THE COLONY — Restaurants and hotels will begin to open next year around the huge Nebraska Furniture Mart, which is anchoring the 433-acre Grandscape development.

Grandscape is a project being built by Warren Buffett’s Berkshire Hathaway that’s estimated to cost a whopping $1.5 billion.

The first of two phases, including the 560,000-square-foot furniture and appliance store, will cost more than $400 million and opens next year.

On Tuesday, Nebraska Furniture Mart announced that locally based restaurants Mi Cocina, Cheddars and Hard Eight BBQ have agreed to open next summer and fall.

The Hard Eight restaurant will be its largest at 18,000 square feet.

A restaurant from Los Angeles, Rock & Brews, will also be in the first phase. It was co-founded by Gene Simmons and Paul Stanley of Kiss. Rock & Brews serves American comfort food and has a pet-friendly patio.

Nebraska Furniture Mart expects to draw 8 million customers a year, many from hundreds of miles away.

Two hotels will be built by Carrollton-based Atlantic Hotels Ltd. Construction on a Hampton Inn will start by the end of this year and open next year. A Homewood Suites is scheduled to open in 2016.

This will be the fourth Nebraska Furniture Mart store. The others are in Des Moines, Iowa; Kansas City, Kan., and Omaha. But The Colony is the first of its stores where Berkshire Hathaway decided to build its own project around it.

The restaurant will overlook a 1-acre park planned along Olive Street.

The restaurant will have “a two-story design with spacious patios, huge glass windows and a balcony overlooking the plaza,” John Zogg, managing director for Crescent, said in a statement.

Del Frisco’s will close its 20-year-old location on Spring Valley Road in Far North Dallas after it opens in McKinney & Olive in 2016.

The McKinney & Olive project opens in 2016 in Uptown with Del Frisco's as the lead retail tenant.

New plans for $2 billion Plano project show urban village on Dallas North Tollway

Quote:
The first phase of the development will kick off next year at the west side of the tollway between Legacy and Headquarters drives.

“February 1 we’ll break ground,” said developer Fehmi Karahan. “Everybody is anxious for us to start.

“We are going to do the all 38 acres at once,” he said. “People are lining up to secure a space.”

New designs by architect Gensler show a dense development with apartments, shops and offices lining a long main street. High-rise buildings are clustered at both ends of the big development block.

A Renaissance Hotel tower is planned on Legacy Drive at the south end of the project.

Retail plans include restaurants and a variety of shops along the new street and surrounding planned plazas.

High-rise residential construction is planned at the north end of the mixed-use complex.

DBJ Version with More Renderings

Quote:
The project's 38-acre initial phase is bound by Legacy Drive to the south; the Dallas North Tollway to the east; Communications Parkway to the west; and Headquarters Drive to the north. Plans include about 600 apartment homes, about 300,000 square feet of retail space, nearly 800,000 square feet of office space, a Renaissance hotel and four parking decks.

The amount of office space is dependent on a 565,000-square-foot office tower proposed for the northeast portion of Legacy West.

Fort Worth voters OK multipurpose arena

Quote:
Fort Worth voters overwhelmingly voted in favor of spending $450 million on a new multipurpose arena that will be built next to the Will Rogers Memorial Center west of downtown.

Half of the arena project is being funded by Event Facilities Fort Worth, a nonprofit led by billionaire Ed Bass. The additional $225 million for construction will come from taxes on those who use the facility and a parking tax that may be assessed after the arena opens.

Quote:
Within about eight months, seven new retailers will have opened their doors at the Shops at Park Lane by spring of 2015, including Dallas' only flagship Starbucks.

The 2,500 square-foot Starbucks will be in a stand-alone building anchoring the shops' community park. The building will feature three sides of glass, a live green roof and a large patio that will overlook the park. It will also feature the coffee shop's newest offerings being test-marketed nationwide. It is slated to open in spring 2015.
Quote:
The Shops at Park Lane comprises 520,000 square feet of retail space and is expected to complete a five-story, 150,000 square-foot building in spring of 2015. The new building will comprise 120,000 square feet of office space and 30,000 square feet of retail with two freestanding restaurant buildings and an outdoor plaza.
I'm most excited about the three-glass-walled flagship Starbuck's with the green roof.

The renderings were generated so absentmindedly that apparently cars can park on the roof of retail.

