Smile NEW YORK | 1441 South Avenue | FT | 7 FLOORS

Project: 1441 South Avenue

Quote:
Staten Island rarely sees major new developments, and when it does, they normally appear on the island’s northeastern shorefront, in and around the St. George ferry terminal. But now, in the borough’s Bloomfield neighborhood on the far western side of the island, new job applications have been filed for an office building that will span just shy of 325,000 square feet, with a design by CetraRuddy Architects.

The site is part of an existing office park, but the design for the new building will be substantially more attractive than those surrounding it. While the DOB applications indicate the structure will have no parking within its walls, the design will unfortunately conform to the prototypical suburban office park, with vast fields of surface lots stretching beyond the actual development.

Smile NEW YORK | 91 Junius Street | FT | 6 FLOORS

Project: 91 Junius Street

Quote:
The building will have on-site social services for residents, a residential super, 24-hour security cameras, three elevators and a central air conditioning. There will also be on-site laundry, a community room, electric stoves and Energy Star appliances, a gym, recreation room, bicycle storage, off-street parking for 24 cars and a playground.

A variety of facade treatments break up the mass of the building. Horizontal stone-like cladding alternates with facades of light yellow and gray brick in a woven pattern. Retail spaces with large plate-glass windows occupy the ground floor.

Smile NEW YORK | 1480 New York Avenue | FT | 7 FLOORS

Project: 1480 New York Avenue

Quote:
Plans at the DOB show the total area will measure 65,025 square feet, including 7,800 square feet of community facility space, and 39,971 square feet of residential space. The latter will be divided between 89 units, for an average size of 450 square feet.

The building will be used as a senior residence, and the community facility component will provide services for those living in the apartments up above.

Despite the constraints of the location and occupancy, the plans for the structure are quite attractive, employing a restrained pallet of neutral colors for the facade. The base of the building will feature large floor-to-ceiling glass windows, opening the project to the street, and its envelope will also conform to the sidewalk, enhancing the neighborhood street-wall. The rendering also shows greenery cascading down portions of the exterior, though whether that is realized remains to be seen.

Project Update: Rendering reveal for 11 Avenue C

Original Post: http://skyscraperpage.com/forum/show...&postcount=410

Extra Info:

Quote:
Such a site would normally result in something substantially larger than what’s being built, given the frontage onto three different streets, but the restrictive zoning in the neighborhood results in a project that is relatively small. Per the Department of Buildings, 11 Avenue C will rise ten floors and 109 feet to its rooftop, with a total construction area of 49,972 square feet.

Within that, there will be 4,131 square feet of commercial space, topped by 38,162 square feet of residential space. The latter component will be divided among 45 apartments, for an average size of over 800 square feet.

SLCE Architects is the architect of record, but Rotwein + Blake Architects handled the actual design of the building. As described by the firm.

Smile NEW YORK | 52 Convent Avenue | FT | 7 FLOORS

Project: 52 Convent Avenue

Quote:
While the permits list 30 units, the building will actually only have 17 residences, with an average size of almost 1,500 square feet apiece. With two major vacant lots on Convent disappearing at the same time, the developer will certainly have some momentum along this stretch of real estate, which is imminently going to be almost completely built-out.

As for the building’s appearance, it will use the same attractive grey brick facing 17 Convent Avenue, though the similarities end there. Differences in the two lots result in a substantially more varied appearance to the exterior of 52 Convent Avenue, with windows of several different shapes and sizes characterizing the 130th Street-side facade. Most importantly, the envelope will be flush with the streetscape, enhancing the area’s sense of urbanity, which is now returning in full force.

Kane Ventures is developing, while Bricolage Designs is the architect. Completion is expected within the next year.

Smile NEW YORK | 17 Convent Avenue | FT | 7 FLOORS

Project: 17 Convent Avenue

Quote:
Alexander Compagno is the site’s architect, and the building will total 21 units and 23,263 square feet of space. Given the average unit size of over 1,100 square feet and a design that does not disappoint, it seems all but certain that the product here will be condominiums.

