David Beckham group unveils new Miami stadium plan

Quote:
David Beckham’s Miami negotiators unveiled an airy, open-roof stadium for Overtown Wednesday night, a retooled design that still sticks with the central premise that the 25,000-seat soccer venue doesn’t need parking facilities.

“We’re going to be encouraging the use of Metromover, Metrorail, water taxis, ride-sharing,” said Spencer Crowley, a lawyer and lobbyist representing Miami Beckham United in its talks with Miami-Dade to buy a parcel needed for its nine-acre stadium site near the Miami River. “We view this as a paradigm shift for the county as to how people get to large events.”

The Beckham group needs an agreement to buy the county land before it can get formal approval from Major League Soccer to bring an expansion franchise to Miami — a quest Beckham began in early 2014, only to be foiled in bids for three other sites before settling on Overtown. The venture stalled last year when Beckham was unable to secure investor backing for a venture expected to cost more than $300 million.

It would bring investment and development to Overtown hopefully. Not much focus is placed into the other larger but low-rise neighborhoods like Little Havana and Coconut Grove.

There's numerous open lots that can be utilized for apartment or mixed use buildings to increase the city's overall density and walk-ability. Miami is pretty dense already compared to other Florida and Sunbelt cities. I think nationwide, only NYC, SF, Boston, Chicago, and Philly pack more people into one city so there's something to work with.

Well people are already complaining that there won't be any parking for the stadium. There will be a Metrorail station only 3/4 of a mile away (Are people afraid to walk less than a mile ?)
By the time the stadium is built Tri-Rail commuter & Brightline trains will serve the downtown Miami Central station providing more transit options.

Maybe in % but in Absolute # it's not even top 5. MDC growth is slowing down as well, just shy of 21K in 15-16.

262-unit apartment building will have 15,300 sf of retail space

By Katherine Kallergis | May 31, 2017 12:00PM

Orlando-based developer Zom just closed on the land and construction financing for a 24-story, mixed-use apartment building in the west Brickell neighborhood, property records show.
Maizon Apartments LP, an affiliate of Zom, paid more than $6.7 million for the development site at 1100-1142 Southwest Second Avenue and 221-237 Southwest 12th Street.
It also secured a $51.8 million construction loan from Santander Bank and broke ground on Maizon, according to a notice of commencement filed on Tuesday.

ZOM is active in Greater Downtown Miami. The developer is building Solitair Brickell, a 50-story, 438-unit building near Brickell City Centre, as well as Met Square and adjacent MDM towers.

MIAMI | ASRR Capital Towers | FT | 60 + 40 FLOORS (1.7 mil-sqft)

Quote:
ASRR Capital and two Asian investors are planning a 1.7 million-square-foot residential, retail, and office complex at the Miami Arts & Entertainment District site they put under contract last year, according to documents filed with the Tel Aviv Stock Exchange.

Plans for the block-long site at 18th Street and Northeast Second Avenue include two towers, one rising 60 stories and a second rising 40 stories, with up to 1,200 rental units, 20,000 square feet of retail space, and 350,000 square feet of office space.

The partners closed on the $33 million purchase of the eight-parcel assemblage earlier this month. ASRR, a publicly-traded company in Israel led by Alex Sapir and Rotem Rosen, went into contract for the property in February 2016. In May 2016, ASRR was joined by two partners: the Chinese construction company CNMB International, and a Hong Kong-based public investment group, G-Resources.

“This is a huge deal,” Rosen told The Real Deal. It marks CNBM’s first real estate project in the United States, and the Chinese company’s involvement “is a tremendous testament to what’s happening in Miami,” Rosen said.

The three partners have invested a total of $36 million in the property, with an additional $3 million on top of the purchase price going towards the development of the project, according to documents filed with the Tel Aviv Stock Exchange. Each partner will contribute $12 million for a one-third stake in the property.

The site encompasses the full block between 17th Terrace and 18th Street, and between Northeast Second Avenue and Northeast Second Court, excluding the “Real Padel Miami” courts along 17th Terrace. The combined lots span 60,000 square feet, and includes 1.4 million square feet of development rights.

This will be ASRR’s largest project in South Florida. The firm made its first investment in 2015, when it teamed up with the Istanbul-based Suzer Group to buy a $40 million Surfside site. In March, ASRR bought out Suzer for $30 million and secured a $90 million construction loan to build luxury condos, to be called Arte by Antonio Citterio, on the site.
