^I suppose we would have to look at the building in context. Perhaps it is very cognizant of the late 1970s and early 1980s concrete and brick aesthetic with odd circles and things. I'm surprised it doesn't have a gigantic godzilla handbag handle on top like some of the buildings of that era.

Update:Nov.2014

Units down to aprx: 100 from the150 announced initially.
Roof- Penthouse units added, gym, outdoor deck facing E.
Mechanical/Contractor: Nova 3 / Alpha Masonry
Budget - Completion/Start: Withheld/TBA

It was from an exhibit during the RAIC festival on new (finished and proposed) projects in Winnipeg. They had these sheets for every project (models) on display. (maybe 2 dozen?)

Looks like Alpha Masonry is the contractor. I think I made the remark a while back that this may be the wildcard towards feasibility given that it's expected to be a rental, but with it appearing to be at about 2/3rds of the original number of units and this thing likely not in for permits yet, I'm not sure that's going to matter any more.

A comparable build would be the units on Rothesay that Akman is completing for Edison and I've heard close to $200/ft built. That's not a number that can get you financed.

I will be surprised if this ever happens.

They most likely missed the Dec 1 cut-off date for the energy code.

Even so, costs are so high that they will not make money as a rental.

Same story with the Pumphouse.

I'm understanding now that the new national energy code doesn't apply to new residential builds in Part 3. Just assembly and commercial occupancies.

If that's the case, things may not be so dire...

True. But the email I received from the city a few months ago stated that they are trying to bring that code to multi-family in the future.

That "architect" has designed an addition.

He has done really nothing.

Where did you hear that?! We are definitely not proceeding on that basis. I'm working on two residential multi family project and both will be part of the new code. Do you have something that states this?

Would be great if true but we've been told the opposite.

Please see our recently posted Information Bulletin number 2014-014-A/B/E/M/P/S regarding the adoption and administration of the Manitoba Energy Code for Buildings (MECB) which is being adopted by the Province of Manitoba on December 1, 2014. This bulletin supersedes the previous Bulletin 2014-009-A/B/E/M/P/S of the same title. It provides additional information for professionals and building owners and provides weblinks to key documents and certificates.



The bulletin is also available via our Electrical Info Centre under the Industry Notices bubble at the website below. All new and revised electrical-related documents for the application and administration of the MECB will also be posted to Info Centre on or before December 1st.



Please share this email with others who may be interested in this information but may not have received this notice.




Manitoba Building Code
1.3.3.2. Application of Parts 3, 4, 5, 6, and 10
1)
Subject to Subsections 1.3.5. and 1.3.6. of
Division A, Parts 3, 4, 5, 6 and 10 of Division B
apply to all
buildings
described in Article 1.1.1.1. that are
a)classified as post-disaster buildings,
b)used for major occupancies classified as
i)Group A, assembly occupancies,
ii)Group B,care, treatment
or
detention occupancies, or
iii)Group F, Division 1,high-hazard industrial occupancies, or
c)used for major occupancies classified as follows, if the building exceeds 600 m
2 or 3 storeys in building height:
i) Group C, residential occupancies,
ii) Group D, business and personal services occupancies,
iii)Group E, mercantile occupancies , or
iv)Group F, Divisions 2 and 3, medium-and low -hazard industrial occupancies

APPLICATION OF THE MECB
FOR PART 9 BUILDINGS
Application of the MECB requirements to Part 9 buildings is expected in the near future upon Manitoba’s adoption of NBCC Section 9.36 . ,
Energy Efficiency .
This will affect Part 9 buildings that are :
• Non - residential occupancies whose combined total floor area exceeds 300 m
2 , or
• Medium - hazard industrial (F2) occupancies.
A revised notice will be published prior to this implementation.
