One Queens Plaza Goes Vertical, Set to Bring 110 Condos to Long Island CIty

It has been more than two years since it was uncovered that the Lions Group is readying to build a condominium high-rise at the foot of the Queensboro Bridge in Long Island City. Named One Queens Plaza, the venture is to hold 110 condos and ground-floor retail throughout its 18 floors. Now the project has risen to street level and will soon join the litany of towers reshaping the LIC skyline.

One Queens Plaza’s corner site overlooks the Queens Plaza elevated subway station serving the 7, N and Q trains. The building rises at 42-06 27th Street between Queens Plaza South and 42nd Road. The project shoulders the recently-opened rental Luna to the west and ODA's upcoming rental at 42-20 27th Street to the south.

First Look at Prospect Heights Condo Tower Replacing Historic Bank Building

Simply known by its address, 805 Ninth Avenue, the 6-story building will hold five full-floor residences designed by St James Design. Eli Karp’s Hello Living plans to build a 100-key hotel at 291 Livingston Street in Downtown Brooklyn, a permit application submitted to the city’s Department of Buildings on Tuesday shows. The 21-story project would appear to be the first hotel for what is one of Brooklyn’s most active residential developers.

Plans call for a 40,721-square-foot structure with five hotel rooms per floor and coffee shop on the ground floor.

First Look at New 465-Unit Tower Planned for Mott Haven in the Bronx

Back in the summer of 2015, building permits were filed to construct a 25-story, 465-unit residential tower at 198 East 135th Street in the Mott Haven neighborhood of the Bronx. Now the project’s structural engineers, Wexler Associates, has published a rendering of the tower revealing a symmetrically-massed, grey-brick slab with many lines of glass balconies. The architect listed on permits is the prolific Karl Fischer Architect and the rendering aligns with approved zoning drawings filed with the building’s department.

The building’s amenities will include laundry rooms, a recreational terrace, a rec room, bike storage and parking for 206 vehicles. The site was still a weeded lot when we last passed by in November. No additional permits have been filed since December 2015 when an application was submitted by Wexler to begin foundation work.

Jorge Madruga’s Maddd Equities is in contact to buy a self-storage warehouse at 202 Tillary Street in Downtown Brooklyn, a site the developer wants to rezone to make way for a pair of apartment buildings with 262 units.

Nassau County-based Maddd is in contract to buy the L-shaped property fronting along Tillary and Prince streets from Warren Diamond, who owns the 115,000-square-foot warehouse on the site as well as the American Self Storage company that operates out of it, sources told The Real Deal. The price wasn’t immediately known.

Representatives for Maddd and Diamond could not be reached.
Madruga’s company, however, has filed an application with the Department of City Planning to rezone the site to make way for a pair of apartment towers under the city’s Mandatory Inclusionary Housing program.

The first would stand 22 stories tall spanning nearly 160,000 square feet. It would include 178 units, 54 of which would be set aside as affordable housing.

The second tower would climb 19 stories encompassing roughly 75,000 square feet. There would be 84 residential units, with 25 set aside as affordable housing. The affordable units will rent at 60 percent of the area median income.


The project site sits at the edge of the New York City Housing Authority’s Ingersoll Houses and near several new residential towers that have popped up across the Flatbush Avenue Extension from the MetroTech Center.

The project at 24 Fourth Avenue in Brooklyn would feature 72 residential units across 73,127 square feet, as well as 6,657 square feet of commercial space on the ground floor, according to plans filed with the city’s Department of Buildings. ODA New York is the architect of record, according to the filing.

Trustees of the Diocese of Long Island sold the Church of the Redeemer site for $20 million in the fall of 2014 to 561 Pacific, LLC, controlled by Jackson Group. Adam America is in the process of purchasing the property now, according to the firm’s co-founder Omri Sachs. The Gothic Revival cathedral, which has been demolished, was about 150 years old, and church leaders said it had become structurally unsafe.

Adam America hopes to start construction on the project, which would also contain a small parking garage for about 20 cars, by early 2018, according to Sachs.

The Lindley Tops Out Construction; Murray Hill Condos with Tax Abatement

Lindley is positioned at the crossroads of Murray Hill and Midtown East and rises from a narrow lot at 591 Third Avenue, near East 39th Street. CBSK Ironstate, the developer triad consisting of SK Development, Ironstate Development and CB Developers, has successfully finished the Frontier rental tower next door; they are now constructing another tower around the corner at 210 East 39th Street.
