on the 13th floor of a hotel - unless it happens on the 14th floor which is really the 13th floor.

Yeah, it's been that way for about a month or so. Very few buy RE in August.

The Design Commission backup file for the 09/28 meeting has a huge presentation on this project. This will be 397' tall, and there are new (to me) renderings. It's a resource hogging file. I don't have time to post any visuals now, but I will later if nobody beats me to it.

Awesome find! Start date looks to be November 2015 with construction lasting through June 2018. So this one will clear Third + Shoal in height. I generally love this design, although I think the white rectangular section looks out of place and dated. My favorite iteration was the one that had this feature, but broke up the rhythm and monotony by making the windows different sizes. Still, I'm extremely excited for this one to start!

As an aside, the elevations for One Two East are also in this file. Looks like it is 179'3" to the top to the penthouse. Although there is a disparity when adding up that height with the grade level height, so this one might be more like 185 ft.

It's 385'10 to the main roof line, which is what we generally go by.

I hate when buildings don't disguise their rooftop mechanical structures. It's lazy.

As for the document, the Austin Proper pages are at the very beginning and it is a comprehensive overview of the entire plan with great imagery. I'd encourage everyone to go download it and look through it. This is a great project and I am excited for it to happen.

Something that I particularly like is that the Shoal Creek facing restaurant deck is sort-of enclosed, which reminds me of one of my favorite bars in San Antonio (Havana Bar).

The building elevations were hard to read on this one, but I zoomed in on the for the south elevation since that one is more clear.

The elevations show it to be 396 feet 6 inches to the top of the "EMR Roof" Emergency roof maybe?

The mechanical roof is listed as being 385 feet 10 inches. I think that may just be a parapet actually above the main roof.

The main roof slab itself is 374 feet 10 inches.

The 33rd floor is the highest occupied floor and is 362 feet 8 inches.
