Liberty Crest apartments downtown look completed


The Bonneville near downtown. Not a huge fan of the blue, but good project for the area.


Alta Gateway in the downtown / gateway district seems to have units ready.



Noticed this downtown building getting some renovation work.

An affordable housing development is underway less than one block from Salt Lake’s largest cluster of under-construction market rate units. Construction has started on the first phase of the North Fourth mixed-income development on the 300 North block of 500 West.

The project is a block to the west of the Hardware Village development that will add over 900 luxury units to the market when built out...

...The first phase will be six stories with 112 one and two-bedroom apartments, 81 of which will be income restricted units that will include a mix of units available for residents earning between 25 and 50 percent of the Area Median Income (AMI)...

...The city continues to chip away at a large affordable housing deficit. Today local officials gathered to officially open the city’s newest addition in affordable housing, the 9th East Lofts at Bennion Plaza a 68-unit mixed-use building on the 400 South block of 900 East.

“This is a model for mixed-use affordable housing… and is a dent into the great need that we have for affordable housing,” said Palmer DePaulis, chair of the Housing Authority of Salt Lake City Board of Commissioners.

Like most of the affordable housing in development in the city, the project was strategically placed near transit. The 9th East Lofts are a just a few yards from the 900 East TRAX Station and are directly adjacent to the 209 bus route, a high-frequency bus route that runs every 15 minutes from 6 a.m. to 7 p.m...

After years of leading best of rankings in business and technology, Salt Lake City is beginning to attract national developers looking to invest in the growing city.

“Downtown Salt Lake has emerged as one of the most attractive and affordable places to live for lifestyle-driven professionals from all over the country,” said David Enslow of Timberlane Partners.

The Seattle-based, Timberlane Partners plan to build their first new construction project in downtown Salt Lake later this spring. That project, the Morton, will be an eight-story mixed-use residential building planned for the 200 South block of 200 East...

...The Morton will replace a 0.63-acre surface parking lot just north of the Russon Brothers Mortuary. The $21.5 million, 120,000 square-foot project will consist of 137 residential units and 1,400 square feet of retail space. The project includes a two-story parking podium with ground-floor retail below six stories of residential space...

According to planning documents, each townhome will be three stories with a garage on the ground floor, living room and kitchen on the second floor and the bedrooms on the third floor. The homes will include balconies on both the second and third floors...

...The change from a multifamily apartment building to townhomes has allowed the developers to add more pedestrian connections on the block. Pedestrian enhancements will be made to the Green Street alley that connects Trader Joes and other 400 South retail spaces to 500 South. In addition to the Green Street improvements, Cowboy plans to add a north-to-south walkway at the west side of the development and an east-to-west walkway that will connect the northernmost townhomes to Green Street and west side walkway...

That Hotel, along with the adj. apartments further west will be a much need piece of infill along that stretch. Glad to see it happening.

The project consists of 12 owner-occupied townhomes on the 500 North block of Arctic Court, a mid-block street between 300 and 200 West...

... According to planning documents, there will be two unit types. Type one will include 3,149 square feet with three to four bedrooms, three and one-half bathrooms and a two-car garage. Type two units will be smaller with 2,583 square feet and three bedrooms, two and one baths and a two-car garage. All units will include an adjacent common party side wall and outdoor patio space.

The larger townhomes will front the pedestrian plaza that is included in the block-wide plans. The smaller townhomes will front Arctic Court, with a private street separating the two rows of townhomes that will provide garage access for the residents...

Great update Tony! This area is one of those that keeps me very excited about the direction that Salt Lake City is taking. I like the look of this brick. Also, very cool when they're able to keep those old established trees. Still would never have imagined that this formerly neglected area would turn around so quickly as is happening. With the Front Runner line, Gateway, Marmalade, Hardware Village and so many major attractive projects under construction along this sector it will soon be one of the coolest areas of the metro.

Developers, Trolley Square Ventures, have moved another step forward in their quest to redevelop a large swath of the 600 South block of 600 East directly south of the Trolley Square Mall.

In a nearly six-hour meeting, on Thursday the Historic Landmark Commission approved demolition requests for two of the four residential properties owned by Trolley Square owner, Khosrow Semnani. The four properties are considered contributing structures in the Central City Historic District...

...Semnani and his development team plan to add five new buildings on the 3.5-acre site. As currently proposed, the project will include three residential and two mixed-use residential buildings that would replace a large surface parking lot and four historic homes. The proposal also includes a sixth, four-story residential building for a separate parcel at the southeast corner of the intersection at 600 East and 600 South...

Although the Wasatch Front’s booming economy is attracting workers from across and outside the state, home builders haven’t been able to keep up with demand creating a seller’s market with more demand than there is supply.

In addition, since the Great Recession banks have been reluctant to finance condominium projects, so for developers looking to build higher density residential project are turning to multifamily rentals.

Jordan Atkin of the local development firm, TAG SLC, sees building for-sale missing middle projects as a way to meet the region’s demand for for-sale housing project while increasing density in high demand areas like Salt Lake City.

“People who want to be in the city, I don’t think they are requiring detached single family homes,” said Atkin. “We are trying to fill (the housing gap) in with some much needed for-sale product.

The missing middle refers to housing, like townhomes and duplexes, that bridges the gap between single family detached homes and mid-rise multifamily buildings...

Some more interesting facts from the report:
• Salt Lake City ranked first in both the “professional opportunities” and the “quality of life” rankings. The former ranking is based on availability of jobs, job growth and workforce
diversity, among other employer-related factors.

• The latter ranking measured cities based on family-friendliness, population growth and share of the population.

• Durham, North Carolina, had the highest monthly average starting salary at $3,909, which is more than double the lowest, $1,447, in Honolulu.

• Nearby Denver finished eighth on the list. Boise secured the 34th spot on the list.
