That commercial has been on for a while now. They show the same images of the interiors as the website and listings.

They were also running a similar commercial before construction even began a few years back. At least this version lost the smug monologue from Lagrange about Luxury, yada yada.

The one I saw was different from that; it had noticeably long scenes of various aerial views. The one I think you're referring to was just aired on CNN during the presidential debate. I guess I haven't watched much for-profit tv lately and must have missed all the earlier commercials. I have to say I don't mind them advertising urban living in commercials that air throughout the suburbs and perhaps even a wider area, especially in lieu of pickup truck and mass beer advertising.

While I think NYC pulls off traditional luxury better than what this building is, I really do like it. I imagine it will age well.

If anyone gets a chance to snap a shot of the Mansueto mansion going up, it is massive!

It'll be interesting to see what goes up. I get a Michael Graves ca. 1995 bad vibe from the firm's prior projects though.

Meanwhile, on the north side of 2550, it looks like the blank foundations for the townhouses are ready for buyers.

It's an interesting sight. The parcels are slightly partitioned off with big concrete walls, but only of partial length; I'm not sure what the thinking is. I wish harryc with his "construction porn" camera could survey them and give us an engineering geek's analysis. You can see it partially in Google satellite view (but not yet street view). And just like Mansueto, each townhouse looks like it will be sitting on top of the parking deck -- only a small portion of the footprint will be at grade level, enough for a little yard and a stair (unless it'll all be interior), and the remainder of each townhome will be built on top of a foundation that is at like +10 or +15 above grade.

So presumably he's got a ground lease from the developers of this tower? Or did they sell him the land and lease back the space for the parking levels?

Not sure I'd want to have a parking garage below my private house. I'm sure they've designed it to properly vent exhaust fumes and everything else, and insulated well against vibrations, but you never know.

It's been done before.

Alban Row in DC was built atop the parking garage for an adjacent tower... same strategy as LP 2550.

Rather than having individual yards, the backyards of the homes are unified into a private park (also atop the garage) and the necessary vents are hidden in the park greenery. Isolating the vibrations is pretty simple if you only have one layer of parking; the parking slab sits on earth and is structurally independent from the walls that enclose it, so vibrations are not transmitted.

Wow, this building looks atrocious from the west side. It reminds me of the utter monstrosity that is Abraj al Bait.
