Yes, yes and yes.

Having previously lived in a high traffic noisy location, let me tell you that we've all been lied to. We don't get used to the sound and drown it out. Eventually, it drives us bonkers.

It will be worse than on a busy street. Constant traffic at high speeds and acceleration along the Cambie street bridge makes it one of the worse possible locations in False creek south. thos units better be at a huge discount.

Thanks for posting - that curved building design makes no sense to me as it would shade the park (to the north)
more than the angled design, which had an "outlet" (at the peak of the triangular park) allowing sun from the south.
The curve also has no relationship to the angles of the streets, either, and from the perspective driving east on West 2nd
would be more of a visual barrier than the angled building.
It also chops the top off one of the taller "feature buildings" and gives us a building height consistent with
the tabletop of the other buildings in SEFC.
It looks like Concord Pacific tranferring its "Colours" project to the site.

I'm not sure on that; but I wouldn't be surprised if it were. Here is the original proposal back in 2006 (not concord and nor curved): http://vancouver.ca/commsvcs/southea...may1/site3.pdf

Concord has a unique opportunity to do something nice with this site. But given their past projects, I'm not too hopeful of that.

I think the purpose of the concave curve there is to maximize the amount of units with north facing exposures and balconies.

Ha! I didn't realize that when I made the comment (I just skim read and look at the pics).

If they want to maximize the north facing views, they'd have the convex side facing north wouldn't they? Having the concave side facing north just increases shadowing within the curve.

but it increases surface area facing north while a convex facade would do the opposite.

I'm talking about view maximization not shadowing here.

Having the convex side facing north would have wider windows facing north
- the view angles may not be as optimal, but your suites wouldn't narrow towards the windows (which would make them feel dark)

BTW - does anyone know why the signs say "Urban Fare Express"? Is that just a reference to the prepared food service, or will it have a more limited selection than the other stores?

the Bute and Cordova location is also an express... seems the same to me though. just a smaller store maybe?
they added on the express sign within the past year though - it never used to say that before.

The Coal Harbour location wasn't doing that well so last year they removed a huge portion of the deli, closed the prepared food service area earlier (8pm) and re-branded it an express.

If that's what's going into OV it's a shame. The fresh-food and pre packaged meals are what make Urban Fare good, otherwise it's just an overpriced Save-on.

I'm surprised that it's still there to be honest, JP must be subsidizing it big time.
At $2.80 for a loath of French bread and over $2 for a liter of milk it's days must be numbered even with the "assumed" high end clientèle.

* The hot buffet is great and reasonable BTW.