But don't worry, this is a very carefully planned development.

It is the Mormon Tabernacle. You can see the Temple in the background.

Plat for layout of headquarters in Plano

Quote:
Toyota has filed plans with the city of Plano that plot the layout of its $350 million headquarters in Legacy Park.

The document does not indicate building sizes or heights, but shows at least 11 structures that occupy most of the 100-acre site near Legacy Drive and State Highway 121.

Included on the site will be an office complex, warehouses and several parking garages.

It's like a mini-Exxon Mobil Springwoods campus. Only with warehouses (?!?).

New North Dallas mixed-use project nears February opening, plans $150 million second phase

Quote:
“We will be finished with construction of this phase by the end of the month,” Backes said. “Hopefully sometime in December we will start the second phase.”

The next section to be built in the 42-acre project will include three 7-story apartment buildings constructed just north of the shopping center, which will house 513 rental units.

“The next phase will be close to $150 million in development,” he said.

Along with some retail space on the ground floors of the apartment buildings, Provident is also planning an elaborate signature fountain at the center of the urban village.

Hines, Cousins team up on new Victory Park office tower

Quote:
Houston-based developer Hines is teaming up with Cousins Properties Inc. to break ground next year on a 23-story office tower in Dallas’ Victory Park project.

The 466,000-square-foot glass high-rise will be the largest office project in the 75-acre development on the northwest corner of downtown Dallas.

The new tower called Victory Center – designed by Duda/Paine Architects – would open in 2017 on Victory Avenue southwest of the American Airlines Center arena.

“It’s a 23-month construction period,” said Hines’ Heath Johnson, who heads the company’s Dallas development operations. “When you look at how well the other projects in the area have done, there is definitely room to grow in this market.”

With a fiery explosion, construction begins on Panther Island bridges

Quote:
Between now and 2018, the three bridges along Henderson Street, North Main Street and White Settlement Road will be built over dry land with the eventual goal of creating an urban waterfront neighborhood on the near-northside across from downtown Fort Worth.

It does not effect existing bridges over the Trinity River.

Instead, the spans will be the first phase of Panther Island, which will eventually include digging a new 1.5-mile-long channel for the Trinity River, creating a 33-acre lake and an 800-acre island where waterfront development is planned.

High Speed Rail Domino Effect

Dallas officials back DART’s dramatic downtown expansion plans

Quote:
DART’s expansion plan includes the first phase of a second downtown light-rail line and a streetcar connection from Oak Cliff’s Bishop Arts District to Uptown’s M-Line trolley. And while that second downtown rail has long been on Dallas and DART’s wish list, officials now believe there’s a good shot at securing what’s long blocked construction: funding.
DART officials have pieced together a list of several funding sources to finance their expansion plans. A key component of the light-rail addition and streetcar extension is $400 million in federal funds earmarked for “core capacity” projects.
Federal authorities urged the agency to apply for the funds after hearing details about its expansion plan, DART president and executive director Gary Thomas told Dallas city leaders.
“We received a fair amount of push to submit on the core capacity bucket of money,” he said.
The other component of DART’s plan will probably be completed first. That piece of the overall expansion will lengthen 28 train stations outside of downtown. That will allow the agency to run an additional car on each train along the Red and Blue lines. That means carrying 493 riders per train instead of the current 329. The downtown stations and Orange and Green lines can already accommodate three cars per train.
Quote:
DART won’t pick the exact route and stations for the second downtown line until after Texas Central Railway announces where it plans to put the end point for its high-speed line from Dallas to Houston. The company originally said it was looking at three general areas — one in downtown and two along Interstate 45. But a company official said Monday the entity has zeroed in on downtown and has five potential spots in mind.
Quote:
DART’s presentation Monday also showed the planned streetcar expansion connecting the Oak Cliff line to the Uptown trolley by cutting across Main Street. But Thomas said that alignment is far from final. He said the line could eventually run along another downtown street.
“We’ve drawn the map to start the conversation,” he said.
Thomas said once the two modes connect on the north side of downtown, DART could run its streetcars on McKinney Avenue Transit Authority’s track through Uptown during the day. Thomas said the old-fashioned trolleys could still operate at night, on weekends and during special events.
MATA chairman and co-founder Phil Cobb said that’s one idea his organization currently opposes. Not that the two agencies are at war over the matter.
“We could be convinced down the road,” he said.