Many of the residences will feature their own balconies, and while balconies can often be an aesthetic scourge, in this case, they mesh well with the building’s exterior. The project’s facade will be extruded and layered to match the diagonal of Convent Avenue, which left the architect with a unique opportunity to finish the furthest of the envelope’s extrusions with balconies instead of interior space, turning them into an integral component of the structure instead of a mere afterthought.

Besides that rarity, the building’s grey-brick facade will blend in nicely with the site’s pre-war neighbors, and its windows will also lack PTACs. When it comes to new construction in non-core neighborhoods, 17 Convent Avenue is an extreme rarity on several fronts.

Kane Ventures is the site’s developer, and completion is likely by the end of this year.

Smile NEW YORK | 1007 Union Avenue | FT | 6 FLOORS

Project: 1007 Union Avenue

Quote:
When it comes to integrating PTACs into new buildings, the outcome is almost always disastrous from both environmental and aesthetic perspectives. While the environmental problems are difficult or outright impossible to mitigate, YIMBY may have found one of the very first examples where the aesthetic issues have been successfully solved, in the Bronx’s Morrisania neighborhood, though whether the renderings for 1007 Union Avenue translate into reality remains to be seen.

Today’s reveal comprises an oddly-shaped site that starts with an existing church at 1007 Union Avenue, and extends to several low-rise residential buildings on the same block, which will ultimately be demolished to make way for a very substantially-sized mixed-use project, containing both housing and community facility space. The development will be divided between two buildings.

The community facility space will be used by the existing Victory Baptist Church, and located on the ground floor of the larger building, comprising 7,903 square feet. There will also be 84,106 square feet of residential space between the two new structures, with 95 units located within. At an average size of 880 square feet, rentals appear to be likely, and Aufgang Architects is behind the design.

Smile NEW YORK | 35-10 Astoria Boulevard | FT | 8 FLOORS

Project: 35-10 Astoria Boulevard

Quote:
ARC Architecture + Design Studio is behind the renderings, which certainly improve on the site’s current condition. The new building would meet the street-wall along its entire envelope, enhancing the block’s urbanity, and the contribution of token commercial space on the ground floor will also help put additional eyes on the street.

The re-zoning would also allow for the redevelopment of another existing structure on the block, and further down the line, another four-story building could potentially rise adjacent to 35-10 Astoria Boulevard.

Astoria Boulevard LLC is behind the application, and pending approvals, completion is expected by 2020.

Smile NEW YORK | 2828 West 28th Street | FT | 8 FLOORS

Project: 2828 West 28th Street

Quote:
Coney Island is currently seeing a resurgence in development both big and small, and today, YIMBY has the first details for a proposal by Arker Companies for a new building at 2828 West 28th Street, submitted in a rezoning dubbed Sea Park North, in the northern blocks of the neighborhood.

The project would rise eight floors to its rooftop, and will comprise 160,770 square feet of space, to be divided amongst 153 units and two technically separate structures. Aufgang Architects will be designing the building, and within the massing, it will be visually segmented into parts that contain PTACs, and parts that do not.

The project would be developed with the use of HPD’s Extremely Low & Low-Income Affordability (ELLA) Program which funds the new construction of low income multi-family rental projects in which a minimum of 70% of the units are at low income rents affordable to households earning up to 60% of Area Median Income (AMI). Up to 30% of the units may have rents affordable to moderate income households earning up to 100% of AMI. At least 10% of units must be set aside for formerly homeless households.

Smile NEW YORK | 91 Diamond Street | FT | 5 FLOORS

Project: 91 Diamond Street

Quote:
The building will total 10,000 square feet, and with ten units in all, that translates into an average size of about 1,000 square feet, meaning condominiums are likely. Each floor will have two residences, and there will also be a single parking spot and communal recreation space on the ground floor.

The exterior of the project will be quite attractive, with what appears to be concrete dominating the envelope. Windows will be enhanced with metallic and wood accents, and the design is also PTAC-free, which always helps.

Compared to the vinyl-clad housing that dominates 91 Diamond’s block, and the rest of the neighborhood, the new development will be a definite improvement. While it won’t have any retail space, the building will still be a substantial upgrade from the existing vacant lot.

DOB applications for 91 Diamond Street were filed back in March of this year, and completion is likely in about two more years, by the end of 2019.
